Living in Humber Bay Shores
Humber Bay Shores is the closest thing Toronto has to a resort neighbourhood inside the city. A cluster of modern glass towers wraps around parkland at the mouth of Mimico Creek, with the waterfront trail running through it and the downtown skyline sitting across the water.
On a summer weekend it genuinely feels like somewhere you’d holiday — trail cyclists, patios, the Humber Bay Arch Bridge, and the butterfly habitat in Humber Bay Park. That lifestyle is the product here, and for many buyers it justifies the premium outright.
Practically, it’s ten to twenty minutes from downtown by car, with Mimico GO and Lake Shore transit nearby.
Homes & prices
Almost entirely condominium: newer towers with full amenity packages (pools, gyms, concierge) and a first generation of buildings from the mid-2000s now offering larger layouts per dollar. Excellent for waterfront lifestyle, trails, amenities and skyline views with quick highway access downtown. Less suited to buyers who need subway access or dislike peak-time traffic.
Are Humber Bay condos a good investment?
Waterfront supply is inherently limited, supporting long-term value, and rental demand is consistent. Building selection and reserve fund health matter more here than the neighbourhood label.
How do you get downtown from Humber Bay Shores?
15–25 minutes by car via the Gardiner off-peak, Mimico GO to Union, or streetcar and buses along Lake Shore. Many residents cycle the waterfront trail in warmer months.
What should I check before buying in Humber Bay?
Reserve fund status and any planned garage, window or cladding work, exposure and view protection, wind exposure on higher floors, and parking allocation.
