Living here

Renters, Airbnb and elevators at The Royalways Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at The Royalways Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about The Royalways Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Royalways is where I point families who want a garage, a fenced backyard and three bedrooms in North York without paying detached prices. It is a 1970s townhouse complex tucked onto two private lanes near Don Mills Road and McNicoll Avenue, and it lives more like a row of houses than a condo. The age is both the appeal and the thing you have to check. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Royalways is a townhouse complex at 1-54 Sego Royalway and 2-50 Renata Royalway in North York, in the City of Toronto’s Hillcrest Village neighbourhood, near Don Mills Road and McNicoll Avenue. condos.ca dates it to 1970, and both condos.ca and a recent listing name ICC Property Management as the manager. Listings record the ownership as condominium, but I could not find a published condo corporation number, developer or confirmed list of what the fees include, so confirm all three in the status certificate.

Address

Built
1970

Two lanes of 1970s townhouses

The Royalways is laid out along two short internal streets, Sego Royalway and Renata Royalway, each townhouse with its own street number rather than a unit number. That address format is common in North York townhouse complexes from this era and it is part of why these homes feel like houses rather than condo suites.

condos.ca dates the complex to 1970. I could not find the original builder or architect in any source I trust, and I am not going to guess. What the listings do show is a consistent product: brick exteriors, attached garages and private fenced backyards, the classic suburban townhouse formula of that period.

One thing I want to be clear about. A recent sale listing records the ownership as condominium and the management as ICC Property Management, which is a condo manager, but I found no corporation number published anywhere. Before you write an offer, confirm the corporation, the declaration and exactly what the corporation maintains versus what you maintain yourself.

What the homes are actually like inside

The layouts I have seen are two storeys plus a finished basement. A recent listing describes a main floor with the kitchen, a breakfast area, a separate dining room and a living room with a cathedral ceiling that walks out to the backyard, three bedrooms upstairs, and a recreation room in the basement.

That cathedral ceiling in the living room is the detail that separates these from the flat, boxy townhouses of the same decade. It makes the main floor feel bigger than the square footage suggests, and the walkout to a fenced yard is what young families are really buying.

Be careful with size claims. The same listing described more than 1,800 square feet of livable space while its interior size field showed a smaller range, likely because one figure counts the basement and the other does not. When you compare homes here, ask whether the number includes the lower level.

Because these homes are more than fifty years old, condition varies a lot from one to the next. Some owners have replaced windows, flooring and garage doors; others have not. Treat every home as its own inspection, and do not assume the house next door tells you much about the one you are seeing.

Parking, yards and daily life near Don Mills and McNicoll

Parking is a genuine strength. The listing I reviewed shows two spaces, the attached garage plus the driveway, which is more than most condos in this part of North York offer at any price. For a household with two cars, that alone can decide the search.

The private fenced backyard is the other big draw. You get somewhere for kids or a barbecue without the upkeep of a full detached lot. How much of the yard and exterior the corporation looks after is a document question, so read the declaration rather than relying on what neighbours tell you.

Living on an internal lane rather than a through street also matters day to day. Traffic is mostly residents, which families with young children tend to like. The flip side is that snow clearing, paving and lighting on those lanes are usually shared costs, so they belong on your list of reserve fund questions.

In plain terms the complex is near Don Mills Road and McNicoll Avenue, north of Highway 401. The listing points to a bus stop at the door, quick access to Highways 404 and 401, and Fairview Mall a short drive south. School, transit and Walk Score details for this exact location are in the data panel on this page.

How to think about price and fees here

I do not have a reliable building-wide price per square foot for The Royalways, and with townhouses the square footage figures are inconsistent enough that a per-square-foot number would mislead you anyway. The fairer comparison is other 1970s and 1980s condo townhouses in Hillcrest Village and the Don Mills corridor, adjusted for condition.

No homes were listed for sale when I checked, and only one was listed for lease, so I have no current asking range to share. Recent resale and rental data for the complex is in the panel above, and that is a better starting point than any single listing.

I also could not confirm the current maintenance fee or what it includes. In a townhouse complex this age, the big shared costs are usually roofs, the private roads and their drainage, exterior brick and fencing, and sometimes windows. Ask for the status certificate, the latest reserve fund study and the budget, and look at when roofs and roads were last done and when they are scheduled next.

The upside of an older complex is that the history is on paper. A well-run corporation with a funded reserve and a record of completed projects is often a safer buy than a newer complex that has not yet faced its first major repairs.

Jatin’s honest take on The Royalways Townhouses

Who this building suits

Young families and first-time buyers moving up from a condo apartment who want three bedrooms, a yard and two parking spots in North York, and who drive. It also suits buyers who like the Don Mills and McNicoll area for its access to the 404 and 401 and want a townhouse rather than a tower suite.

What I’d want you to check

Start with ownership: get the condo corporation number, the declaration and the status certificate, and confirm exactly what the corporation maintains. Then read the reserve fund study for roofs, private roads, drainage, fences and exterior brick, the costs that hit 1970s complexes hardest. One recent listing flagged pets as not allowed; if you have a pet, confirm the actual rule in the declaration and rules before you go firm. Get a full home inspection on the furnace, air conditioning, electrical and the basement.

The value question

The value case is simple: house-style space, a garage and a yard at a price detached homes nearby cannot match. What you are really buying is the corporation’s maintenance record, and the gap between a well-kept home and a tired one here can be large. For a family planning to stay five years or more, a good unit in a well-funded complex is a solid buy. If you want help comparing homes here, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
