By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 9 min read — How to pick a Stouffville agent in 2027: Whitchurch-Stouffville prices, Moraine and rural checks, questions to ask and red flags.

Short answer

The best realtor in Stouffville for 2027 prices from fresh Whitchurch-Stouffville sales, understands rural and Oak Ridges Moraine properties as well as newer subdivisions, and markets to buyers across the GTA. The town’s detached median was $1,230,000 from January to October 2026, down 6.5%. Commission is negotiable in Ontario, so compare written agreements first.

This guide is for homeowners selling in Stouffville and buyers looking at the Town of Whitchurch-Stouffville in 2027. It explains what sets this market apart, shows the latest town-wide price numbers, and gives you a plain checklist for interviewing any agent, plus how commission and listing agreements work in Ontario.

What makes Stouffville’s housing market different?

Whitchurch-Stouffville is a York Region town of about 49,900 people (2021 census), up 8.8% from 2016. Most of them, about 36,800, live in the community of Stouffville itself. The rest live in smaller places such as Ballantrae, Musselman’s Lake, Gormley and Vandorf, and in the countryside between them.

Two facts shape almost every sale here:

  • Fast growth in town. Urban Stouffville started growing quickly after 2005, once it was connected to a new sewer system and a water pipe from Lake Ontario. That is why so much of the town is made up of newer subdivisions built over the past two decades.
  • Protected land around it. The Town says most of its land lies within the Greenbelt, which includes the Oak Ridges Moraine. The province’s Oak Ridges Moraine Conservation Plan, in place since 2002, sets land-use rules there, and planning decisions in the area must conform to it.

So you have two markets side by side: newer family homes in town, and rural, lake or estate properties on protected land outside it. They are priced, inspected and marketed differently.

How does the Stouffville GO line affect buyers?

The GO Stouffville line runs through the community, with a station in the downtown core and the line ending at Old Elm GO. Trains run toward Union Station through Markham and Scarborough. Service is strongest in weekday rush hours, so check GO Transit’s current timetable before you count on a particular trip. Highway 404 runs along the town’s western edge and Highway 48 runs through it, which matters for drivers heading south.

For a seller, a short walk or drive to the station is worth spelling out in the listing. For a buyer, ask your agent how homes near the station have sold compared with similar homes farther out, using real sales.

What are home prices in Stouffville right now?

REALM reports these figures for the whole Town of Whitchurch-Stouffville, not for each neighbourhood. Read them as the town-wide trend.

Home type (Whitchurch-Stouffville) Median Jan–Oct 2026 Median Jan–Oct 2025 Change Avg days on market 2026 Sales 2026
Detached $1,230,000 $1,315,500 -6.5% 38 296
Semi-detached $900,000 $985,000 -8.6% 23 21
Freehold townhouse $835,000 $926,500 -9.9% 24 104
Condo townhouse $575,000 $700,000 -17.9% 29 13
Condo apartment $769,500 $745,000 +3.3% 31 11

Source: TRREB MLS data via REALM, January–October 2026 vs the same period of 2025 (median sold price, average days on market, Town of Whitchurch-Stouffville).

What the numbers say:

  • Detached homes are the core of the market, with 296 sales, and the median fell 6.5%. They took longer to sell too: 38 days on average, up from 29 in 2024.
  • Freehold townhouse sales jumped to 104 from 74, about 40% more, even as the median dropped 9.9%. Lower prices brought buyers back to that segment.
  • Condo categories had very few sales. With only 11 condo apartment sales, one or two unusual units can move the median, so the 3.3% rise is not a trend.

How do mortgage rules and rates affect Stouffville buyers?

At the town’s detached median of $1,230,000, the minimum down payment in Canada is $98,000: 5% of the first $500,000 ($25,000) plus 10% of the remaining $730,000 ($73,000). Because the price is under $1.5 million, a buyer can use an insured mortgage, with a CMHC premium added to the loan. First-time buyers and buyers of newly built homes can get a 30-year amortization on an insured mortgage; others are limited to 25 years.

Rates rose this fall. The Bank of Canada raised its policy rate to 2.50% on 28 October 2026, its first hike in more than three years, and the big banks moved prime to 4.70%. The next rate decision is 9 December 2026. For sellers, that means checking each buyer’s pre-approval and conditions carefully. For buyers, it means getting pre-approved before you start writing offers, and leaving room in your budget in case rates move again. Treat any rate forecast as a forecast, not a promise.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

What should you look for in a Stouffville real estate agent?

Pricing that separates town, rural and lake properties

A newer detached home on a subdivision street and a rural property on the Moraine are different products. Ask the agent to show comparable sales for each type and explain the adjustments. If they use one average for everything, keep looking.

Knowledge of rural due diligence

Outside the urban area, many homes rely on private wells and septic systems. Public Health Ontario tests private drinking water for total coliforms and E. coli. The agent should know to ask for well results, septic records and any land-use limits before listing, so buyers are not surprised.

A feel for where buyers come from

In my experience, Stouffville buyers often come from Markham, Richmond Hill, Scarborough and other parts of the GTA. An agent who works across the GTA knows what those buyers can get closer to Toronto and how to position your home against it.

A real launch plan

With detached homes averaging 38 days, the launch matters. Ask for a written plan for preparation, photos, pricing, showing times and how offers will be handled.

What questions should you ask a Stouffville realtor before hiring?

  1. Are you registered with RECO, and who is your broker of record?
  2. Which Whitchurch-Stouffville sales from the last few months support your price?
  3. For a rural home: which well, septic and land-use checks should I prepare before listing?
  4. How will you reach buyers in Markham, Toronto and the rest of the GTA?
  5. What is your full fee, what does it include, and how is it shared with a buyer’s brokerage?
  6. How long is the listing agreement and the holdover period?
  7. What happens if a buyer from your own brokerage wants my home?

You will find more in my list of 21 questions to ask a realtor before you hire them.

How do commission and listing agreements work in Ontario?

The Real Estate Council of Ontario (RECO) regulates agents. Its guidance to consumers is clear on these points:

  • Commission is negotiable. It may be a flat amount, a percentage or a mix. No regulator or real estate board sets it.
  • Fees based on the gap between list price and sale price are banned.
  • The expiry date must be on page one, shown clearly, and you initial it.
  • There is no standard length. You negotiate it.
  • Holdover periods can make you liable for a fee after the agreement ends if a buyer who saw the home during the listing buys it later. There is no standard holdover length.
  • Services not written in the agreement may not be provided, so get them in writing.
  • Multiple representation needs your consent, and the agreement should say what happens if you decline.

For the numbers, see how much real estate commission costs in Ontario, and before you sign, read how the holdover clause works.

What are the red flags when choosing a realtor in Stouffville?

  • A suggested price based on 2024 or early 2025 sales. Detached medians have fallen since then.
  • No questions about wells, septic or Oak Ridges Moraine rules on a rural listing.
  • Pressure to sign a long agreement on the spot.
  • No clear answer on the total fee or how it is split.
  • A name you cannot find on RECO’s public register, which also shows five years of discipline history.
Watch out

If you are buying land or a rural home on the Oak Ridges Moraine with plans to build, add on or sever a lot, do not firm up your offer on assumptions. The Moraine plan limits what can happen in many areas. Make the offer conditional on checking with the Town’s planning staff and getting legal advice.

Why do local and GTA-wide experience both matter in Stouffville?

Local experience covers the subdivisions, the GO station, the rural edges and the Moraine rules. GTA-wide experience covers the buyer, who is often comparing your home with options in Markham, Richmond Hill or Toronto, and may need to sell first. An agent who sees the whole region can price your home against the real choices buyers face, and can plan closing dates around the buyer’s other sale.

My take

In Stouffville, I would put the most effort into getting the detached price right from day one. With days on market up and the median down, buyers have time to compare. A home priced from fresh Whitchurch-Stouffville sales, presented well and launched on a clear date, has the best shot at strong offers early. That is my view, not a promise of any result.

What to do next

  1. Get a value range for your home with the estimator above.
  2. Gather your documents: survey, permits, renovation receipts, and for rural homes, well test results and septic records.
  3. Look up two or three agents on RECO’s public register and book interviews.
  4. Compare written pricing, marketing plans and listing agreements, including the holdover length.
  5. Set a launch date and price based on recent Whitchurch-Stouffville sales.

Frequently asked questions

Who is the best realtor in Stouffville?

The best realtor in Stouffville for 2027 is the one who can price from recent Whitchurch-Stouffville sales, handle both subdivision and rural Moraine properties, and reach buyers across the GTA. Confirm the agent’s status on RECO’s public register, then compare written pricing, marketing plans and listing agreements before you sign anything.

What is the average house price in Stouffville in 2026?

The median detached price in Whitchurch-Stouffville was $1,230,000 from January to October 2026, down 6.5% from the same period of 2025, per TRREB MLS data via REALM. Freehold townhouses had a median of $835,000, down 9.9%. These are town-wide figures, so get an estimate for your own Stouffville home.

How long does it take to sell a house in Stouffville?

Detached homes in Whitchurch-Stouffville averaged 38 days on market from January to October 2026, up from 36 days in 2025 and 29 days in 2024, per TRREB MLS data via REALM. Freehold townhouses sold faster, at 24 days. Pricing from current sales and a strong launch shorten the time a Stouffville home sits.

How much do realtors charge in Stouffville?

There is no fixed realtor commission in Stouffville or anywhere in Ontario in 2027; it is negotiated with the brokerage. RECO says the fee can be a flat amount, a percentage or both, and no regulator or board approves it. Your agreement must explain how the fee is calculated and when it changes.

Is Stouffville on the Oak Ridges Moraine?

Yes, the community of Stouffville sits on the Oak Ridges Moraine, and the Town says most of Whitchurch-Stouffville lies in the Greenbelt, which includes the Moraine. Ontario’s Oak Ridges Moraine Conservation Plan, in place since 2002, sets land-use rules there. Buyers planning to build or sever land should check with Town planning staff first.

Does Stouffville have a GO train?

Yes, Stouffville has a GO station in its downtown core on the GO Stouffville line, which ends at Old Elm GO. Trains run toward Union Station through Markham and Scarborough, with the most service in weekday rush hours. Check GO Transit’s current timetable before relying on a specific trip in 2027.

Should I get a buyer’s agent to buy in Stouffville?

Yes, most buyers in Stouffville benefit from a buyer’s agent, especially for rural or Moraine properties where wells, septic and land-use limits matter. In Ontario you sign a written buyer representation agreement, and RECO says it must explain what you pay and how that changes if the seller covers part of your agent’s fee.

What is a holdover clause in an Ontario listing agreement?

A holdover clause lets the brokerage earn its fee if a buyer who saw or was introduced to your home during the listing buys it within a set period after the agreement ends. RECO says there is no standard holdover length, so Stouffville sellers should negotiate it before signing in 2027. Listing again at an equal or higher fee usually removes the obligation.

How do I check a real estate agent’s record in Ontario?

Search the agent on RECO’s public register at registrantsearch.reco.on.ca. It shows whether the agent is currently registered, their brokerage and broker of record, and enforcement history from the past five years, such as discipline decisions. Do this for every Stouffville agent you interview before signing a listing or buyer agreement in 2027.
