Short answer

Ontario brokerages pay agents through a percentage split (often improving after a cap), a desk or monthly fee model where the agent keeps most or all of the commission, or a hybrid. Compare the headline split alongside caps, franchise and admin fees per transaction, technology and marketing charges, insurance, and whether the brokerage provides leads, because lead flow often matters more than a few percentage points.

Fees that hide inside a split

  • Franchise fee on each transaction.
  • Administration or deal-processing fee.
  • Technology, CRM and website charges.
  • Marketing or branding levies.
  • Insurance, board and association dues.
Compare take-home, not headline splits. A 90/10 split with several fixed fees can pay less than a 70/30 split that includes leads, marketing and support. Ask for a sample deal sheet.
