Who this suits
Families who want a freehold-style home with three bedrooms inside the City of Toronto without paying detached Yonge-corridor resale prices — and who value the Willowdale school catchment and Line 1 access enough to accept townhome density.
What to watch
Forty homes is a small community, which means limited comparables for appraisal and resale in the early years. The price spread from $1,543,900 to $2,164,900 is wide for a single project — make sure you understand exactly which collection and which lot you are buying, because the value gap between the entry back-to-back and the premium detached is more than $600,000.
The value question
At roughly $762 per square foot, this is materially cheaper per foot than a North York condo — you are buying more space for your dollar and getting land with it. The trade is a 2028 completion and a small community. If you are buying to live in it for a decade, that trade usually works. If you are buying to flip, the small project size cuts against you.
Willowdale West, walking distance to Yonge
Churchill Avenue sits in Willowdale West, one of North York’s most established residential pockets — a grid of mature streets between Yonge Street and Bathurst, north of Sheppard. You are within walking distance of the Yonge Street retail spine and the Sheppard–Yonge and North York Centre stations on Line 1, which puts Union Station under 30 minutes away. The catchment includes some of the stronger public schools in North York, which is a real driver of family demand and resale depth here. Mel Lastman Square, the North York Central Library, the Toronto Centre for the Arts and the Loblaws and Empress Walk retail cluster are all within a short walk or drive. Highway 401 access is a few minutes north at Yonge or Bathurst.

Is there a cooling-off period on The Winston?
Yes. Ontario gives pre-construction condo buyers a 10-day statutory rescission period from the later of receiving the disclosure statement or the fully signed agreement. Use it — have a lawyer read the agreement inside those 10 days.
Are development charges capped at The Winston?
Capped development charges are one of the most valuable terms in a pre-construction agreement, and they vary by release. I always check the cap language before a client signs. Ask me what the current cap is on The Winston.
Do I pay HST on The Winston?
If you or an immediate family member move in as a primary residence, HST is normally built into the purchase price with the rebate assigned to the builder. If you buy to rent, you pay the HST up front and claim it back through the NRRP rebate. Different math — plan for it before you sign.
Can I rent out my unit at The Winston?
Generally yes after final closing, and often during interim occupancy if the builder permits it. Occupancy-period rentals and assignment rights are separate clauses — both worth negotiating.
Should I get pre-approved before buying at The Winston?
You don’t need a mortgage commitment to sign, but you do need one at final closing, which can be years out. I always tell buyers to run the numbers with a broker first so the closing isn’t a surprise.
What is interim occupancy at The Winston?
It’s the window between moving in and the building registering as a condo corporation. You pay an occupancy fee to the builder — not mortgage payments — and you don’t own title yet. It can last months. Budget for it.
Is Willowdale West a good area to buy pre-construction?
