What makes Long Branch and New Toronto different

West of Mimico, the Etobicoke lakeshore turns into a house market. New Toronto runs roughly from Kipling Avenue toward Mimico and is home to Humber College’s Lakeshore Campus; Long Branch continues west to Etobicoke Creek and Marie Curtis Park, with Colonel Samuel Smith Park and the Waterfront Trail close by. Both report under TRREB district W06.

Here, the property matters more than the building. Frontage, lot depth, parking, a full-height basement, south-of-Lake-Shore addresses and walking distance to Long Branch GO or the 501 streetcar all show up in sold prices. So does development potential: larger lots attract builders and buyers who want to sever or add a suite.

How to read that as a lakeshore seller

With detached homes selling at an average of 100% of asking, the lakeshore house market is steady rather than soft. But a monthly sample of 16 detached sales is small, and it covers four neighbourhoods. Your agent should price from the last twelve months of sales on streets that genuinely compete with yours, adjusted for lot size and condition, not from one month’s district average.
