Oakville’s luxury condos are mostly small, low-rise buildings with very large suites near the lake. Downtown, the buildings buyers ask me about are The Randall Residences (300 Randall St), The Granary (100 Lakeshore Rd E), Royal Oakville Club (237 Rebecca St), One Eleven Forsythe and The Sixteen. In Kerr Village, look at The Wave (21 Garden Dr) and Harbour Place (174 Lakeshore Rd W). In Bronte, The Shores (11 Bronte Rd) and the Ennisclare towers on Marine Drive offer lake and harbour views. Glen Abbey has value condos, not true luxury buildings.
Want to hear when a suite comes up in one of these buildings? Tell me which ones and I will send you listings.
What counts as a luxury condo in Oakville?
Oakville does not have glass towers by the lake. Its condo market near the water is mostly low-rise: four-storey boutique buildings downtown, a handful of 1970s and 1980s towers in Bronte, and mid-rise buildings on Lakeshore Road. So “luxury” here means something different from downtown Toronto.
When a buyer asks me for an Oakville luxury shortlist, I look at four things:
- Suite size. Most of the buildings people want have suites that start near 1,500 to 1,800 sq ft. Several have no suite under 2,000 sq ft.
- Suite count. Seven, twelve or 36 suites, not 400. Fewer neighbours, fewer elevator waits, a quieter lobby.
- Walkability. A short walk to Lakeshore Road East shops, the harbours, the lake trail or Bronte Village.
- Outdoor space and views. Rooftop terraces, big balconies, or a tower floor high enough to see Lake Ontario.
Below is my working list for 2026, grouped by area. Every building was checked against a building directory, developer or project record. Where a detail such as the developer or suite count was not listed, I left the cell blank rather than guess.
Which luxury condos are in downtown Oakville (Old Oakville)?
Downtown Oakville is the small grid around Lakeshore Road East, Church Street, Randall Street and Trafalgar Road, east of Sixteen Mile Creek. It is where most of Oakville’s true boutique condos are. Almost all of them are four storeys or less, which fits the low-rise character of the area. If you want the bigger picture on the houses around these streets, read my Old Oakville luxury real estate guide.
| Building | Address | Developer | Built | Size | Why it matters |
|---|---|---|---|---|---|
| The Randall Residences | 300 Randall St (at Reynolds St) | Rosehaven Homes | 2020 | 4 storeys, 36 suites, about 1,807 to 3,232 sq ft | 10 and 12 ft ceilings, floor-to-ceiling windows, concierge, shared rooftop terrace with barbecue; restaurant on the main level |
| The Granary | 100 Lakeshore Rd E | — | 1987 | 10 floors, 82 suites, about 1,140 to 3,037 sq ft | The classic downtown address; 24-hour concierge, indoor pool, sauna, library and guest suites |
| Royal Oakville Club | 237 Rebecca St | The Daniels Corporation | 2009 | 12 floors, 68 suites, about 810 to 4,990 sq ft | Concierge, security, gym, guest suites; some of the largest suites in town |
| One Eleven Forsythe | 111 Forsythe St | Legend Homes | 2009 | 4 floors, 12 suites, about 2,435 to 3,189 sq ft | Very small building, every suite is house-sized |
| The Mayfair Residences | 150 Randall St | Mayfair Property Developers | 2017 | 4 floors, 27 suites, about 1,130 to 2,000 sq ft | Concierge, guest suites, pet spa; steps from Lakeshore Rd E |
| The Sixteen | 140 Thomas St / 158 Randall St | Kamoaks | 2022 | 4 storeys, 7 suites, about 1,657 to 2,487 sq ft | One of the smallest condo buildings in Oakville |
| The Aristocrat | 160 Trafalgar Rd | Modern Skyline | Under construction | 4 floors, 8 suites, about 1,815 to 2,991 sq ft | Concierge, rooftop deck, media room, parking garage |
| The Berkshire Residences | 123 Maurice Dr | Rise Developments | 2025 | 4 floors, 55 suites, about 737 to 2,187 sq ft | Newest finished building on this list; rooftop deck, concierge, gym, yoga studio |
Two things stand out. First, the buildings with the biggest suites are tiny: The Sixteen has seven suites and One Eleven Forsythe has twelve. That means resale supply is thin, and a good suite may only come up occasionally. Second, The Granary and Royal Oakville Club are the only downtown buildings here with ten or more floors, so they are where you go if you want a full-service lobby rather than a boutique walk-up feel.
Which condos are in Kerr Village?
Kerr Village sits just west of Sixteen Mile Creek. The Kerr Village Business Improvement Area describes its boundary as running along Speers Road, Lakeshore Road West, Rebecca Street and Kerr Street. Building directories usually file these buildings under “Old Oakville”, but buyers and locals talk about them as Kerr Village or “west of the creek”. It is a little more relaxed and a little less expensive than the Lakeshore Road East core, and it is where most of the new condo construction is happening.
| Building | Address | Developer | Status | Size | Why it matters |
|---|---|---|---|---|---|
| Windemere Manor | 205 Lakeshore Rd W | Matas Group | Built 2014 | 4 storeys, 33 suites, about 938 to 2,330 sq ft | Pool, rooftop deck, sauna, gym; on the Lakeshore Rd W strip |
| The Wave | 21 Garden Dr | Matas Group | Built 2018 | 3 floors, 18 suites, about 2,636 to 3,404 sq ft | Every suite is over 2,600 sq ft; very low turnover |
| Harbour Place | 174 Lakeshore Rd W / 95 Brookfield Rd | — | Built 2023 | 3 floors, 22 suites, about 2,112 to 2,933 sq ft | New, large suites, rooftop deck and underground parking |
| The Deane | 224 and 234 Kerr St | Rise Developments (Guthrie Muscovitch Architects) | Under construction | 4 floors, 126 suites, about 636 to 1,594 sq ft | Pool, gym, concierge, pet spa; smaller suites, more of an entry point |
| 42 Lakeshore Road West | 42 Lakeshore Rd W (between Chisholm St and Wilson St) | Hirsh Development Group and Format Group (ICON Architects) | Pre-construction | 10 storeys, 152 suites | Mixed use with ground-floor retail; one to watch, not to move into yet |
If you are downsizing from a house and want one floor with no stairs, The Wave and Harbour Place are the two I would look at first here. Both have suites above 2,100 sq ft and very few neighbours.
Which condos are on the water in Bronte?
Bronte is the old harbour village at the mouth of Bronte Creek in west Oakville. It is the only part of Oakville with real condo towers near the lake, mostly along Marine Drive and Bronte Road. Most of these are older buildings, from the late 1970s to 1990, with big suites and all-inclusive fees. The one modern exception is The Shores. I wrote about the lifestyle side in Bronte Harbour: living on the lake west of Toronto.
| Building | Address | Developer | Built | Size | Why it matters |
|---|---|---|---|---|---|
| The Shores | 11 Bronte Rd / 56 Jones St | Fernbrook Homes and Cityzen Development Group (Page + Steele / IBI Group Architects) | 2013 | 10 storeys, 211 suites, about 606 to 2,099 sq ft | The newest tower at the harbour; designed to look like a cruise ship; concierge, gym, outdoor pool, marina views |
| Ennisclare on the Lake (three towers) | 2170, 2180 and 2175–2185 Marine Dr | — | 1978 to 1986 | 15 and 22 floors; the 2170 tower lists suites of about 1,377 to 3,810 sq ft | High floors with lake views, big suites; the 2175–2185 tower lists a pool, concierge, squash and tennis courts |
| The Lighthouse | 2263 Marine Dr | — | 1978 | 17 floors, 130 suites | Tower near the harbour; fees include heat, hydro and water |
| Bronte Harbour Club | 2511 Lakeshore Rd W | — | 1990 | 8 storeys, 208 suites, about 700 to 1,499 sq ft | Concierge, gym, guest suites; walk to Bronte Village shops |
| Pier Twelve | 102 Bronte Rd | Green Hill Homes | 1988 | 4 storeys, 45 suites | Small building at the harbour with a pool and rooftop deck |
| Stoneboat Quay | 100 Bronte Rd | — | 1990 | 4 storeys, 65 suites, about 600 to 2,293 sq ft | Low-rise next door to Pier Twelve; sauna, gym, party room |
| Bluwater Condominiums | 3500 Lakeshore Rd W | — | 2015 | 8 floors, 204 suites, about 695 to 1,150 sq ft | Further west on Lakeshore Rd W; 24-hour concierge, pool, spa |
| Claystone | 2375 Lakeshore Rd W | Graywood Developments (Diamond Schmitt Architects) | Pre-construction | 7 storeys, 141 suites, about 480 to 2,022 sq ft | New build in Bronte Village; groundbreaking targeted for the second half of 2026 |
The trade-off in Bronte is simple. The older towers give you more space and better lake views for the money, but you are buying a building that is about 36 to 48 years old. The Shores gives you a newer building with a marina view, but its suites are smaller on average.
Watch out
Several of the Bronte towers were built between 1978 and 1990. Before you fall for a lake view, have your lawyer read the status certificate and the reserve fund study. Ask about windows, balcony repairs, elevators and the garage membrane, because those are the big-ticket items in a building that age. A healthy reserve fund matters more than a renovated lobby.
Are there luxury condos in Glen Abbey?
Honestly, not many. Glen Abbey is known for its detached homes, its trails and its schools. The condos there are mostly low-rise buildings from the late 1980s and early 2000s. They are good value and quiet, but they are not luxury in the way the downtown boutique buildings are.
| Building | Address | Developer | Built | Size | Best for |
|---|---|---|---|---|---|
| The Arboretum | 1901–1905 Pilgrims Way | — | 1989 | 9 floors, 144 suites | Two-bedroom suites of about 1,200 to 1,600 sq ft in the middle of Glen Abbey |
| Abbey Oaks | 1440–1450 Bishops Gate | Sutherland Development Group | 2003 | 4 floors, 112 suites, about 626 to 1,322 sq ft | Gym, sauna, party room; smaller suites |
| Glen Abbey Village | 1450 Glen Abbey Gate | — | 1989 | 3 floors, 122 suites | Low-rise living near shops on Glen Abbey Gate |
| Balmoral Condos | 2300 Upper Middle Rd W | Creekbank Developments | 2015 | 3 floors, 88 suites, about 680 to 1,517 sq ft | Newer low-rise on the Glen Abbey / West Oak Trails edge; guest suites, gym |
If a buyer tells me “Glen Abbey” and “luxury” in the same sentence, I usually steer the conversation to a house or a townhouse there, or to a downtown boutique condo a 10-minute drive south.
What about the Uptown Core and Oakvillage?
North of the QEW, near Trafalgar Road and Dundas Street, Oakville has its newest and tallest condo buildings. These are amenity buildings, not boutique luxury, but they are worth knowing because they offer newer construction, more amenities and lower prices per square foot.
- Oak & Co. Condos, 297 Oak Walk Dr (Cortel Group, 2021): 25 floors, 242 suites of about 540 to 2,299 sq ft, with a pool, spa, yoga studio and wine-tasting area.
- The Renaissance Oak Park, 216 Oak Park Blvd (Ballantry, 2017): 4 floors, 108 suites of about 628 to 1,696 sq ft.
- The Cosmopolitan Oak Park, 150 Oak Park Blvd (Ballantry Homes, 2020): 5 floors, 100 suites of about 738 to 1,627 sq ft.
- The Greenwich at Oakvillage, 3240 William Coltson Ave (Branthaven Homes, Kirkor Architect + Planners, 2025): 20 storeys, 349 suites, rooftop terrace, concierge and pet spa.
The penthouse and corner suites in these buildings can be large, but you give up the lake and the village walk. They suit buyers who want amenities and a newer building more than a postcard address.
How do the areas compare at a glance?
| Area | Building type | Typical suite size | Lake views | Best for |
|---|---|---|---|---|
| Downtown (Lakeshore Rd E) | Boutique, 4 storeys or less, plus two taller buildings | Often 1,800 to 3,200 sq ft | Limited; mostly village and treetop views | Downsizers who want to walk to shops, the harbour and the theatre |
| Kerr Village | Boutique low-rise plus new mid-rise construction | From about 640 to 3,400 sq ft | Limited | Buyers who want new construction near downtown |
| Bronte | Older towers plus The Shores | From about 600 to 3,800 sq ft | Yes, especially from high floors on Marine Dr | Buyers who want water and space for the money |
| Glen Abbey | Low-rise, 1989 to 2015 | About 630 to 1,600 sq ft | No | Value, quiet, close to trails and schools |
| Uptown Core / Oakvillage | Mid-rise and towers, 2017 to 2025 | About 460 to 2,300 sq ft | No | Newer building, more amenities |
How much are condo fees in Oakville’s luxury buildings?
Fees vary a lot by building age, what the fee covers and suite size, so I would never use a single “Oakville average”. Here is what the published listings and directory pages showed in October 2026:
- The Randall Residences: one 2,016 sq ft suite listed a monthly fee of $3,518, covering common elements, building insurance and water.
- The Granary: one suite of about 1,528 sq ft showed a fee of $2,058.71, which includes heat, water, parking, cable and building insurance.
- Ennisclare on the Lake (2170 Marine Dr): suites for sale listed fees from $1,362 to $1,727 a month.
- Bronte Harbour Club: about $0.86 per square foot, per its building directory page.
- The Arboretum (Glen Abbey): two listed suites showed fees of $1,107 and $1,122.
Two lessons. A small building with a concierge spreads that cost over very few suites, so the boutique downtown buildings can carry high fees. And older Bronte towers often bundle heat, hydro and cable, which makes their fees look high until you compare total monthly cost. I explain how to compare fees properly in why luxury condo maintenance fees are so high.
My take
For most downsizers, the best Oakville luxury condo is a big suite in a small building within walking distance of Lakeshore Road. The Randall Residences, One Eleven Forsythe, The Sixteen, The Wave and Harbour Place all fit that brief. If water views matter more than walking to a coffee shop, Bronte gives you more space for the money, but you need to read the reserve fund study carefully. And if you are flexible on timing, keep an eye on The Aristocrat, The Deane, 42 Lakeshore Road West and Claystone, because new supply is finally coming to the lake side of Oakville.
How do I find a suite in a building with only 7 to 36 units?
In the smallest downtown buildings, listings are rare, and some suites change hands quietly before they are widely advertised. Three things help:
- Pick your shortlist of buildings first, not your suite. Decide which two or three buildings suit you, then wait for the right suite.
- Set up alerts by address, not by price range, so you see every new listing in those buildings.
- Get your financing and your house sale plan ready before a suite comes up. Sellers in these buildings often prefer a clean, firm offer over a slightly higher conditional one.
I help buyers do exactly this across Oakville and the rest of the GTA, and if you already own an Oakville condo and want to know where it sits, my Oakville condo value guide walks through what drives price here.
What should I check before buying an Oakville luxury condo?
- Status certificate and reserve fund study, especially for buildings built before 1995.
- What the fee covers: heat, hydro, water, cable, parking, and whether there is a concierge.
- Parking and lockers: in boutique buildings, a second parking spot can be hard to find.
- Pet and rental rules: some buildings list pet restrictions in their amenities.
- Construction risk for pre-construction projects such as 42 Lakeshore Road West and Claystone: deposit structure, occupancy date and what happens if timelines slip.
- Exposure: in Bronte, a south-facing high floor and a north-facing low floor in the same tower are very different homes.
If you want a second opinion from someone who works these buildings, here is how I would choose a realtor in Oakville, whether or not it is me.
Condo Valuation
What’s your condo
worth today?
Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

Frequently asked questions
What is the most luxurious condo building in Oakville?
There is no official ranking. The buildings luxury buyers ask me about most are the small downtown buildings with house-sized suites, such as The Randall Residences at 300 Randall St (suites about 1,807 to 3,232 sq ft), One Eleven Forsythe (12 suites) and The Sixteen (7 suites), plus Royal Oakville Club and The Granary for full-service living.
Which Oakville condos have lake views?
The best lake views are in the Bronte towers on Marine Drive, such as the Ennisclare on the Lake buildings (15 and 22 floors) and The Lighthouse (17 floors), and at The Shores at 11 Bronte Rd, which overlooks the harbour. Downtown Oakville’s boutique buildings are mostly four storeys, so views there are usually of the village and treetops.
Are there new luxury condos being built in Oakville?
Yes. The Aristocrat at 160 Trafalgar Rd (8 suites) and The Deane at 224 and 234 Kerr St are under construction, while 42 Lakeshore Road West (10 storeys, 152 suites) and Claystone at 2375 Lakeshore Rd W (7 storeys, 141 suites) are in pre-construction. Timelines on new projects can change, so check the latest status before you plan around them.
How much are condo fees in Oakville luxury buildings?
It depends on the building and what the fee covers. In October 2026, a 2,016 sq ft suite at The Randall Residences listed a fee of $3,518 a month, and Bronte Harbour Club was shown at about $0.86 per square foot. Always compare what is included, such as heat, hydro and parking.
Is Bronte or downtown Oakville better for a condo?
Downtown is better if you want to walk to Lakeshore Road East shops, restaurants and the harbour, and you want a newer boutique building. Bronte is better if you want water views and more space for the money, but many of its towers are from 1978 to 1990, so the reserve fund matters more.
Are there luxury condos in Glen Abbey?
Not really. Glen Abbey condos such as The Arboretum, Abbey Oaks and Glen Abbey Village are mostly low-rise buildings from 1989 to 2015 with suites up to about 1,600 sq ft. They are good value and quiet, but luxury buyers in Glen Abbey usually buy houses or townhouses.
How do I find out what my Oakville condo is worth?
Start with recent sales in your own building and similar buildings nearby, adjusted for floor, view, size and parking. My Oakville condo value guide explains what moves price, or you can use the condo estimator on this page for a quick starting number.
