A home appraisal estimates market value, usually for the lender, to decide how much it will lend. A home inspection checks the physical condition of the home for the buyer. The appraisal protects the lender; the inspection protects you. A low appraisal can leave a financing gap you must cover, while a bad inspection lets you renegotiate or walk away only if you kept an inspection condition.

When the appraisal is low
The lender bases the mortgage on the lower of price or appraised value. You may need more down payment, a second opinion, or, if your financing condition is still open, to renegotiate or exit. See low appraisal and financing shortfall.
When the inspection finds problems
With an inspection condition, you can ask for a price reduction or credit, request repairs, or let the condition lapse. Without one, you are generally bound. See inspection condition wording.
