Phase 1 — the 30-storey tower — broke ground in October 2023, is under construction, and is selling from $753,900 with 2028 occupancy. Phase 2 is not approved: the developer has a live application to build it at 32 storeys and 397 units against a 27-storey approval, and it is facing organised neighbourhood opposition.
First, the name
The project is SOUTHPORT in Swansea, not “Southpoint.” The developer’s site, the project site at 34southport.ca and every City of Toronto file use Southport. If you have been sent material calling it Southpoint, whoever sent it is working from a bad data feed.
The Phase 2 story nobody else is telling you
This is the part of Southport that matters most and that you will not find on a single aggregator page. Phase 2 is not a “coming soon” building with a launch date. It is the subject of a contested rezoning.

What this means practically: any Phase 2 material describing a specific storey count, unit count or launch date is describing a building the City has not agreed to. It could be approved as applied for, approved smaller, or refused and appealed. If you are being asked for a deposit on Phase 2, that is the risk you are taking on, and it should be priced into what you pay.

A lot of them do not survive the check — one was a court-appointed receiver’s name for a project whose 329 existing buyers were having their agreements repriced or terminated — and most of the rest publish nothing a buyer could actually verify.

Amenities as marketed: athletic centre, rooftop pool, social lounge, kids’ recreation room, gaming rooms, yoga studio, media room, co-working space, concierge, guest suites, and — unusually — a green screen room for content creators. Roughly 30,000 sq ft of amenity space in total, plus commissioned Canadian fine-art photography through the common areas.
What should these suites cost?
Southport sits in Toronto W01, where the MLS® HPI benchmark for a resale condo apartment was $545,600 in July 2026, down 8.07% year over year. Toronto West condo apartments averaged $616,629 across 199 sales that month.
Phase 1 is asking roughly $1,462 per square foot. That is a substantial premium over the district resale market, and it is higher per foot than most of what is selling in Etobicoke proper — you are paying for High Park, the Humber trails, Bloor West Village and the bike score. Whether that premium holds through to 2028 occupancy is the question, and nobody can answer it honestly. What I can tell you is that the GTA new-condo market recorded zero project launches in both Q1 and Q2 of 2026 and that completed-and-unsold developer inventory hit a record 5,001 units — so the supply arriving around your occupancy date is already largely known and largely built.
The neighbourhood, honestly
Walk Score returns 65 (“somewhat walkable”), Transit Score 62, and a Bike Score of 90 — “biker’s paradise.” That bike score is the real story of this address. The Humber River trails and the Martin Goodman Trail are right there, and if you cycle, this is one of the best-connected condo sites in the west end.
Transit is more mixed than the marketing suggests. The 501 Queen streetcar is a three-minute walk at The Queensway and Windermere, and the 77 Swansea bus stops on Southport Street itself. But the nearest subway is Runnymede on Line 2, and that is a bus or streetcar ride, not a walk. Do not let anyone sell you “steps to the subway” here. Union Station is roughly 40 minutes by transit. Gardiner access is close if you drive. A Sobeys is an 11-minute walk, and High Park, Swansea Town Hall and the Humber Cinemas are all in the neighbourhood.
My read on Southport
Phase 1 is a real building under construction by a developer with a 60-plus-year track record and more than 50 completed residential developments. The location is genuinely good — Swansea is one of the west end’s most stable neighbourhoods, and the combination of High Park, the lake and the Queensway retail strip is hard to replicate. If you want a new-build in this pocket, there is very little else coming.
My reservations are two. First, $1,462 per square foot into a 2028 occupancy in a market where the W01 benchmark is down 8.07% is a big ask; you need a long horizon and you need to be an end user, not a flipper. Second, and specific to Phase 2: I would not put money into a building whose height, unit count and architect are all currently in front of the City with organised opposition against them. Wait for the decision. If it’s approved, you’ll still get in — and you’ll know what you’re buying.
One more thing worth knowing: the $500,000 public art contribution secured under Section 37 funds a two-stage juried competition across three zones on the public plaza promenade. That’s a real amenity for the site, and it’s the kind of detail that separates a planned community from a tower dropped on a lot.
