Mimico

Village character, waterfront towers, and a 15-minute GO ride to Union — Etobicoke’s best-balanced lakeside neighbourhood.

The neighbourhood

Living in Mimico

Mimico is really three markets sharing one name: the waterfront condo cluster along the lake, the older low-rise buildings and shops along Lake Shore Boulevard, and the residential streets of century homes and postwar houses behind them.

The village core has kept genuine character — independent shops, cafes and a walkable main street — while the waterfront has added modern towers with lake and skyline views. It’s this combination that keeps drawing buyers who find Humber Bay too tower-dominated and Long Branch too far out.

Mimico GO is the quiet advantage: roughly 15 minutes to Union, which beats most subway commutes from the west end.

What you will find

Homes & prices

Waterfront and near-waterfront condos (newer, amenity-rich, view premiums), older low-rise apartments and boutique buildings along Lake Shore at more accessible pricing, and detached and semi-detached homes on the residential streets — many original, many renovated, and an increasing number rebuilt. Good to know

Before you buy here

Checking a specific building? The Etobicoke condo directory covers 258 documented buildings, searchable by name, street or condominium corporation number — filter it to Mimico & Humber Bay for Mimico. It flags which addresses are co-ops, which are purpose-built rentals, and which are not condominiums at all, which is the thing listing portals get wrong most often.

GO advantage

Mimico GO reaches Union in about 15 minutes — faster than most subway routes from Etobicoke, and the main reason values here have held up.

Three markets

Waterfront condos, Lake Shore low-rise, and residential houses each behave differently. Decide which market you’re in before comparing prices.

Older buildings

Some Lake Shore buildings are decades old. Reserve fund health and fee history deserve real scrutiny — see my status certificate guide.

Is Mimico cheaper than Humber Bay Shores?

Generally yes, especially in the older low-rise stock. Newer waterfront buildings in Mimico approach Humber Bay pricing.

About 15 minutes by GO train to Union; roughly 20–30 minutes by car off-peak via the Gardiner.
