What parking is worth in Etobicoke
Unlike downtown Toronto — where many buyers genuinely go car-free — most of Etobicoke still rewards car ownership. The Queensway, Alderwood and much of central Etobicoke are car-oriented, so a spot here is closer to essential than optional, and it protects your resale pool.
Where you can skip it
Near Kipling and Islington subway stations, and in walkable pockets of Mimico near GO, some buyers do fine without. If you’re buying purely as an investment for a transit-adjacent one-bedroom, skipping parking can improve your entry price — but expect a narrower buyer pool at resale.
Owned vs exclusive-use vs rented
Owned parking has its own title and can usually be sold or rented separately — the most valuable form. Exclusive-use is assigned to your unit by the declaration and typically transfers with it. Rented from the corporation or another owner offers no permanence. Your status certificate and the declaration confirm which you have — always verify before closing.
Lockers
Undervalued and hard to add later. In compact Queensway and Humber Bay units, a locker is the difference between living comfortably and living around your stuff. If a unit includes one, it’s a genuine resale advantage; if not, ask whether owners lease them internally.
The resale math
In most Etobicoke buildings a parking spot represents a meaningful share of unit value and consistently returns most of that at resale — plus it widens the pool of buyers who’ll consider your unit. A locker adds less but costs little.

Is parking worth it in an Etobicoke condo?
In most of Etobicoke, yes — the area remains car-friendly and parking protects your resale value. Near Kipling/Islington subway it’s more optional.
Can I buy a parking spot separately later?
Sometimes, if it’s owned parking and an owner is selling — but supply is limited and prices rise with demand. Buying with the unit is usually cheaper.
Can I rent out my parking spot?
Often yes for owned parking, subject to the corporation’s rules — commonly to other residents only. Check the declaration and rules.
Do I need a locker?
In units under 700 sq ft, strongly recommended. It’s cheap storage that materially improves daily living and helps at resale. Ask me what’s available in any building.
