New Toronto
A historic lakeside village with real main-street character — and some of the most attainable freehold homes left in South Etobicoke.
Living in New Toronto
New Toronto was its own municipality until 1967, and it still feels like a distinct town: a walkable Lake Shore Boulevard main street, brick storefronts, and a tight grid of modest homes running down to the water.
For years it was overlooked. That’s changing — cafes, restaurants and small businesses have filled in along Lake Shore, and buyers priced out of Mimico and Long Branch have discovered that the same lake is a few hundred metres away here too.
Humber College’s Lakeshore campus, Colonel Samuel Smith Park and the waterfront trail all sit within the neighbourhood, giving it a mix of students, long-time residents and young families.
Homes & prices
Predominantly modest detached homes, semis and duplexes on compact lots, with a meaningful rental and investment presence given the college nearby. Low-rise apartment buildings line parts of Lake Shore, and newer infill and townhome projects appear periodically. This is one of the more accessible entry points to freehold ownership near the Etobicoke waterfront.
Before you buy here
Checking a specific building? The Etobicoke condo directory covers 258 documented buildings, searchable by name, street or condominium corporation number — filter it to Long Branch & New Toronto for New Toronto. It flags which addresses are co-ops, which are purpose-built rentals, and which are not condominiums at all, which is the thing listing portals get wrong most often.
Investment demand
Humber Lakeshore campus supports steady rental demand — relevant if you’re buying a duplex or considering a secondary suite.
Main street revival
Lake Shore Boulevard has been steadily improving. Buying near an improving retail strip has historically been where appreciation shows up.
Property condition
Housing stock skews older and smaller. Inspections matter; so does understanding what can legally be added or converted.
