My top five condos to buy in Richmond Hill for 2027 are YongeParc near Yonge and Highway 7, Westwood Gardens, Xpression, Grand Genesis and Bristol Condos. The median Richmond Hill condo apartment sold for $529,250 from January to October 2026, down 8.8% from a year earlier, so buyers have more room to negotiate.
This is for anyone looking at Richmond Hill condos for sale in 2027, whether you are buying a first home, downsizing from a house or adding a rental. You get my five picks, what each building offers, what Richmond Hill condos actually sold for in 2026, and what to check before you sign.
How did I choose the best condos in Richmond Hill?
Most of Richmond Hill’s condo towers sit along Yonge Street, with a cluster around Highway 7 and the Langstaff area. I only considered buildings that are finished, registered and occupied, and I looked for a mix rather than five versions of the same thing:
- Transit. Viva on Yonge and Highway 7, GO service near Highway 7, and a future subway extension all affect resale demand.
- Builder and age. Buildings from 2015 to 2022, by Pemberton, Collecdev, Torview, Holborn and New Era Developments.
- Amenities and fee. Some have indoor pools; some include heat and air conditioning in the fee.
- Size of the corporation. From a 169-suite mid-rise to a 450-suite tower, because size changes how repair costs are shared.
I do not publish building prices or rents. The right number for a suite depends on its floor, view, exposure, parking and condition, and it changes month to month. City-wide numbers are below.
1. YongeParc, Oneida Crescent
What it is like
YongeParc is my top pick for transit. Pemberton Group lists the YongeParc project at 75 to 85 Oneida Crescent as 19 storeys and 434 suites, and describes it as near GO Transit, Viva and YRT, as well as parks, schools and shopping. Condos.ca lists YongeParc 2 at 85 Oneida Crescent with 218 suites, registered in June 2022, with a concierge, gym and party room.
Who it suits
Commuters who want to be in the Yonge and Highway 7 hub. Metrolinx says the planned Yonge North Subway Extension will serve Richmond Hill, so this hub is where future transit is focused.
What to check
Pemberton built several towers on Oneida Crescent, so make sure you know which corporation a suite belongs to. Condos.ca lists the YongeParc 2 fee as covering common elements, insurance and water, so heat, cooling and hydro are likely extra. Expect years of construction nearby as the subway and new towers go in.
2. Westwood Gardens, 8868 Yonge Street
What it is like
Westwood Gardens is my pick for a newer building in the south end. Condos.ca and strata.ca both credit Collecdev and list 15 storeys and 374 suites. Strata.ca dates completion to 2020, and condos.ca shows the corporation registered in October 2022. Listed amenities include a concierge, gym, party room, sauna and rooftop deck.
Who it suits
Buyers who want a newer suite close to Highway 7 and the 407 without being right on top of the Oneida construction. Strata.ca names Red Maple Public School and Langstaff Secondary School among nearby schools; always confirm catchment with the York Region District School Board.
What to check
The fee is listed as covering common elements, insurance and water. As a younger corporation, read the first full reserve fund study closely and ask whether any fee increase has been announced.
3. Xpression, 9471 Yonge Street
What it is like
Xpression is my pick for amenities in the middle of Richmond Hill. Torview Properties built it, and condos.ca lists 15 storeys and 450 suites, registered in March 2016. Amenities include an indoor pool, rooftop deck, concierge, guest suites and a games room. Strata.ca lists suites from about 353 to 1,530 sq ft.
Who it suits
Buyers who want a pool and a wide choice of layouts. Strata.ca gives the building a Walk Score of 85, with Observatory Place Plaza and South Hill Shopping Centre nearby, and a Yonge Street bus stop at the door.
What to check
With 450 suites, there will often be several units for sale at once, so compare the same layout across floors. The fee is listed as including parking, so confirm the space is owned and on title.
Condo Valuation
What’s your condo
worth today?
Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.
4. Grand Genesis, 9088 Yonge Street
What it is like
Grand Genesis is my pick for an all-in style fee near Highway 7. Condos.ca credits Holborn Group, lists 15 storeys and 257 suites, and shows registration in June 2015. Amenities include an indoor pool, sauna, gym, guest suites and a concierge. The fee is listed as covering heat, air conditioning, parking, common elements and insurance.
Who it suits
Downsizers and couples who want predictable monthly costs and a pool, a short drive from Highway 7 and the 407.
What to check
Fees that include heat and cooling look higher on paper. Compare the total monthly cost against a building where you pay those bills yourself. At about 11 years old, ask what the reserve fund study says about the next big repairs.
5. Bristol Condos, 11611 Yonge Street
What it is like
Bristol is my pick for a quieter mid-rise in north Richmond Hill. Condos.ca credits New Era Developments and lists 8 storeys and 169 suites, registered in October 2018, with a concierge, gym and party room. It sits in the Jefferson area on Yonge, with express and local bus service on the street.
Who it suits
Buyers who want a smaller building and a calmer setting than the Highway 7 cluster, and who mostly drive.
What to check
The fee is listed as covering only common elements and insurance, so budget for utilities on top. In a 169-suite building, a big repair is shared by fewer owners, so the reserve fund balance matters.

What are condos selling for in Richmond Hill in 2026?
From January to October 2026, the median Richmond Hill condo apartment sold for $529,250. That is down 8.8% from $580,000 in the same months of 2025 and about 17% below $637,500 in 2024. Sales slipped to 344 from 373, and suites took 42 days on average to sell, up from 36.

Condo townhouses fell even more, down 15.6% to a $690,000 median, while sales rose. If you own here, my guide on what a Richmond Hill condo is worth explains how I price a suite. If you are torn between cities, see Vaughan vs Richmond Hill or my top condos in Markham.
Will the Yonge subway extension change Richmond Hill condo values?
It may help the buildings closest to it, but not soon. Metrolinx describes the Yonge North Subway Extension as about 8 km long, running north from Finch with five stations serving Vaughan, Markham and Richmond Hill. It says the line will enter service after the Ontario Line is complete, and the Ontario Line has no confirmed opening date yet beyond the early 2030s. In my view, buy for how you will live in the next five years, and treat the subway as a possible bonus, not a reason to overpay.
What should you check before buying a Richmond Hill condo?
Ask for the status certificate early. Under Ontario rules, the corporation must deliver it within 10 days of a request for no more than $100, according to the Condominium Authority of Ontario. It shows the budget, reserve fund study, special assessments and any lawsuits. My status certificate guide walks through it.
- Fee inclusions. Grand Genesis lists heat and cooling in the fee; Bristol lists only common elements and insurance. Compare the total monthly cost.
- Reserve fund plan. Read the latest study and the board’s funding plan, especially in buildings over ten years old.
- Parking and locker. Confirm the unit numbers on title. Most Richmond Hill buyers drive.
- Tenancy and rules. Ask about any lease and the corporation’s short-term rental rules.
Lenders count half your condo fee when they work out how much you can borrow, under CMHC’s debt service rules. A high fee can cut your approved mortgage, and it can do the same to your future buyer. Get pre-approved with the actual fee before you fall for a suite.
With prices down and suites taking longer to sell, I think 2027 gives Richmond Hill buyers room to negotiate, though no one can promise prices have finished falling. If I were buying for myself, I would start with YongeParc for transit or Grand Genesis for predictable costs, then pick the best suite rather than the cheapest one. Choosing an agent who knows these buildings helps too; here is how to choose one in Richmond Hill.
What to do next
- Decide on your priority: transit, a pool, the lowest total monthly cost or a quieter building.
- Get pre-approved using the real condo fee so you know your limit.
- Compare the same layout in two or three of these buildings, adjusting for floor, view and parking.
- Make your offer conditional on your lawyer reviewing the status certificate.
- If you are selling a Richmond Hill condo to move, run the estimator above first.

Frequently asked questions
What is the average price of a condo in Richmond Hill in 2026?
The median Richmond Hill condo apartment sold for $529,250 from January to October 2026, according to TRREB MLS data via REALM. That is down 8.8% from $580,000 in the same months of 2025 and below $637,500 in 2024. The median is the middle sale. A specific suite can be well above or below it depending on size, floor, view and parking.
Are Richmond Hill condo prices going down?
Yes. Richmond Hill’s median condo apartment price has fallen two years in a row, from $637,500 in January to October 2024 to $529,250 in the same period of 2026, per TRREB MLS data via REALM. Sales also slipped, to 344 from 373, and suites took 42 days on average to sell. No one can say for certain whether 2027 brings further declines.
What are the best condo buildings in Richmond Hill to buy in 2027?
My five picks for 2027 are YongeParc on Oneida Crescent, Westwood Gardens at 8868 Yonge Street, Xpression at 9471 Yonge Street, Grand Genesis at 9088 Yonge Street and Bristol Condos at 11611 Yonge Street. The order is my own judgement, not an official ranking. The right one depends on whether you value transit, a pool, an all-in fee or a smaller building.
Which Richmond Hill condos have an indoor pool?
Two of my 2027 picks list an indoor pool on condos.ca: Xpression at 9471 Yonge Street and Grand Genesis at 9088 Yonge Street. Both are 15-storey towers registered in 2015 and 2016. A pool adds to running costs, so check the reserve fund study for when it last had major work and what the budget sets aside for it.
When will the Yonge North subway extension open in Richmond Hill?
There is no confirmed opening date as of November 2026. Metrolinx says the roughly 8 km extension from Finch, with five stations serving Vaughan, Markham and Richmond Hill, will enter service after the Ontario Line is complete. The Ontario Line itself has no confirmed date beyond the early 2030s. Buy for the next five years, not for the subway.
How long does it take to sell a condo in Richmond Hill?
Richmond Hill condo apartments took 42 days on average to sell from January to October 2026, according to TRREB MLS data via REALM. That compares with 36 days in 2025 and 32 days in 2024. A well-priced suite in good condition can still sell faster. Overpricing at the start is the most common reason suites sit.
How much is a condo townhouse in Richmond Hill in 2026?
The median Richmond Hill condo townhouse sold for $690,000 from January to October 2026, per TRREB MLS data via REALM. That is down 15.6% from $818,000 a year earlier, while sales rose to 127 from 91. Condo townhouses give more space than an apartment, but still come with a monthly fee and a condo corporation’s rules.
What should I check before buying a condo in Richmond Hill?
Get the status certificate first. In Ontario, the condo corporation must provide it within 10 days of a request, for no more than $100, according to the Condominium Authority of Ontario. It shows the budget, reserve fund, special assessments and any lawsuits. Also confirm what the fee covers, the parking and locker units on title, and whether the suite has a tenant.
Do condo fees affect how much mortgage I can get in Ontario?
Yes. Under CMHC’s debt service rules, lenders count 50% of your monthly condo fee in your housing costs, and the gross debt service ratio is capped at 39% of income. So a higher fee reduces how much you can borrow. This applies in Richmond Hill and everywhere in Ontario, and it also limits what your future buyer can pay.
