The best areas to live in Whitchurch-Stouffville for 2027 are downtown Stouffville, south Stouffville around Hoover Park, north Stouffville near Millard Street, Ballantrae and the rural areas around Musselman’s Lake. The town’s median detached home sold for $1,230,000 from January to October 2026, down 6.5% from 2025 (TRREB MLS data via REALM).
This guide is for families, Markham and Toronto movers, and buyers who want more space in York Region in 2027. You will get Whitchurch-Stouffville’s real 2026 prices, my five best areas to live, who each one suits, and what I would check before buying.
Is Whitchurch-Stouffville a good place to live in 2027?
For many families, yes. Whitchurch-Stouffville is a York Region town just north of Markham, bounded by Highway 404 on the west and York-Durham Line on the east. It had 49,864 people at the end of 2021, up 8.8% from 2016, and about 36,800 of them live in the community of Stouffville itself. The rest live in smaller places such as Ballantrae, Musselman’s Lake, Gormley and Vandorf, and in the countryside.
What draws people here:
- A family town. The Town reports about 14,900 families with an average size of 3.1 people, and a median age of 40, one year younger than Ontario’s.
- Nature on the doorstep. Most of the town sits on the Oak Ridges Moraine and inside the Greenbelt. Bruce’s Mill Conservation Area hosts a maple syrup festival, and the York Regional Forest covers more than 1,100 hectares in the town.
- A train line. The GO Stouffville line stops in downtown Stouffville and ends at Old Elm GO, with trains toward Union Station through Markham and Scarborough.
- Local events. The Town lists a Strawberry Festival, RibFest, a holiday market and Doors Open.
The trade-off is price. The town’s detached median is higher than Newmarket’s ($1,070,000), though lower than Markham’s ($1,420,000), and most trips still need a car. The Town puts Toronto about 35 minutes away by car, but rush hour on Highway 404 can be much slower.
How much do homes cost in Whitchurch-Stouffville right now?
Prices fell in 2026 for most home types. These are town-wide medians from TRREB MLS data via REALM. A median is the middle sale: half sold for more and half for less.
| Home type (Whitchurch-Stouffville) | Median 2024 | Median 2025 | Median 2026 | Change vs 2025 | Sales 2026 | Avg. days on market 2026 |
|---|---|---|---|---|---|---|
| Detached | $1,420,000 | $1,315,500 | $1,230,000 | −6.5% | 296 | 38 |
| Semi-detached | $1,052,500 | $985,000 | $900,000 | −8.6% | 21 | 23 |

| Condo townhouse | $835,000 | $700,000 | $575,000 | −17.9% | 13 | 29 |
| Condo apartment | $742,500 | $745,000 | $769,500 | +3.3% | 11 | 31 |
Source: TRREB MLS data via REALM, January–October 2026 vs the same period of 2025 and 2024. Town of Whitchurch-Stouffville, all areas combined.
Two things stand out. The detached median has dropped $190,000 in two years, and detached homes took 38 days to sell on average, slower than most of the GTA. Freehold townhouse sales rose to 104 from 74 as prices fell. Condo numbers are based on very few sales, so do not read the condo apartment increase as a trend.
TRREB splits the town into three communities. These medians mix all home types.
| TRREB community | Sales Q2 2026 | Median price (all types) | Avg. days on market |
|---|---|---|---|
| Stouffville | 121 | $955,000 | 27 |
| Ballantrae | 10 | $1,362,500 | 35 |
| Rural Whitchurch-Stouffville | 28 | $1,456,940 | 37 |

1. Downtown Stouffville: Main Street and the GO station
What it’s like: Stouffville was founded by Abraham Stouffer in the early 1800s, and its historic core is around Main Street, Mill Street and Market Street. Nineteen on the Park, a Romanesque Revival hall from 1896, is now an arts and events venue. Stouffville GO Station is right in the downtown core.
Who it suits: buyers who want to walk to cafes, shops and the train, including downsizers and couples who commute to Markham or downtown Toronto.
What it costs: TRREB does not report downtown on its own. All of Stouffville had a Q2 2026 median of $955,000 for all home types, on 121 sales.
What to check: For older homes, ask about the roof, wiring, plumbing and foundation. Homes close to the rail line can hear train noise, so visit at rush hour.
2. South Stouffville: Wheler’s Mill and Hoover Park
What it’s like: Urban Stouffville grew fast after 2005, once it was connected to a new sewer system and a water pipe from Lake Ontario. The population of the community roughly doubled between 2006 and 2011. Some of the first new subdivisions were south of Main Street along Hoover Park Drive, including Wheler’s Mill and Wheler’s on Main. Expect newer homes on subdivision streets.
Who it suits: families who want a newer home and a yard, with Markham’s shopping and jobs a short drive south.
What it costs: These areas fall under TRREB’s Stouffville community ($955,000 all-type median in Q2 2026). The town-wide freehold townhouse median was $835,000 and the detached median $1,230,000 from January to October 2026.
What to check: Ask which elementary and secondary schools serve the address. Stouffville has many York Region District School Board and York Catholic schools, including Stouffville District Secondary School and St. Katherine Drexel Catholic Secondary School, but boundaries change as new homes fill in.

3. North Stouffville: newer streets near Millard Street
What it’s like: The other early wave of new subdivisions was north of Main Street, along Millard Street and west of Ninth Line. Most homes on these streets were built after 2005. The town’s recreation facilities, including the Whitchurch-Stouffville Leisure Centre, Stouffville Arena and the Clippers Sports Complex, serve the whole community.
Who it suits: families who want a newer home and are fine driving to downtown and to the GO station.
What it costs: Use the Stouffville community median of $955,000 for all home types as a baseline, then compare sales of similar homes on nearby streets.
What to check: In newer homes, ask the seller for any remaining Tarion warranty paperwork and for permits on finished basements or decks.
4. Ballantrae: golf courses and a quieter pace
What it’s like: Ballantrae is one of the town’s smaller communities, outside urban Stouffville. It has a community centre, Ballantrae Public School and two golf courses, the Maples of Ballantrae and the Ballantrae Golf and Country Club. Deep aquifer wells were drilled in 1996 to serve a large new development there.
Who it suits: buyers who want a quieter setting and a larger home or lot, and who do not need to be near the train.
What it costs: Only 10 homes sold in Ballantrae in Q2 2026, at a median of $1,362,500 and 35 days on market. With so few sales, one large home can move the number.
What to check: Find out whether the home is on a municipal water system or a private well, and whether it uses sewers or septic. Ask about drive times to schools, groceries and Highway 404.
5. Rural Whitchurch-Stouffville: Musselman’s Lake, Gormley and Vandorf
What it’s like: Outside the towns you will find farms, estate lots and small hamlets. Musselman’s Lake is a kettle lake with a winter carnival each February. Vandorf, a small hamlet, has the Whitchurch-Stouffville Museum and a community centre, and Gormley is another hamlet in the rural part of the town. Much of this land is on the Oak Ridges Moraine.
Who it suits: buyers who want acreage, a lake setting, privacy or room for a hobby farm, and who work from home or drive. The Town says 38% of employed residents work from home.
What it costs: Rural Whitchurch-Stouffville had a Q2 2026 median of $1,456,940, on 28 sales, with homes taking 37 days to sell on average.
What to check: Most rural homes use a private well and septic system. Make your offer conditional on a water test and septic inspection. My guide to septic systems and wells for Ontario buyers covers what to ask for.
What does the Oak Ridges Moraine mean for buyers in Stouffville?
The Oak Ridges Moraine is a ridge of land about 160 km long, running from the Trent River to the Niagara Escarpment, and it is part of the Greenbelt. Ontario’s Oak Ridges Moraine Conservation Plan has guided land use there since 2002. Land is grouped into Natural Core Areas, Natural Linkage Areas, Countryside Areas and Settlement Areas, and planning decisions must follow the plan.
For you, this has two sides. Protected land around the town keeps it green and limits sprawl. But if you buy a rural property hoping to sever a lot, add a second home or build a big addition, the rules may say no. Ontario has an online map where you can look up the designation for an address before you make an offer.
Stouffville is one of the best family towns in York Region if you want space, nature and a train line, and 2026 prices are well below their 2024 level. In my view, the in-town areas, downtown and the newer subdivisions, are the best fit for most families because they have the most buyers when you sell. Ballantrae and the rural areas are great if you want land, but expect a slower sale later. Detached homes took 38 days to sell on average in 2026, so be patient and do not overpay for a home that has sat unsold.
How much do you need to buy a house in Stouffville?
At the town’s detached median of $1,230,000, the minimum down payment in Canada is $98,000: 5% of the first $500,000 ($25,000) plus 10% of the remaining $730,000 ($73,000). At the freehold townhouse median of $835,000, it is $58,500. Both are under $1.5 million, so you can use an insured mortgage with a CMHC premium added to the loan.
Rates moved up this fall. The Bank of Canada raised its policy rate to 2.50% on 28 October 2026, and prime at the big banks rose to 4.70%. Get pre-approved first. If you are also looking south, compare my guides to the best neighbourhoods in Markham and the Markham and Richmond Hill housing market. If you are selling, read my guide to choosing the best realtor in Stouffville.
Detached homes in Whitchurch-Stouffville averaged 38 days on market in 2026, so many listings sit for weeks. Ask how long a home has been listed and whether it was listed before at a higher price. That history can give you room to negotiate, but only your own pre-approval decides what you can safely pay.
What to do next
- Choose two areas from this list and visit them on a weekday evening and a weekend.
- Test the GO train or the Highway 404 drive at the times you would really travel.
- Get a mortgage pre-approval at today’s rates.
- For rural homes, look up the Oak Ridges Moraine designation and plan for well and septic checks.
- Use the free estimator on this page to see what your current home could sell for.
