Renters, Airbnb and elevators at Canterbury Lawrence Park
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Canterbury Lawrence Park?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Canterbury Lawrence Park
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Canterbury Lawrence Park is what I show buyers who want a Lawrence Park address and a house-sized floor plan, but do not want to buy, heat and maintain a detached house on its own lot. These are condo townhomes on Bayview just south of Lawrence, built by Tribute Communities, with private rooftop terraces and suites in the 1,670 to 2,055 sq ft range. The catch is the stairs, and I will be straight with you about them. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Canterbury Lawrence Park is a condominium townhouse complex at 2130 to 2156 Bayview Avenue and 10 to 40 Hargrave Lane, Toronto (postal code M4N 0A4), on the west side of Bayview just south of Lawrence Avenue East. The City of Toronto places it in the Bridle Path-Sunnybrook-York Mills neighbourhood; most buyers simply call it Lawrence Park. It was built by Tribute Communities, and condos.ca dates it to 2014 (one Toronto Life feature says 2013). FirstService Residential is listed as property manager. Condos.ca does not list a corporation number or fee inclusions, so confirm both on the status certificate. Suites run roughly 1,671 to 2,055 sq ft.
Canterbury Lawrence Park at a glance
A condo project that became a townhouse enclave
This site has a history worth knowing. In 2008 Cresford Developments marketed a condominium called Stratford here, designed by Joe Brennan with interiors by Brian Gluckstein. According to the UrbanToronto project thread, Cresford pulled it from the market in 2009, and by 2010 a sign on the land announced Tribute Communities’ Canterbury Towns instead.
That switch is why this stretch of Bayview has low-rise townhomes rather than a mid-rise block. For a buyer, it means you are part of a condominium corporation, but you live in something that feels much closer to a row house: your own front door, no shared hallways and no elevator lobby.
Toronto Life, featuring one of the homes, noted that very few condominiums have been built in Lawrence Park proper. I agree with that observation. If you want new-ish construction with a condo’s exterior maintenance in this part of midtown, the choice is thin, and that scarcity is part of what you are paying for.
Layouts: big floor plates, many levels, a roof of your own
Condos.ca records suites here between about 1,671 and 2,055 sq ft, which is the size of a family house rather than a condo suite. Current listings are three-bedroom-plus-den plans. The trade-off is vertical: the Toronto Life feature described a home spread across five levels once you count the rec room level and the rooftop.
The rooftop terrace is the feature people buy for. Tribute marketed these as having terraces overlooking Stratford Park and the surrounding ravines, and the featured home had a rooftop patio of roughly 500 sq ft. That is real outdoor space, private, and above the street, which is hard to find anywhere near Bayview and Lawrence for this price bracket.
Parking is underground, which keeps the lanes clear and the front elevations clean. The featured home had two spaces and a locker, but allocations vary by suite. Confirm exactly what parking and storage are deeded or assigned to the unit you are looking at, and whether the space can take an EV charger, before you firm up.
Be honest with yourself about the stairs. Five levels is wonderful for a family that wants separation between kids, guests and a home office. It is hard work for anyone with mobility concerns, and it is the main reason some downsizers walk away. I would rather you decide that at the first showing than after you move in.

The location, day to day
You are on Bayview just south of Lawrence Avenue East. Sunnybrook Health Sciences Centre is across Bayview to the south-east, which makes this a natural fit for hospital staff who want a short commute Homes set back on Hargrave Lane will feel different from those fronting the avenue, so walk both and listen at different times of day.
Bayview is a busy arterial, and the homes facing it trade some quiet for the address. The upside of the location is the residential calm of the streets behind it and the ravine and parkland character that the area is known for.
Transit, schools and walkability are covered in the automatic data panel on this page, so I will not repeat them here. My advice is simply to drive or walk the route you would take every weekday at rush hour before you commit, because Bayview at Lawrence can be slow.
What the condo structure means for your monthly costs
Because there is no lobby, pool, concierge or elevator to run, townhouse corporations like this one tend to carry much lower fees per square foot than a high-rise of the same age. The listed amenities are modest: visitor parking and barbecues permitted, which is consistent with that.
What the fee covers here is not listed on condos.ca. In many townhouse corporations each owner pays their own heat, hydro and water, and the fee funds the underground garage, landscaping, snow clearing, roofs and exterior elements. Do not assume that applies here. Get the status certificate and read the inclusions line by line, along with the budget and the reserve fund study.
How to read pricing at Canterbury Lawrence Park
At the time of writing there is one townhouse for sale and one for lease. With a single active sale listing, there is no honest range to quote, and I do not publish individual listing prices or fees on these pages. The aggregate sale and lease results in the data panel are the better guide.
The useful comparison is not other condos. It is freehold semis and detached homes in Lawrence Park and Bedford Park, where a house of similar floor area costs considerably more and comes with its own roof, furnace and snow. Against that, Canterbury trades land and some privacy for lower upkeep and a newer build.
Because turnover in a complex like this is low, each sale can move perceived value a lot. If you are serious, ask me for the building sold report so we can look at the aggregates and price per square foot across the whole complex rather than anchoring on one listing.

Amenities at Canterbury Lawrence Park
There is no gym, pool or party room to speak of, and that is the point. Your amenity is your own rooftop and the extra square footage, and you are not paying through the fee for facilities you would never use.
Jatin’s honest take on Canterbury Lawrence Park
Who this building suits
Families moving up from a midtown condo who need three bedrooms and a den but are not ready for a detached house, and professionals who work at Sunnybrook or nearby and want a short commute. It also suits buyers who want private outdoor space without a garden to tend, since the rooftop terrace does that job.
What I’d want you to check
Get the status certificate and read the fee inclusions, because condos.ca does not list them. At about a decade old, the corporation should have a solid reserve fund study on file; look at planned work on the underground garage membrane, roofs and rooftop terrace waterproofing, which is the system most likely to cost money in a complex like this. Confirm the parking and locker allocation for the specific unit, check which homes face Bayview versus the lane, and climb every level of the house before you fall for it.
The value question
You are paying a premium for scarcity: newer condo townhouses in Lawrence Park are rare. Measured against freehold houses nearby, the price per square foot is easier to justify, and the condo structure takes exterior upkeep off your plate. Measured against a large high-rise suite, you get more space and a roof terrace but give up single-level living. If the stairs work for your household and the reserve fund is healthy, I think it is a sensible long-term hold.

Canterbury Lawrence Park — frequently asked questions
Who built Canterbury Lawrence Park?
Tribute Communities built it. The site was earlier marketed by Cresford Developments as a condominium called Stratford, which was pulled from the market in 2009 before Tribute launched the townhomes.
When was Canterbury Lawrence Park completed?
Condos.ca dates it to 2014, while a Toronto Life feature says 2013. The difference likely reflects completion versus registration, so check the registration date on the status certificate.
Is Canterbury Lawrence Park a condo or freehold?
These are condominium townhouses, so you pay a monthly maintenance fee and the corporation looks after shared elements. Confirm the corporation number and fee inclusions on the status certificate, since condos.ca does not list them.
How big are the townhomes?
Condos.ca records sizes of about 1,671 to 2,055 sq ft, and current listings are three-bedroom-plus-den plans.
Do the homes have rooftop terraces?
Yes, the complex was marketed with private rooftop terraces, and the home Toronto Life featured had a rooftop patio of roughly 500 sq ft.
How many levels are the townhomes?
They are multi-level. The home Toronto Life featured spread across five levels including the rooftop, so expect a lot of stairs and no elevator.
Is parking underground?
Yes, parking is underground. The number of spaces and whether a locker is included varies by suite, so confirm the allocation for the unit you are considering.
Who manages Canterbury Lawrence Park?
Condos.ca lists FirstService Residential as the property manager.
What amenities does the complex have?
The listed amenities are visitor parking and permission to barbecue. There is no shared gym or pool, which helps keep fees down.
Who is Canterbury Lawrence Park best suited to?
Families and move-up buyers who want house-sized space and private outdoor space in midtown with exterior maintenance handled, and who are comfortable living across several floors.
Can you Airbnb a unit at Canterbury Lawrence Park?
Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.
Has Canterbury Lawrence Park had elevator outages?
None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.
What schools is Canterbury Lawrence Park zoned for?
For TDSB public schools, the address is zoned for Blythwood Junior Public School (Elementary, JK–6), Glenview Senior Public School (Middle, Gr 7–8), Northern Secondary School (High school, Gr 9–12). Catholic and French-language schools are listed on this page by distance. Boundaries change, so confirm with the board before you buy.
