By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 16 September 2026 · 9 min read — what the Toronto market looked like in August 2026 by home type, what a strong local agent should know, and how to vet anyone you interview.

Short answer

The best realtor in Toronto prices from recent local sales by home type and can explain the current market in numbers. In August 2026, Toronto recorded 1,767 sales at an average of $979,684, selling at 97% of asking after 35 days on average; detached homes averaged $1,525,749. Verify RECO registration and get the pricing plan and terms in writing.

Is there an official best realtor in Toronto?

No. No regulator or board ranks agents, so every “best realtor in Toronto” list is marketing, including self-published ones. What you can judge is evidence: registration on RECO’s public register, recent sales in your home type and price band, how the agent arrives at a price, and the terms they put in writing.

What the numbers mean for you

Toronto is really dozens of markets. Condo apartments made up half of August’s sales and sold at 96% of asking after 39 days, while detached homes sold faster, in 30 days. A downtown condo, a Leaside detached home and an Etobicoke bungalow need completely different pricing, which is why an agent should price from sales in your neighbourhood and building, not the city average. A range is a starting point.
A strategy is what sells.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

What moves value in Toronto

Neighbourhood and street, school catchment, transit access, lot frontage and parking for houses; building, floor, exposure, fees and reserve fund for condos. Toronto also has its own municipal land transfer tax on top of Ontario’s, which changes what buyers can afford at each price point. See the land transfer tax calculator.

Five checks for any agent

Use these with everyone you interview, including me.

What to check How to check it yourself Red flag
Registration Search the name on RECO’s public register; confirm category and brokerage Name not found, or brokerage differs from the business card
Local sales evidence Ask for units sold in your building or pocket in the past 12 months, with addresses “Top 1%” with no comparison group or period
Pricing method Ask which three sales they would anchor your price to, and why A number with no comparables, or a number far above every comparable
Representation Ask how client versus self-represented status applies to you under TRESA Vague answers about who they work for when both sides are involved
Contract terms Read the holdover period, cancellation terms and the commission split in writing Pressure to sign the same day

Where I fit

I am Jatin Dua, Broker of Record and co-founder of RE/MAX Quantum Realty. Our office is at 799 The Queensway in Toronto, and I work with buyers and sellers across the GTA, including Toronto. The takeaway

Choose a Toronto agent on evidence: RECO registration, recent sales in your home type, pricing built from local comparables and written terms. In August 2026 Toronto homes sold at 97% of asking after 35 days on average, so pricing correctly from day one matters.
