Living here
Renters, Airbnb and elevators at Social Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 333 deals here in the last 24 months, 312 were leases and 21 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Social Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Social Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Social Condos is one of the tallest buildings on Church Street, and one of the better-priced new towers in this part of downtown. Pemberton Group finished it in 2024 at Church and Dundas, a few minutes from Toronto Metropolitan University and the Eaton Centre. Most suites are small, and the corner is busy. If you know that going in, the numbers can work. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Social Condos, marketed as Social at Church + Dundas, is a high-rise condominium at 100 Dalhousie Street at the corner of Church and Dundas Streets in the Downtown Yonge East area of Toronto. It was developed by Pemberton Group and designed by RAW Design, and completed in 2024. condos.ca lists 51 storeys and 568 suites; UrbanToronto’s construction coverage described 52 storeys and about 165 metres. The condominium corporation is TSCC-3068, registered 24 June 2024. Suites run from about 400 to 915 square feet.
Social Condos at a glance
A tall tower on a busy corner
Pemberton named this building for its corner, Church and Dundas, and it is a corner with a lot going on. Older low-rise buildings were cleared in late 2018, and the tower rose over the next several years to just under 165 metres, according to UrbanToronto. That makes it one of the taller buildings on the Church Street corridor.
RAW Design kept the base low: a four-storey podium with retail facing the street, and a slim tower above. Beneath it is a six-level underground garage. condos.ca records 51 storeys while UrbanToronto described 52, a gap that usually comes down to how mechanical levels are counted. The suite count is similarly reported as 568 on condos.ca against almost 600 in construction coverage.
For buyers, the height is the point. Upper floors clear most of the surrounding buildings and get open views over the east side of downtown, while lower floors look into a dense, still-changing streetscape. That difference should be reflected in what you pay.
Retail at the base is a mixed blessing. A good café or grocery downstairs adds real value to a building like this, while a late-night restaurant or bar can bring noise and garbage pickups to the suites above. Find out what is leased in the podium, and if it is still empty, accept that it may change after you move in.
Compact suites for a university neighbourhood
Suites run from about 400 to 915 square feet. Most of what lists for sale is one-bedroom, one-bedroom-plus-den and two-bedroom plans, with a handful of larger two-plus-den and three-bedroom suites.
That mix fits the location. Toronto Metropolitan University is a short walk west, and the building draws students, young professionals and the investors who rent to them. The listing count reflects it: at the time of writing, slightly more suites were offered for rent than for sale.
If you are buying to live in, look closely at the two-bedroom plans. Some two-bedrooms in buildings like this are under 750 square feet, which means a second bedroom closer to a den. Check that both bedrooms have windows and closets, and measure the living space against your furniture.
Dens are worth a second look too. In a compact plan, a den is often an alcove without a door or window. It works as a home office, but not as a bedroom for a tenant, and rental listings that call it one set the wrong expectation.

What we do not know yet
condos.ca does not list a developer, property manager, amenities or fee inclusions for Social, which is common for a building only a year or two past registration. Pemberton is the developer named in UrbanToronto’s coverage and the building’s marketing.
That gap matters. Before you buy, get the amenity list, the property manager and the fee inclusions from the status certificate rather than from a listing. Also ask whether parking and lockers come with the suite, since a six-level garage under a tower of this size will still not have a space for every owner.
Living at Church and Dundas
The location is very central. The Eaton Centre and Yonge-Dundas are a few minutes west, St. Michael’s Hospital and the Garden District are close by, and the St. Lawrence neighbourhood is a short walk south. Church Street and Dundas Street both carry steady traffic.
This pocket is one of the fastest-changing in the city. Several new towers have finished nearby on Shuter, Dundas and Jarvis in the last few years, and more are under way. Expect construction around you for some time, and treat any view from a lower floor as temporary.
Street life here is busy at all hours, and the corner can be noisy. Visit at night and on a weekend before you commit, especially to a lower floor facing Church or Dundas. The automatic panel on this page covers transit, schools and walkability.
Pricing against the corridor
condos.ca puts Social at about $844 per square foot. That is close to 77 Shuter at about $848, Fleur at 60 Shuter at about $833 and Core at 68 Shuter at about $873, and above Pace at Dundas and Jarvis at about $789.
Fees on current listings average about $0.80 per square foot, with monthly fees from about $385 to $765. That is on the lower side for a new tower, which helps both owner-occupiers and investors. condos.ca does not list fee inclusions, so confirm them in the status certificate, and remember that first-year budgets in new buildings sometimes run low.
Investors should run the numbers carefully. Rents near the university support small suites, but there is a lot of new supply on the Church and Jarvis corridors, and several buildings are competing for the same tenants. A one-bedroom here has to compete with near-identical suites at 77 Shuter, Fleur and the other recent towers. Price your expected rent against current leases in all of them, not just this one, and budget for vacancy between tenants.
At the time of writing, six suites were for sale. One-bedroom and one-bedroom-plus-den suites asked about $499,000 to $580,000, two-bedroom suites about $599,000 to $600,000, and larger plans up to about $1,160,000. Seven suites were listed for rent. For aggregate sold figures, see my building sold report.

Jatin’s honest take on Social Condos
Who this building suits
Students, young professionals and investors who want a new building near Toronto Metropolitan University and the Eaton Centre at a price below the Yonge Street towers. Owner-occupiers who want a high floor with views and a modest fee.
What I’d want you to check
This building registered in June 2024, so read the first budget, reserve fund study and any Tarion common-element claims. Confirm the property manager, amenities, fee inclusions, parking and lockers in the status certificate, since none are listed on condos.ca. Check bedroom sizes on two-bedroom plans. Visit at night if you are considering a lower floor.
The value question
At about $844 per square foot with fees near $0.80, Social is fair value for a new tower this central. The best value is on higher floors with open views; lower floors facing the corner should be priced at a discount, and I would push for one.
