Short answer

A second property in Ontario usually needs a larger down payment than a first home and must be qualified alongside your existing mortgage under the stress test. If you keep and rent the first home, lenders count only part of the rent, a change in use can have tax consequences, and only one property can be your principal residence per year. Decide keep-or-sell on cash flow and equity needs, not sentiment.

Keep the first home or sell it?

  • Keep if it cash flows, you have a cushion, and you can manage tenants.
  • Sell if you need the equity for the new purchase, the numbers are negative, or you cannot carry both.
  • Get advice on the change-in-use rules before renting out a former principal residence.
