For 2027, the best Newmarket neighbourhoods are Central Newmarket for Main Street and Fairy Lake, Stonehaven-Wyndham and Glenway Estates for larger detached homes, and Summerhill Estates and Woodland Hill for a middle ground. The median detached price was $1,070,000 from January to October 2026, down 10.1% from 2025 (TRREB MLS data via REALM).
This guide is for families and first-time buyers looking north of Toronto for 2027, and for York Region owners deciding where to move next within Newmarket. You will get real 2026 prices, five neighbourhoods worth a close look, and the checks I would make before buying in each.
Is Newmarket a good place to live in 2027?
For many households, yes. Newmarket is the regional seat of York Region, with 87,942 people in the 2021 census on about 38.5 square kilometres. That makes it a compact town where most daily needs are a short drive away. It has:
- A hospital. Southlake Regional Health Centre, a teaching hospital known for heart, cancer and chest care, is on Davis Drive.
- A real historic downtown. Main Street is a Heritage Conservation District, close to Fairy Lake (Wesley Brooks Conservation Area), with its playground, trails and river.
- Trails. The Tom Taylor Trail runs from the Aurora border north through downtown toward Holland Landing.
- Transit links. Newmarket GO Station, at 465 Davis Drive, is on the Barrie line. Viva Blue rapid buses run from the Newmarket Bus Terminal down Yonge Street to Finch Station, and Viva Yellow uses the Davis Drive rapidway between Yonge Street and Southlake.
- Shopping. Upper Canada Mall sits at the northwest corner of Yonge Street and Davis Drive.
The trade-off is distance. Newmarket is farther from downtown Toronto than Richmond Hill or Vaughan, and GO trains are busiest in the rush-hour direction. If you need to be downtown five days a week, test the trip before you buy.
What do homes cost in Newmarket right now?
Newmarket had one of the bigger detached price drops in the GTA in 2026, which is good news for buyers. Here are the town-wide medians from TRREB MLS data via REALM.

One more thing stands out: detached sales in Newmarket rose 10.3% year over year (483 vs 438), even as prices fell. Buyers are coming back at the lower price level.
TRREB also reports nine communities inside Newmarket. These medians mix all home types, so use them to compare areas, not to value one home.
| TRREB community | Sales Q2 2026 | Median price (all types) | Avg. days on market |

| Central Newmarket | 39 | $827,500 | 32 |
| Stonehaven-Wyndham | 41 | $1,368,000 | 25 |

1. Central Newmarket (Main Street and Fairy Lake)
What it’s like: this is the heart of the town. The Main Street Heritage Conservation District has older storefronts and restaurants, with heritage buildings such as the Old Town Hall close by, and Fairy Lake is a short walk away. Homes range from older houses to newer townhouses and some condos.
Who it suits: buyers who want to walk to cafés, trails and events, and first-time buyers looking for a condo or an older detached home.
What it costs: Central Newmarket had the lowest median of my five in Q2 2026, at $827,500 on 39 sales, because about a third of those sales (13) were condo apartments.
What to check: older homes need a full inspection of wiring, plumbing and foundations. Inside a heritage district, changes to the outside of a building can need a permit, so ask the Town before you plan new windows, porches or an addition. Lots near the Holland River should be checked with the local conservation authority.
2. Stonehaven-Wyndham
What it’s like: Stonehaven-Wyndham covers the southeast part of town on TRREB’s map. It is mostly larger detached homes; 32 of its 41 sales in Q2 2026 were detached.
Who it suits: move-up families who want more space and a quieter, newer street, and who drive more than they take transit.
What it costs: the most expensive of my five, with a Q2 2026 median of $1,368,000 for all home types and an average of 25 days on market.
What to check: compare sales of the same builder model on nearby streets, since size and lot depth vary a lot. Check your route to Highway 404, because that is likely your main road south.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.
3. Summerhill Estates
What it’s like: Summerhill Estates sits in the southwest corner of Newmarket on TRREB’s map, next to the Aurora border. It has a broader mix than Stonehaven: in Q2 2026, 19 of 38 sales were detached and most of the rest were freehold townhouses and semis.
Who it suits: young families who want a freehold home in an established area and quick access to Yonge Street, Viva buses and Aurora.
What it costs: a Q2 2026 median of $982,500, with homes selling in 21 days on average, the fastest of my five.
What to check: fast sales mean you should have your financing ready before you book showings. Confirm schools for the exact address with the York Region District School Board or York Catholic District School Board; my guide to schools in Aurora and Newmarket is a good place to start.
4. Woodland Hill
What it’s like: Woodland Hill is the northwest corner of the town on TRREB’s map. In Q2 2026, 17 of its 30 sales were detached homes, with the rest mainly semis and townhouses.
Who it suits: families who want a newer-style subdivision on the west side, close to Davis Drive and Upper Canada Mall.
What it costs: a Q2 2026 median of $994,500 and an average of 22 days on market.
What to check: Woodland Hill is on the west side, so the GO station on Davis Drive East is a drive, not a walk. If you plan to commute by Viva, check how far your street is from the nearest stop on Yonge or Davis.
5. Glenway Estates
What it’s like: Glenway Estates sits on the west side of Newmarket, between Woodland Hill and Summerhill Estates on TRREB’s map. The former Glenway Country Club closed before the 2012 season and its land has since been redeveloped for housing. Most sales are detached homes: 14 of 20 in Q2 2026.
Who it suits: buyers who want a detached home on the west side for less than Stonehaven-Wyndham prices.
What it costs: a Q2 2026 median of $1,246,000 on 20 sales, with 26 days on market on average.
What to check: with only around 20 sales a quarter, a few large homes can move the median a lot. Ask for every sale on your target street over the last 12 months before you set a budget.
How do I choose the right Newmarket neighbourhood?
Start with how you will get to work. If you take GO, the central and east parts of town are closer to the station on Davis Drive. If you rely on Viva to reach the subway at Finch, a home close to Yonge Street matters more. If you drive, check the route to Highway 404 or Highway 400. Then pick the house type: Central Newmarket for condos and older character homes; Stonehaven-Wyndham and Glenway Estates for larger detached homes; Summerhill Estates and Woodland Hill for a middle ground.
Do not ignore the areas that missed my top five. TRREB’s Q2 2026 report shows Gorham-College Manor at a $872,500 median on 38 sales, Bristol-London at $967,500 on 34 sales, and Huron Heights-Leslie Valley at $893,750 on 28 sales. These can be good places to find a semi or townhouse below the prices in the west-end subdivisions, especially if you are a first-time buyer.
Rates matter too. The Bank of Canada raised its policy rate to 2.50% on 28 October 2026, and prime is now 4.70% at the big banks. Run your budget again before you shop. My guide to the income you need to buy in the GTA walks through the maths.
Newmarket is one of the more interesting places to buy in York Region for 2027. Detached prices are down about 10% from 2025, yet sales are up, which tells me buyers see value here. I would not wait for a perfect bottom. I would pick the area that fits your commute and school needs, compare recent sales on the exact street, and negotiate on price and conditions. If you own already, check what your Newmarket home is worth before you list or buy.
Condo apartments in Newmarket took 54 days on average to sell in 2026 and their median fell 12.8%. If you buy a condo now, plan to hold it for years, and read the status certificate and reserve fund study carefully before your offer goes firm.
What to do next
