By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 9 min read — Brampton prices by home type for 2024 to 2026, what the October 2026 rate hike changes, and what to expect in 2027.

Short answer

Brampton prices fell again in 2026: the detached median was $950,000 for January to October, down 8.9% from 2025 and about 16% below 2024. Detached sales rose 9%, though. For 2027, CREA and TD expect more sales and near-flat prices, but those forecasts came before the October 2026 rate hike.

This is for anyone buying, selling or owning in Brampton who wants real numbers before planning a 2027 move. You will see three years of TRREB MLS data by home type, what the October 2026 rate hike changes, what forecasters expect, and my own cautious view, clearly labelled.

What are home prices in Brampton in 2026?

Brampton has had one of the steeper price declines in the GTA. Every main home type sold for less in January to October 2026 than in 2025, and less again than in 2024. The typical detached house dropped below $1 million to $950,000. Condo apartments fell 12.6% in one year and about 23% over two.

Home type Median 2024 Median 2025 Median 2026 2026 vs 2025 2026 vs 2024
Detached $1,127,250 $1,042,750 $950,000 -8.9% -15.7%
Semi-detached $923,000 $860,000 $790,000 -8.1% -14.4%
Freehold townhouse $872,000 $813,552 $755,000 -7.2% -13.4%
Condo townhouse $681,000 $640,000 $570,000 -10.9% -16.3%
Condo apartment $540,000 $475,000 $415,000 -12.6% -23.1%

These are medians: half of homes sold for more and half for less. A city-wide median mixes newer detached homes in the north with older homes closer to downtown Brampton, so your own street may look quite different. Use this as a starting point, not a value for your home.

How many homes are selling in Brampton, and how fast?

Sales across the five main home types were 3,999 in January to October 2026, up 1.5% from 3,938 in 2025 but about 10% below 2024. The bright spot is detached homes, with 2,280 sales, up 9% from 2025. Condo townhouse sales fell about 21%.

Here is the simple way to read this. In 2026, Brampton sold about 228 detached homes a month on average, and 947 were for sale at the end of October. That is a bit over four months of supply, down from about six months a year earlier, so the detached market has tightened. Condo apartments are the opposite: about 24 sales a month against 177 listings, or more than seven months of supply, and an average of 53 days to sell.

TRREB’s September 2026 report shows Brampton had 404 sales across all home types that month at an average price of $854,322, with 1,785 active listings. Homes sold for 97% of asking on average.

How will the October 2026 rate hike affect the Brampton housing market?

On 28 October 2026, the Bank of Canada raised its policy rate by 0.25 points to 2.50%, its first increase in more than three years. The Bank said it acted to keep high energy prices, linked to the war in the Middle East, from spreading into other prices. It expects inflation of about 3.5% by the end of 2026 and an average of about 3% in 2027, and it said a further increase could be needed. It also said it expects housing activity to stay relatively weak.

The big banks raised prime from 4.45% to 4.70%, effective 29 October 2026, so variable-rate mortgages and home equity lines of credit tied to prime went up 0.25 points right away. Fixed rates follow Government of Canada bond yields instead, and those had already risen through September and October. In plain terms: the cost of carrying a Brampton mortgage went up just as prices were coming down.

For a sense of scale: by my own arithmetic, a 0.25-point rise adds roughly $65 to $70 a month to a $500,000 mortgage on a 25-year amortization. Brampton buyers often stretch to reach a detached home, so even a small increase can change what they qualify for.

What economists expect for rates in 2027

TD Economics expects one more 0.25-point hike in the first quarter of 2027, to 2.75%. CIBC expects a hold on 9 December 2026, a hike in January and then no change for the rest of 2027. These are forecasts, not promises. The Bank’s next decisions are on 9 December 2026 and 27 January 2027.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

What do forecasters expect for Brampton in 2027?

No major forecaster publishes a Brampton-only price forecast that I could verify, so here is what the regional and provincial outlooks say. Use them as a direction, not a number for your home.

  • CREA (16 October 2026): national sales up 4.4% in 2027 to 464,235, and a national average price up 1.2% to $689,909. CREA assumed limited Bank of Canada action over the next year.
  • TD Economics (29 September 2026): Ontario sales up 7.4% in 2027 and Ontario average prices up only 0.6%, with pent-up demand doing much of the work. TD assumed bond yields would start easing in late 2026.
  • CMHC (July 2026 baseline): about 71,500 MLS sales in the Toronto census metropolitan area in 2027 with an average price near $1,050,000.
  • Bank of Canada (28 October 2026): housing activity expected to remain relatively weak.

Brampton sits in Peel Region, where TRREB recorded 936 sales in September 2026 with homes selling for 97% of asking on average.

The key point is timing. The CREA, TD and CMHC numbers were all published before the October hike. If rates rise again in December or January, the 2027 rebound in sales they describe could arrive later or be smaller.

What else could affect Brampton real estate in 2027?

  • Enhanced HST relief on new homes. Ontario and Ottawa now offer relief of up to $130,000 on new homes for eligible buyers, not only first-time buyers, when the agreement is signed after 31 March 2026 and before 1 April 2027. Brampton has a lot of new detached and townhouse supply, so this may pull some buyers toward new builds and away from resale until the deadline. My post on the enhanced new housing rebate in Caledon and Brampton has the details.
  • The Hazel McCallion Line. This 18-kilometre light rail line will run from Port Credit GO to the Brampton Gateway Terminal at Steeles Avenue, with a later extension planned into downtown Brampton. As of the latest public updates I could find, no opening date has been confirmed.
  • Insured mortgage rules. The typical Brampton detached home, at $950,000, is well under the $1.5 million cap for insured mortgages. The minimum down payment at that price is $70,000. First-time buyers can use a 30-year amortization on an insured mortgage.

Is 2027 a good time to buy in Brampton?

For a first-time buyer or a family moving up, Brampton in late 2026 is far more affordable than it was two years ago. A detached median of $950,000 is about $177,000 below the 2024 median. Semi-detached homes, at a $790,000 median, are now in reach for many buyers who were priced out in 2024.

Two cautions. First, rates are rising, so a lower price does not always mean a lower payment. Get a pre-approval with a rate hold and check your budget at a rate one point higher. Second, if you are renting out a basement to help qualify, ask your lender exactly how much of that rent it will count before you shop. My 2026 buyer guide to living in Brampton covers neighbourhoods and costs.

My take

My cautious view, and only my view: the detached market in Brampton has firmed up in sales even as prices fell, which tells me buyers are coming back at these levels. I would not expect a quick rebound in prices in 2027 with rates rising, but I also would not wait for a much bigger drop in the detached segment. Condos are different: buyers have the upper hand there and can take their time.

Is 2027 a good time to sell in Brampton?

If you are selling a detached home, conditions are better than in 2025: more sales, fewer competing listings, and about four months of supply. Price it against 2026 sales, not 2024, and you should find a buyer. If you are selling a condo apartment or condo townhouse, expect a longer sale. Condo townhouse sales fell about 21% in 2026 and selling times rose to 41 days.

For a current estimate, see how much your Brampton house is worth, or for condos, how much your Brampton condo is worth.

Watch out

Brampton condo apartments had more than seven months of supply in 2026 and took 53 days on average to sell, the longest of any home type in the city. If you bought a pre-construction condo or townhouse at 2022 prices and it closes in 2027, the appraisal may come in below your purchase price. Talk to your lender early so you are not short of cash on closing day.

What to do next

  1. Find the median for your exact home type in the tables above, then compare it with recent sales near you.
  2. Get a mortgage pre-approval with a rate hold before the Bank of Canada decisions on 9 December 2026 and 27 January 2027.
  3. If you are looking at a new Brampton home, check whether you can sign before 1 April 2027 to qualify for the enhanced HST relief.
  4. If you are selling, price against 2026 sales and current competing listings, and plan for a longer sale if it is a condo.
  5. If you have a pre-construction closing in 2027, get an appraisal estimate and lender plan now.

Frequently asked questions

What are the Brampton housing market predictions for 2027?

No verified forecast covers Brampton alone, and the regional outlooks point to more sales and roughly flat prices in 2027. TD expects Ontario sales up 7.4% and prices up about 0.6%, and CREA expects national prices up 1.2%. Both came before the October 2026 rate hike, so Brampton could stay softer for longer.

Will Brampton house prices go down in 2027?

They might, but no one can promise either way. Brampton’s detached median already fell 8.9% in January to October 2026 to $950,000, based on TRREB MLS data via REALM. Detached sales rose 9% in 2026, a sign buyers are returning at these prices, but rising rates could keep pressure on prices in 2027.

What is the average house price in Brampton in 2026?

The median detached house in Brampton sold for $950,000 in January to October 2026, down from $1,042,750 in 2025, based on TRREB MLS data via REALM. Across all home types, TRREB reported a September 2026 average price of $854,322 in Brampton. Semi-detached homes had a median of $790,000.

How much is a condo in Brampton in 2026?

The median Brampton condo apartment sold for $415,000 in January to October 2026, down 12.6% from $475,000 in 2025, based on TRREB MLS data via REALM. Condo apartments took 53 days on average to sell. Condo townhouses had a median of $570,000, down 10.9%.

Is Brampton a buyer’s market in 2026?

For condos, yes; for detached homes, it is closer to balanced. Brampton had more than seven months of condo apartment supply in 2026. Detached homes had about four months of supply at the end of October 2026, down from about six a year earlier, and detached sales rose 9%.

How long does it take to sell a house in Brampton?

A detached house in Brampton took 30 days on average to sell in January to October 2026, up from 22 days in 2024, based on TRREB MLS data via REALM. Semi-detached homes averaged 28 days and condo apartments 53 days. A home priced in line with recent sales usually sells faster.

How much do I need for a down payment on a house in Brampton?

For the 2026 median Brampton detached price of $950,000, the minimum down payment is $70,000: 5% of the first $500,000 plus 10% of the remaining $450,000. A semi at the $790,000 median needs $54,000. The mortgage insurance premium is added to the loan when you put down less than 20%.

Is it a good time to buy a house in Brampton?

For buyers with stable income, late 2026 offers lower prices and more choice than 2024. Brampton’s detached median is about $177,000 below the 2024 level. The trade-off is rising rates after the Bank of Canada raised its rate to 2.50% in October 2026, so test your budget at a higher rate first.

Does the HST rebate apply to new homes in Brampton?

Yes, the enhanced Ontario and federal HST relief applies to eligible new homes in Brampton. It is worth up to $130,000 for eligible buyers, not only first-time buyers, on agreements signed after 31 March 2026 and before 1 April 2027. The home must be a primary residence or qualifying rental, and other conditions apply.
