Long Branch
Lakeside living with cottage roots — original bungalows, new custom builds, and a GO station that puts Union 18 minutes away.
Living in Long Branch
Long Branch started as a summer cottage community on Lake Ontario, and something of that character survives — narrow lots, winding streets near the water, and a genuinely relaxed feel that surprises people who assume all of Toronto is dense.
Today it’s one of Etobicoke’s most actively rebuilt neighbourhoods. Original cottages and postwar bungalows sit beside sharp new custom homes, often on severed lots. That mix means enormous variation in price and quality within a single block — local knowledge matters here more than almost anywhere in Etobicoke.
Marie Curtis Park, the waterfront trail and the lake itself are the daily draw, and the Long Branch GO station is the practical one.
Homes & prices
A wide spectrum: original cottages and bungalows at the entry end, extensively renovated homes in the middle, and new custom builds at the top. Semis and small townhome pockets exist, and there’s a modest low-rise condo presence along Lake Shore Boulevard. Severance activity is common, so pay attention to lot widths and what neighbouring properties may become.
Before you buy here
Checking a specific building? The Etobicoke condo directory covers 258 documented buildings, searchable by name, street or condominium corporation number — filter it to Long Branch & New Toronto for Long Branch. It flags which addresses are co-ops, which are purpose-built rentals, and which are not condominiums at all, which is the thing listing portals get wrong most often.
GO transit
Long Branch GO reaches Union in roughly 18 minutes — a major advantage over bus-dependent parts of Etobicoke.
Lot severances
Many lots have been or can be severed. Confirm zoning and what could be built next door before you buy a view or a side yard.
Waterfront access
Marie Curtis Park and the Martin Goodman Trail are at your door — a genuine lifestyle premium in this pocket.
