Oakville suits retirees who want a lakeside town with a lower tax rate and free local buses, and who have the equity to pay its prices. In August 2026 TRREB’s median detached sale was $1,604,000, against $515,000 for a condo apartment and $587,500 for a condo townhouse. The 2026 residential tax rate is 0.850960% of MPAC assessed value, seniors 65+ ride Oakville Transit free with PRESTO, and Oakville Trafalgar Memorial Hospital is the town’s hospital. Owners 65+ on the Guaranteed Income Supplement (GIS) can apply for a $500 town rebate by 31 October 2026. The catch is a small condo market: 35 condo apartment sales that month.

What homes cost in Oakville, by type
These are TRREB’s figures for one month, August 2026. I use the median as the typical price.

Nine semi-detached sales is too few to lean on. Notice the condo apartment row: the average sits $190,448 above the median, because a handful of large, expensive suites sold. The typical unit is closer to the median. The TRREB summary I work from does not break out an Oakville freehold townhouse figure for August. For your own street, start with Oakville home values.
Property tax and seniors’ relief
Oakville’s 2026 final residential rate is 0.850960% of your MPAC assessed value, not your market price. The Town’s own example: $100,000 of assessment costs $850.96 a year.
- Senior’s Property Tax Rebate: $500 for 2026. Deadline 31 October 2026. You must be 65+, receive monthly GIS, have owned the home at least a year, have no outstanding taxes as of 1 October, own only one Oakville property and have no rental or boarder income.
- Halton Older Adults Property Tax Deferral. Defers the whole annual bill, interest-free, until the home is sold or transferred or the estate goes through probate. For owners 65+ with combined household income under $69,500 who have lived there as a principal residence for the last four years. A one-time $200 fee is added. Apply or renew by 30 September each year.
- Ontario Senior Homeowners’ Property Tax Grant. Up to $500 a year for lower-income owners 64+, claimed through ON-BEN with your tax return.

Getting around without a car
- Oakville Transit: seniors 65+ ride free all day, seven days a week, on all services, when they tap a PRESTO card. Without PRESTO the fare is $4.
- care-A-van: the town’s door-to-door specialized service for people with disabilities, free with PRESTO since 1 May 2025.
- GO Transit: seniors 65+ save 55% with the Seniors PRESTO fare type or a senior e-ticket. Oakville GO and Bronte GO are on the Lakeshore West line.
Hospitals and care

Daily life
Oakville sits on Lake Ontario, and the Waterfront Trail runs through it. Downtown Oakville, along Lakeshore Road East, is the walkable heart, with the harbour at the mouth of Sixteen Mile Creek. Bronte, to the west, has its own harbour and village. For programs and company, look up Seniors Active Living Centre programs near you on the Ontario government’s site.
In the 2021 Census, 33,605 Oakville residents were 65+, about 15.7% (computed from Halton’s age table). That is a little below Halton as a whole, 16.0%, and well below Burlington’s 21.0%.
Who Oakville suits, and who it doesn’t
It suits you if you own a detached home with a lot of equity, you want the lake and a walkable downtown, and you value a lower tax rate and free local buses.
It may not suit you if you need a wide choice of condo buildings, or your budget is closer to a Brampton or Mississauga price. Compare retiring in Mississauga to the east and retiring in Burlington to the west.
