Humber Bay Shores

Toronto’s waterfront condo district — lake and skyline views, the Martin Goodman Trail at your door, ten minutes from downtown.

The neighbourhood

Living in Humber Bay Shores

Humber Bay Shores is the closest thing Toronto has to a resort neighbourhood inside the city. A cluster of modern glass towers wraps around parkland at the mouth of Mimico Creek, with the waterfront trail running through it and the downtown skyline sitting across the water.

On a summer weekend it genuinely feels like somewhere you’d holiday — trail cyclists, patios, the Humber Bay Arch Bridge, and the butterfly habitat in Humber Bay Park. That lifestyle is the product here, and for many buyers it justifies the premium outright.

Practically, it’s ten to twenty minutes from downtown by car, with Mimico GO and Lake Shore transit nearby.

What you will find

Homes & prices

Almost entirely condominium: newer towers with full amenity packages (pools, gyms, concierge) and a first generation of buildings from the mid-2000s now offering larger layouts per dollar. South-facing lake views carry the strongest premiums and resell fastest; east-facing units capture the skyline. Full detail: Humber Bay Shores condo guide.

Good to know

Before you buy here

Checking a specific building? The Etobicoke condo directory covers 258 documented buildings, searchable by name, street or condominium corporation number — filter it to Mimico & Humber Bay for Humber Bay Shores. It flags which addresses are co-ops, which are purpose-built rentals, and which are not condominiums at all, which is the thing listing portals get wrong most often.

Views and exposure

Lake-facing south and skyline-facing east units command real premiums. See my exposure guide before choosing a unit.

Reserve funds

Earlier towers are entering major-repair years. Status certificate and reserve fund review matter more here than in newer areas.

Transit reality

No subway. Mimico GO, Lake Shore buses and the Gardiner serve the area — weekend traffic in and out is a genuine consideration.

FAQ

Humber Bay Shores questions

Is Humber Bay Shores a good place to live?

Excellent for waterfront lifestyle, trails, amenities and skyline views with quick highway access downtown. Less suited to buyers who need subway access or dislike peak-time traffic.

Are Humber Bay condos a good investment?

Waterfront supply is inherently limited, supporting long-term value, and rental demand is consistent. Building selection and reserve fund health matter more here than the neighbourhood label.

How do you get downtown from Humber Bay Shores?

15–25 minutes by car via the Gardiner off-peak, Mimico GO to Union, or streetcar and buses along Lake Shore. Many residents cycle the waterfront trail in warmer months.

What should I check before buying in Humber Bay?

Reserve fund status and any planned garage, window or cladding work, exposure and view protection, wind exposure on higher floors, and parking allocation.
