A second property in Ontario usually needs a larger down payment than a first home and must be qualified alongside your existing mortgage under the stress test. If you keep and rent the first home, lenders count only part of the rent, a change in use can have tax consequences, and only one property can be your principal residence per year. Decide keep-or-sell on cash flow and equity needs, not sentiment.
What changes with a second purchase
| Item | What to expect |
|---|---|
| Down payment | Higher than the minimum for an owner-occupied first home; rentals generally require more |
| Qualifying | Both mortgages counted, at stress-tested rates |
| Rental income | Lenders count only a portion of expected rent |
| Insurance | Landlord policy if rented |
| Taxes | Rental income is taxable; only one property can be a principal residence per year |
| Vacant Home Tax | May apply in Toronto if a unit sits empty |

- Keep if it cash flows, you have a cushion, and you can manage tenants.
- Sell if you need the equity for the new purchase, the numbers are negative, or you cannot carry both.

The takeaway
Second purchases in Ontario need more down payment, must be qualified alongside your current mortgage, and change your tax position if you rent out a former home. Model both properties’ carrying costs and get tax advice before deciding to keep or sell.
