The best realtor for Mimico can price three very different products in one neighbourhood: older detached and semi-detached homes, small low-rise apartment buildings, and the condo towers of Humber Bay Shores that report under the same Mimico community. In August 2026, W06 detached homes averaged $1,371,688 at 100% of asking; condo apartments averaged $642,661 at 96%. Verify registration on RECO before you hire anyone.
Why Mimico is not one market
On TRREB, the Mimico community in district W06 includes both the historic village streets between the rail corridor and the lake, and the high-rise condos of Humber Bay Shores to the east. That makes Mimico averages almost meaningless on their own. A 1920s detached house on a 25-foot lot near Mimico GO, a unit in a 1960s rental-turned-condo walk-up, and a lake-view suite at Park Lawn and Lake Shore all land in the same bucket.
An agent who knows Mimico separates them immediately. For detached homes, lot frontage, parking, basement height and whether a laneway or garden suite is possible drive value. For condos, it is the building, the fee, the reserve fund and the view.

What a seller should take from that
Detached houses in W06 sold at an average of 100% of asking in August 2026 — a far tighter market than the condo segment, where buyers had 232 listings to choose from and paid 96% of asking on average. If you own a house in old Mimico, the risk is under-pricing a scarce product. If you own a condo, the risk is over-pricing into heavy competition. Those are opposite strategies, and your agent should explain which one applies to you.
