What to watch

Entry pricing above $1 million means most buyers here will not qualify for the first-time buyer GST rebate, which phases out between $1M and $1.5M — model that before assuming savings. Dupont Street carries traffic and a rail corridor runs nearby; check exposure and window specifications.

The value question

You are paying roughly $1,301 per square foot for space that simply is not available in most new Toronto buildings. Compared to buying a semi in the same neighbourhood, the price per square foot is higher but the maintenance burden disappears. That trade is the entire decision here.
