Installing an EV Charger in a Toronto Condo: Rules, Process and Costs

Short answer

Ontario condo rules give owners a process to request an EV charger: apply in writing with an electrician’s details, the corporation responds within a set period and can require reports and reasonable conditions, and an agreement covers costs, electricity and what happens on resale.

If you drive electric and live in a condo, charging is the practical problem. Ontario’s condo rules include a process for owners to ask for an electric vehicle charging system in their space.

The process in short

  1. Check your space. Is your parking space owned, exclusive-use common element, or leased from the corporation? That affects what you can install.
  2. Submit a written application to the board with the details of the proposed system, prepared with a qualified electrician.
  3. The corporation responds. The regulations set a timeline for the corporation to respond, and it can ask for reports, such as an electrical capacity assessment, at the owner’s cost.
  4. An agreement is signed covering installation, maintenance, insurance, electricity cost recovery and what happens when you sell.

What the corporation can require

Reasonable conditions: a licensed electrician, permits, proof of insurance, metering or a method to recover electricity costs, and responsibility for maintenance and removal. It can’t simply refuse without grounds, but capacity limits in older buildings are a real constraint.

A range is a starting point.
A strategy is what sells.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

Costs to expect

Your costs usually include the charger, installation, any engineering or capacity study, permits and the ongoing electricity. Buildings that install a shared charging system may bill users through a metered service.

At resale

An installed, approved charger can make a parking space more attractive to buyers who drive electric. The agreement usually says whether the charger stays with the unit and who takes over obligations. Keep the paperwork for your status certificate.

The takeaway

Confirm what you own in your parking space, apply in writing with a licensed electrician, and keep the signed agreement for your status certificate.

Frequently asked questions

Can my condo refuse an EV charger in Ontario?

The rules set out a process and a response timeline. The corporation can impose reasonable conditions, and building capacity can be a legitimate constraint.

Who pays for the electricity?

Usually the owner, through metering or an agreed recovery method.

Do I need an electrician’s report?

The corporation can require reports, often at the owner’s cost.

Does the charger stay when I sell?

It depends on your agreement with the corporation. Check it before listing.
