Short answer

You can buy a Toronto home remotely with live video showings, a remote inspection you join by video, remote identity verification and electronic signing with your lawyer. Send funds early from abroad, and check the federal ban on non-Canadian buyers and the non-resident speculation taxes before you start.

People buy Toronto homes remotely every week: newcomers, people relocating for work, and owners living abroad. It works, but it takes more planning and a local team you trust.

Seeing the home

  • Live video showings, not only pre-recorded tours. Ask your agent to open cupboards, run taps, show the view and walk the street.
  • Ask what the camera can’t show: smells, noise, light at different times, the building’s common areas.
  • Check the neighbourhood at the times you’d actually be there: traffic, transit, school runs.

Due diligence from a distance

  • Inspection: book it yourself and join by video, then call the inspector afterwards.
  • For condos: have your lawyer review the status certificate within your condition period.
  • Planned development: look up what has been filed nearby.

Where is the property?

Prices swing hard by area — a Kingsway detached and a Brampton townhouse are completely different markets. Pick the closest one.

Condition & features

This is where estimates usually go wrong. Two identical floor plans on the same street can sit $250,000 apart on condition alone — be honest here and the number gets a lot more useful.

A range is a starting point.
A strategy is what sells.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

Money and ID

  • Mortgage: get pre-approved with a lender who handles your situation; non-residents and newcomers face different rules and larger down payments.
  • Identity checks: brokerages and lawyers are required to verify identity, which can be done remotely through approved methods.
  • Funds: send closing funds early; international transfers take time and your lawyer may need them several days ahead.

Signing and closing

Many Ontario lawyers sign documents remotely with video verification, and registration is electronic, so you don’t need to be here on closing day. Arrange someone to collect the keys, and check insurance starts on the closing date.

Rules to know

The federal ban on non-Canadians buying residential property runs to January 1, 2027, with exemptions, and Ontario and Toronto charge non-resident speculation taxes. Get advice early if you are not a Canadian citizen or permanent resident.

The takeaway

Build a local team, see the home live on video, do full due diligence, and move money well ahead of closing.
