Toronto and Etobicoke
What are the best neighbourhoods in Etobicoke for families?
Families most often look at the Kingsway, Islington Village, Humber Valley, Sunnylea, Markland Wood, Alderwood and Long Branch for detached homes and schools, and at Humber Bay Shores and Islington City Centre for larger condos. The right one depends on budget, school boundaries and commute; check boundaries with the school board for a specific address.

Is Humber Bay Shores a good place to live?
For people who want waterfront condo living close to downtown, yes: it has lake and park access, the Martin Goodman Trail and a short drive downtown via the Gardiner. The trade-offs are traffic on Lake Shore and Park Lawn, a heavy reliance on streetcars and buses — the Park Lawn GO station is paused — and a lot of condo supply that affects resale.

Is The Queensway in Etobicoke a good place to live?
It suits people who want newer mid-rise condos and townhouses with big-box shopping, Sherway Gardens and quick highway access, between Mimico and the Kingsway. Transit is mostly buses and the 501/505 corridors rather than a subway at the door, and the strip is changing fast with many new projects.

Is Mimico a good place to live?
Mimico offers a lakeside village feel, Mimico GO on the Lakeshore West line and a mix of older houses and newer condos at prices below Humber Bay Shores and the Kingsway. It has grown quickly, and Mimico and New Toronto offer different characters worth comparing.

Is Etobicoke safe?
Like any large area, Etobicoke varies by neighbourhood. Look at Toronto Police neighbourhood data for the specific area, and be careful with raw rates: in Mimico, for example, the figures are distorted by a large detention centre inside the neighbourhood boundary.

Is the Park Lawn GO station being built?
It is paused. A City report in May 2026 described the application as paused, and the agreement needed to proceed was unsigned, so there is no construction timeline.

Should I buy in Etobicoke or downtown Toronto?
Etobicoke generally offers more space and more freehold homes for the money, with parks and the lake, while downtown gives a shorter walk or transit ride to work and nightlife. Your commute and whether you need a yard usually decide it.

The wider GTA
Is it cheaper to buy in Mississauga than Toronto?
For condos and attached homes, yes: in August 2026 Mississauga’s condo median was $500,000 against $550,000 in the City of Toronto, and Mississauga charges no municipal land transfer tax. Detached houses were the exception that month, with Mississauga’s median slightly above Toronto’s.

Should I buy in Etobicoke or Mississauga?
Across Highway 427, Mississauga saves Toronto’s municipal land transfer tax and often offers lower prices, while Etobicoke gives Toronto services, TTC subway access along Bloor and a shorter trip downtown. Compare the specific homes and the total cost, not just the price.

Is Durham Region a good place to buy a first home?
It is the most affordable part of the GTA for houses — Oshawa’s detached median was $699,999 in August 2026 — with no municipal land transfer tax and GO Lakeshore East trains to Union in about 46 to 64 minutes. The trade-off is the commute if you go downtown every day.

Should I move from Toronto to Durham?
If you work hybrid, the price gap often makes it worthwhile; if you commute daily to downtown, test the trip first, because the train alone is 46 to 64 minutes each way and you need to get to the station.
