How much down payment do I need in Ontario?
In Canada the minimum down payment is 5% on the first $500,000 of the purchase price and 10% on the portion above that, up to $1.5 million. Homes priced at $1.5 million or more require 20% down. Putting 20% down avoids mortgage default (CMHC) insurance.
What closing costs should I budget for?
Beyond your down payment, budget for land transfer tax (provincial, plus an additional municipal tax inside Toronto), legal fees, title insurance, a home inspection, and an appraisal, typically around 1.5% to 4% of the purchase price.
