Why nobody just publishes this
Closed prices in Ontario are not public record the way they are in much of the United States. They sit in the board database, and the rules that let a REALTOR show them to you are specific: they come through a Virtual Office Website, they go to real buyers and sellers rather than to the open internet, and the history that can be displayed is limited.
That is the whole reason the portals show you asking prices and estimates instead. An estimate is a guess built from averages. A closed comparable is what somebody actually paid. The difference between the two, in a building where floor and exposure swing the price by six figures, is the difference between selling well and leaving money behind.
So I send it by hand. You get the real numbers, read by someone who works these buildings, rather than a machine average of a postal code.
