By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 10 min read — Five North York neighbourhoods to shortlist for 2027, with real 2026 district prices, subway access and what to check in each.

Short answer

For 2027, the best North York neighbourhoods are Willowdale East for subway condos, Bayview Village and Don Mills for families, Bathurst Manor and Clanton Park for a house near Earl Bales Park, and York University Heights for value. North York’s weighted detached median was about $1.59 million from January to October 2026, down 5.8% (TRREB MLS data via REALM).

This guide is for buyers who want to live in North York in 2027, whether you need a subway condo, a first house or a larger family home. You will get 2026 prices for each North York district, my five neighbourhood picks, and the checks I would make before buying in each.

Is North York a good place to live in 2027?

For many buyers, yes. North York was its own city until it became part of the new City of Toronto in 1998, and it still has its own downtown, North York City Centre, on Yonge Street. Here is what it offers:

  • Subway access. Line 1 runs up Yonge Street to Finch and up the west side to York University and Pioneer Village. Line 4 Sheppard runs east from Sheppard-Yonge. Line 5 Eglinton, opened in 2026, has stations just south of Don Mills.
  • Green space. The Don River valleys cut through North York, with large parks such as Earl Bales Park and the East Don parklands.
  • Toronto’s tax rate. North York pays the City of Toronto’s 2026 residential rate of 0.767311%, about $5,371 a year on a home assessed at $700,000.
  • A wide price range. You can find a $450,000 condo or a multi-million-dollar house without leaving North York.

The trade-off is that much of North York was built after the Second World War around the car. Don Mills was farmland until the 1950s, and Bathurst Manor was built between 1954 and the early 1960s. Away from the subway, you will likely drive more than you would downtown.

What do homes cost in North York right now?

TRREB does not report North York as one area. I combined the seven districts whose communities sit in North York: C06, C07, C12, C13, C14, C15 and W05. I left out C04, C11 and W04 because they mix North York streets with other parts of the city.

Home type Sales Jan–Oct 2026 Weighted median 2026 Change vs 2025 Avg. days on market
Detached 1,150 (+15.5%) $1,590,591 −5.8% 33
Semi-detached 359 $879,708 −7.6% 30
Freehold townhouse 90 $983,661 −13.3% 30
Condo townhouse 351 $719,327 −7.8% 41
Condo apartment 1,862 $554,954 −7.8% 39

Source: TRREB MLS data via REALM, January–October 2026 vs the same period of 2025. Weighted medians are my calculation from district medians and sales; they are not official TRREB figures.

Two things stand out. Detached sales rose 15.5% even as prices fell, so buyers came back at lower prices. And the detached figure is pulled up by C12 (the Bridle Path, Sunnybrook, York Mills and St. Andrew-Windfields), where the median was $3,200,000. For a deeper look by district, see North York house prices by district.

How did I choose these five North York neighbourhoods?

I looked for areas with good transit or parks, a clear identity, and a home type that suits a real group of buyers. I also spread the picks across budgets, from under $1 million to about $1.7 million for a detached house. The prices below are for each TRREB district, which covers several communities, not for the neighbourhood alone.

Neighbourhood District Detached median Condo apt median Detached days on market
Willowdale East C14 $1,691,900 (−6.0%) $568,500 (−9.0%) 36
Bayview Village C15 $1,411,000 (−4.0%) $526,750 (−6.8%) 29
Don Mills C13 $1,515,000 (−2.6%) $560,000 (−9.5%) 26
Bathurst Manor and Clanton Park C06 $1,295,444 (−13.6%) $491,000 (−10.7%) 29
York University Heights and Downsview W05 $971,250 (−7.5%) $450,000 (−10.0%) 34

1. Willowdale East

What it’s like: Willowdale is centred on Yonge Street, with North York City Centre around Yonge and Empress Avenue as its core. Condo towers line Yonge, while the side streets hold detached homes, many of them large rebuilds of older houses. Willowdale has four subway stations: Finch and North York Centre on Line 1, Bayview on Line 4, and Sheppard-Yonge, where the two lines meet. Gibson House, built in 1851, still stands on Yonge as a museum.

Who it suits: condo buyers and renters who want the subway close by, and families who want a detached home near Line 1.

What it costs: district C14 (Willowdale East and Newtonbrook East) had 475 condo apartment sales at a $568,500 median, the most condo sales of any North York district except C15. Detached homes had a $1,691,900 median, and sales rose from 142 to 174.

What to check: with so many towers, compare several buildings on the same stretch of Yonge. Look at maintenance fees per square foot, the reserve fund and recent sales in each building.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

2. Bayview Village

What it’s like: Bayview Village sits east of Bayview Avenue, between Highway 401 and Finch Avenue East, with Leslie Street to the east. Homes include raised and ranch-style bungalows, split-levels and Georgian Revival houses, and some sit on ravine lots looking over the East Don River valley. Bayview Village Shopping Centre opened in 1963, and Line 4 Sheppard serves the area. Bayview Village Park has free public tennis courts.

Who it suits: families who want a larger lot near the ravines, and condo buyers along Sheppard who want Line 4.

What it costs: district C15 (Bayview Village, Don Valley Village, Hillcrest Village, Henry Farm and others) had a detached median of $1,411,000, down only 4.0%, and detached sales jumped from 167 to 225. It also had the most condo apartment sales in North York, at 530, with a $526,750 median.

What to check: a ravine lot can come with conservation rules on what you can build or cut down. Ask the City and the conservation authority before you plan an addition or a pool.

3. Don Mills

What it’s like: Don Mills was planned between 1952 and 1965 as a self-supporting “new town” on former farmland, with planner Macklin Hancock leading the design. It was split into four quadrants, each meant to have a school, a church and a park, linked by walking paths. Roads were built with curves, T-intersections and cul-de-sacs to slow traffic. The Shops at Don Mills now stand where the original Don Mills Centre was, at Lawrence Avenue and Don Mills Road. Line 5 Eglinton has two stations, Aga Khan Park & Museum and Don Valley, just south of the neighbourhood.

Who it suits: families who want a mid-century house on a quiet street with paths to school and parks.

What it costs: district C13 (Banbury-Don Mills, Parkwoods-Donalda and Victoria Village) had a detached median of $1,515,000, down just 2.6%, with homes selling in 26 days on average, the fastest detached pace in North York.

What to check: the Toronto District School Board runs three elementary schools and Don Mills Collegiate Institute in the neighbourhood. Confirm the boundary for your address; my guide to the best schools in North York can help.

4. Bathurst Manor and Clanton Park

What it’s like: Bathurst Manor sits on a plateau between Sheppard Avenue West and Finch Avenue West, from Dufferin Street to the west branch of the Don River. It was built between 1954 and the early 1960s and is home to a mixed community, with the Bathurst Jewish Community Centre nearby. Sheppard West station on Line 1 opened in 1996 at Allen Road and Sheppard. Earl Bales Park, a 51-hectare park along the West Don River near Bathurst and Sheppard, has a community centre, a dog park and the North York Ski Centre, now the only alpine ski hill inside Toronto.

Who it suits: families who want a post-war house near a big park and the subway for less than Willowdale prices.

What it costs: district C06 had a detached median of $1,295,444, down 13.6%, one of the larger drops in the city. Condo apartments were $491,000.

What to check: a big price drop can be an opportunity, but compare sales on your exact street. C06 had only 94 detached sales, so a few large homes can move the median.

5. York University Heights and Downsview

What it’s like: York University Heights, also called Northwood Park, runs between Sheppard and Steeles, east of Black Creek, and holds York University’s main campus. Housing includes detached and semi-detached bungalows, townhouses and The Village at York University, a newer development whose first residents moved in during 2005. Three Line 1 stations serve it: Pioneer Village, York University and Finch West.

Who it suits: first-time buyers who want a Toronto house under $1 million, York staff, and investors who understand student rentals.

What it costs: district W05 had the lowest prices in North York: a detached median of $971,250, semis at $835,000 on 185 sales, and condo apartments at $450,000. Our list of condo buildings near Downsview and York University covers the rental side.

What to check: many homes in The Village have been turned into student housing, so the street may have more renters than you expect. Visit at night and during the school year.

Which North York areas just missed my list?

  • Willowdale West and Newtonbrook West (C07): a detached median of $1,445,000, with Line 1 on the Yonge side, and 309 condo apartment sales.
  • The Bridle Path, York Mills and St. Andrew-Windfields (C12): North York’s luxury district, with a $3,200,000 detached median and 45 days on market on average.

Before you shop, check your budget at today’s rates. The Bank of Canada raised its policy rate to 2.50% on 28 October 2026, and the big banks raised prime to 4.70%. Its next decision is on 9 December 2026.

My take

In North York, the subway line matters more than the neighbourhood name. If you can live within a walk of Line 1 or Line 4, you will have the most choice when you sell later. For families, I like Don Mills and Bayview Village because their prices held up best in 2026. For first-time buyers, W05 is where a Toronto house is still within reach. Whichever you choose, use the slower 2026 market to negotiate on price and conditions.

Watch out

Many North York detached homes are priced above $1.5 million. At that level you need at least 20% down, and mortgage insurance is not available. Get a pre-approval that states your limit before you fall for a house.

What to do next

  1. Pick two neighbourhoods and test the commute from each at rush hour, by subway and by car.
  2. Get a written mortgage pre-approval at today’s rates.
  3. Check school boundaries for each address with the TDSB or TCDSB.
  4. Ask for the last 12 months of sales on your target street or building.
  5. Read my guide to choosing the best realtor in North York before you hire anyone.
