An owned solar system is a fixture that transfers with the house and can add some value if documented. Leased, financed or older program systems come with contracts that the buyer may need to assume or you may need to pay out. Buyers value verified savings and a sound roof, usually below the installed cost.
Solar on an Ontario home can be an asset or a complication. The difference is almost always whether the system is owned outright or tied to a contract.
Owned systems
A paid-off system is a fixture that transfers with the house. Buyers will want to know the age, the inverter’s condition, production history, the roof’s age underneath the panels, and whether there is a warranty that transfers.
Leased or financed systems
A lease, a power purchase agreement or a financing contract may need to be assumed by the buyer or paid out. Some of these are registered against the property. Get the contract and any payout figure before you list, and put the arrangement in the agreement of purchase and sale.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.
Older program contracts
Some Ontario systems were installed under earlier provincial programs that paid for power fed to the grid, and those contracts have their own terms on assignment when the property sells. Newer systems generally use net metering through the local utility, where exported power is credited against your bill.
Does it add value?
It can, but buyers value it less than the installed cost. Buyers pay for lower bills they can verify and for a roof they don’t have to worry about. They discount systems with unclear contracts, old roofs, or unknown production.
For buyers
- Ask whether the system is owned, leased or financed.
- Ask for twelve months of production and utility bills.
- Have the roof inspected; removing and reinstalling panels to re-roof is expensive.
- Have your lawyer check title for registrations.
