Living in Mimico
Mimico is really three markets sharing one name: the waterfront condo cluster along the lake, the older low-rise buildings and shops along Lake Shore Boulevard, and the residential streets of century homes and postwar houses behind them.
The village core has kept genuine character — independent shops, cafes and a walkable main street — while the waterfront has added modern towers with lake and skyline views. It’s this combination that keeps drawing buyers who find Humber Bay too tower-dominated and Long Branch too far out.
Mimico GO is the quiet advantage: roughly 15 minutes to Union, which beats most subway commutes from the west end.

Mimico GO reaches Union in about 15 minutes — faster than most subway routes from Etobicoke, and the main reason values here have held up.

About 15 minutes by GO train to Union; roughly 20–30 minutes by car off-peak via the Gardiner.
