When Should You Lower Your Asking Price in Toronto? Signs, Timing and How Much

Short answer

Lower your asking price when two to three weeks of good exposure produce few showings, or plenty of showings but no offers, or the same feedback repeatedly. A meaningful early reduction usually nets more than a large cut after the listing goes stale.

A price reduction is not a defeat. It is information: the market has told you something your list price didn’t. The question is how quickly you listen.

The signals

  • Few or no showings in the first two weeks. Buyers never walked in, so the price or the photos are wrong. Price is the likelier cause.
  • Lots of showings, no offers. Buyers came, compared, and chose elsewhere. They think it is overpriced for what it is.
  • The same feedback repeatedly. Price, layout, condition or location, said by several buyers.
  • Competing listings selling first. Similar homes are selling while yours sits.
  • Days on market climbing past the area average. Buyers notice, and start asking what is wrong.

Why waiting costs money

A listing gets the most attention in its first week or two. Once it goes stale, buyers assume there is a problem and start offering below where a correct first price would have landed. A small cut early usually nets more than a big cut late.

How much to reduce

Enough to change how buyers see the home. Tiny cuts get ignored. A useful test is whether the new price moves the home into a different search bracket, because most buyers filter by price in round numbers.

Alternatives to a straight cut

  • Relaunch: new photos, better staging, cleared clutter, then a fresh launch at a better price.
  • Offer date: switch from “offers anytime” to a set offer date, or the reverse.
  • Terms: a flexible closing date or included chattels, when price is not the only obstacle.
