Ontario condo rules give owners a process to request an EV charger: apply in writing with an electrician’s details, the corporation responds within a set period and can require reports and reasonable conditions, and an agreement covers costs, electricity and what happens on resale.
If you drive electric and live in a condo, charging is the practical problem. Ontario’s condo rules include a process for owners to ask for an electric vehicle charging system in their space.
The process in short
- Check your space. Is your parking space owned, exclusive-use common element, or leased from the corporation? That affects what you can install.
- Submit a written application to the board with the details of the proposed system, prepared with a qualified electrician.
- The corporation responds. The regulations set a timeline for the corporation to respond, and it can ask for reports, such as an electrical capacity assessment, at the owner’s cost.
- An agreement is signed covering installation, maintenance, insurance, electricity cost recovery and what happens when you sell.
What the corporation can require
Reasonable conditions: a licensed electrician, permits, proof of insurance, metering or a method to recover electricity costs, and responsibility for maintenance and removal. It can’t simply refuse without grounds, but capacity limits in older buildings are a real constraint.
