By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 16 September 2026 · 9 min read — the honest upside and downside, what a slower market means for new agents, and how to test the fit before you commit.

Short answer

Real estate can be a good career in Ontario if you treat it as a sales business, can go months without income and enjoy prospecting. The upside is uncapped income, flexibility and independence. The downside in 2026 is a slower market with GTA sales at 5,057 in August and heavy competition among agents. Most people who quit do so because of cash flow and lead generation, not licensing difficulty.

The honest pros and cons

Pros Cons
Uncapped income No salary, irregular income
Flexible schedule Evenings and weekends when clients are free
Independence You fund your own business costs
Helping people with big decisions Emotional and high stakes
Skills transfer to investing and business Slow markets hit new agents hardest

What the 2026 market means for new agents

The GTA recorded 5,057 sales in August 2026 at an average of $993,410, with homes selling at 97% of asking in 35 days. A market like this rewards agents who can price honestly and prospect consistently, and is unforgiving to those waiting for the phone to ring.

Who tends to succeed

  • People who prospect daily rather than only when business is slow.
  • People who respond in minutes, not hours.
  • People with a financial cushion.
  • People who choose a brokerage with leads and mentorship early.
  • People who niche down: a neighbourhood, a building type, a community.
Test it before you quit your job. Interview three agents who are one, three and ten years in. Ask what their first year actually looked like and what they earned before costs.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

The takeaway

Real estate in Ontario rewards consistent prospecting, fast response and a financial cushion. The 2026 market is slower and competitive, so new agents should choose a brokerage with real lead flow and mentorship, and test the career with honest conversations before committing.

How long before a new agent earns money?
