If you have searched “Meadowvale Brooks” in the last few weeks, you have probably landed on four or five pages that do not agree with each other. One lists suite types for a project of detached houses. One shows a price of $0 per square foot. One shows the building height as zero storeys. One lists an infinity pool. All of them publish the same street address, and that address does not survive ten minutes of checking.

None of this means anyone is lying. It means most pre-construction listing pages are generated from syndicated data feeds that were built for condominiums, and when a freehold house project is pushed through a condo template, the output is garbage in predictable ways. Here is what is actually established about Meadowvale Brooks, what is only builder-stated, what is unverified, and how to check any of it yourself.

The groundbreaking is the firmest date in the file. Camcos Living posted it to its own blog on 7 August 2026, stating the ground was broken on 9 July 2026 (camcos.ca). That is a builder statement on a builder-owned channel about a past event, which is the strongest category of evidence available on a project this early.

The sales centre is also confirmed and, usefully, is a place you can physically go: 7880 Keele St., Suite 101, in Concord, open Monday to Thursday 10 a.m. to 4 p.m. and Friday 10 a.m. to 2 p.m., closed weekends. Camcos Living’s head office is at 238 Wellington St. E., Suite 100, Aurora.

The 45-home count and the single-detached and semi-detached mix are builder-stated. Camcos has also described the setting as backing onto ravines of a Credit River tributary, with lots that back onto protected green space and walk-out basements available on some lots. Treat all of that as marketing description until you see a plan of subdivision. It may well be accurate. It is not independently verified.

The address problem, in detail

Four aggregator sites — Homebaba, Condomonk, MyCondoPro and TalkCondo — publish the same address for Meadowvale Brooks: a house number on Inlake Court in Mississauga, with a postal code attached. I am not reprinting the full string here, because it is wrong, and reprinting wrong addresses is exactly how they spread.

The instinct is to treat four matching sources as confirmation. It isn’t. Those four pages are downstream of a single syndicated feed. Four republications of one record is one record, not four confirmations. That distinction is the whole reason this page exists.

Here is what happens when you test the address instead of counting the sites that carry it.

Three different postal codes. Across the sources publishing this street address, the postal code does not agree. A real municipal address has one. A record assembled from a lookup has whatever the lookup returned that day.

The map data is interpolated, not surveyed. The OpenStreetMap object matching that address is way 97184577, which is an address interpolation line (openstreetmap.org/way/97184577). Interpolation lines are a mapping convenience: a segment is tagged with a start number and an end number, and any address in between is computed on demand rather than surveyed. Feed a number into that segment and a geocoder will happily return a coordinate for a house that has never existed. That is almost certainly how this address entered circulation.

The house numbers on that street skip straight over it. The numbers actually mapped on Inlake Court jump from 2630 straight to 2688. The number carried in the syndicated record falls inside that gap. There is no surveyed house at it.

The street is already built out. Inlake Court is an existing residential cul-de-sac with finished homes, some of which are currently listed for resale. This is the part that ends the argument: a cul-de-sac of occupied houses cannot also be the site of 45 new single-detached and semi-detached lots. There is no room. The two facts are not merely inconsistent, they are physically exclusive.

The city’s application record does not contain it. As of this writing, no development application appears under “Camcos”, “Inlake” or “Meadowvale Brooks” in any layer of the City of Mississauga’s live development applications data — Subdivision, Site Plan, Rezoning, Condominium or Recently Approved. The dataset is current; it contains 2026 file numbers. A 45-lot subdivision requires municipal approvals that leave a public paper trail, and that trail is not there under those search terms.

The builder’s own warranty enrolments do not contain it either. Across the ten HCRA-licensed Camcos entities, there are currently no home enrolments in Mississauga. That is entirely normal for a project that has not reached the enrolment stage — enrolment happens as homes are sold and built, not at announcement. But it does mean the warranty registry cannot corroborate a Mississauga address yet either.

So where is it?

The broker site affiliated with the project places Meadowvale Brooks “just off McLaughlin and Derry Road” (mymeadowvalebrookshomes.ca). That is roughly 8 km east of Inlake Court — not a rounding error, a different part of the city.

Taking the affiliated source over the syndicated one, the honest description of the location is the McLaughlin Road and Derry Road West area of Mississauga. A specific civic address has not been publicly confirmed by the builder, and the address being republished across the aggregators does not verify. If you are evaluating this project, ask the sales centre for the municipal address and the city file number before you do anything else. Everything downstream — school catchment, GO station distance, ravine exposure, resale comparables — depends on which answer is correct.

The condo-template errors

Once you know the records were built on a condominium template, the rest of the mistakes are easy to spot. These are worth walking through, because each one tells you something about how much verification went into the page you are reading.

The “5% at occupancy” line is the most diagnostic of these, and the most consequential for a buyer. Occupancy is a condominium concept: the interim period between moving in and the registration of the condominium corporation. It does not exist in a freehold transaction. A deposit schedule that includes an occupancy instalment was not written for this project — it was inherited from a template. Do not plan your cash flow around it, and do not assume any other number on the same page was checked more carefully.

No price, and no confirmed launch date

Two things nobody publishes, and you should be suspicious of any page that claims otherwise.

There is no price. Not a starting price, not a price range, not a per-square-foot figure. No source anywhere publishes one for Meadowvale Brooks. If a page shows you a number, it is either a placeholder, a guess, or a figure lifted from a different project.

There is no publicly confirmed launch date. Camcos Living’s own site lists the project without one. A fall 2026 launch is anticipated and the project is expected to launch in the coming weeks, but that is an expectation, not a documented date. Similarly, the “2027” completion that circulates comes from an affiliated broker site, not from a builder release.

How to verify a pre-construction project yourself

You do not need a licence to do any of this. It takes about fifteen minutes.

1. Look the builder up in the HCRA Ontario Builder Directory

Every new-home builder and vendor in Ontario must be licensed by the Home Construction Regulatory Authority, and the directory is public at obd.hcraontario.ca. Search the company name and you will see licence status, related entities and enrolment history.

One thing to expect: most homebuilders operate as an umbrella brand over a set of separately-licensed, single-purpose entities, one per project or per phase. Camcos Living is structured this way, with ten HCRA-licensed entities. This is standard industry practice, not a red flag — but it means searching one exact corporate name may not return everything. Search the brand name, then follow the related-entity links.

2. Check the municipality’s development applications

A 45-lot subdivision cannot be built without municipal approval, and municipalities publish their active applications. On mississauga.ca, search for development applications and use the mapped applications tool. You can search by address, by applicant, and by file number, across subdivision, site plan, rezoning and recently-approved layers. If a project with a stated address has no application anywhere in that data, either the address is wrong or the project has not yet been filed. Both are worth knowing before you sign anything.

3. Ask the builder for two specific things

Call or visit the sales centre and ask for (a) the municipal address of the site and (b) the city file number for the application. These are not confidential and a real project has both. An answer you can take to the city’s map is worth more than any listing page. If the answer is that neither is available yet, that is legitimate at this stage — it just tells you the project is earlier than the listing pages imply.

The short version

Meadowvale Brooks is real. Camcos Living broke ground on 9 July 2026, there is a staffed sales centre in Concord, and the builder describes 45 single-detached and semi-detached homes on ravine-backing lots. What is not established is the civic address, the price, the launch date and the completion date — and the address most widely published for it is demonstrably not the site.
