Short answer

Hire whoever can prove the best pricing evidence and plan for your specific home. Local specialists usually know building-level and street-level comparables and buyer behaviour better; large teams may bring more marketing reach and staff. Ask both for the three comparable sales they would price against, recent results in your area, who will handle your file day to day, and written terms.

What actually moves your sale price

Sale price is mostly driven by three things: the list price strategy, how the home is presented, and negotiation. Brand size affects none of them directly. What affects them is how well your agent understands the buyers who shop your specific area and the homes they are comparing yours to.

In Toronto that can be very local. TRREB districts mix wildly different product. In August 2026, district W06 condo apartments averaged $642,661 while W06 detached homes averaged $1,371,688. In W08, detached homes averaged $1,962,291 and condos $607,000. An agent who prices from the wrong slice will be off by a lot.

How to test both in one week

  1. Ask each for the three comparable sales they would price your home against, with addresses and adjustments.
  2. Ask for results in your area over the last 12 months, in your property type.
  3. Ask who you will deal with for showings, feedback and negotiation.
  4. Ask for the marketing plan and budget in writing.
  5. Compare written terms: commission, split, HST, length, cancellation and holdover.
