By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 9 min read — Five Whitby neighbourhoods worth a look in 2027, with real 2026 sale prices, who each suits and what to check before you buy.

Short answer

The five best neighbourhoods to live in Whitby for 2027 are Brooklin, Williamsburg and Taunton North, Downtown Whitby, Port Whitby, and Rolling Acres and Pringle Creek. Town-wide, the median detached home sold for $977,000 from January to October 2026, down 6.2% from 2025, and homes still sold in about 23 days.

This guide is for young families, Toronto movers and move-up buyers who are looking at Whitby for 2027. You will get my five best Whitby neighbourhoods, real 2026 sale prices, who each area suits and what I would check before you buy.

Is Whitby a good place to live in 2027?

For most families, yes. Whitby had 138,501 people at the 2021 census, up 7.9% in five years. The south end is urban, with a GO station on the Lakeshore East line, Highway 401 and a harbour on Lake Ontario. The north end includes the village of Brooklin and rural land. Highway 407 runs between Brooklin and south Whitby, and Highway 412, which connects the 401 and 407, has been toll-free since April 2022.

Recreation is a strength. The Iroquois Park Sports Centre is one of the largest minor sports centres in North America, with six ice pads, a pool, tennis courts and ball diamonds.

The trade-offs: much of Whitby is built for cars, and the drive or train ride to Toronto is long. Whitby’s 2026 total residential tax rate is 1.382491% of assessed value, including Durham Region, police and education, so a home assessed at $450,000 pays about $6,220 a year.

What do homes cost in Whitby right now?

Source: TRREB MLS data via REALM, January–October 2026 vs the same period of 2025. Town of Whitby, all areas combined. Medians, not forecasts.

The detached median slipped below $1 million this year, from $1,065,000 in 2024. Detached homes still sold in 23 days on average, faster than most of the GTA, so good family homes are not sitting. Condo apartment sales rose 36.4%, which tells me first-time buyers are active.

1. Brooklin: is the village north of the 407 worth the drive?

What it is like: Brooklin is a historic village in north Whitby, settled in the 1820s and named in 1847. It has grown quickly since the 1990s with new subdivisions around the old core. Downtown Brooklin is a heritage conservation district under the Ontario Heritage Act, with shops and restaurants, Grass Park, the Brooklin Community Centre and a library branch, plus a harvest festival and Christmas in the Village each year. Brooklin High School is in the village.

Who it suits: Families who want a newer home with a small-town main street, and commuters who use the 407.

What it costs: Brooklin was Whitby’s busiest community in the second quarter of 2026, with 84 sales at a median of $937,500 and 25 days on market, per TRREB. Most sales were detached homes.

What to check: If the home is inside the heritage district, ask the Town what needs a permit. In newer phases, check what is still to be built nearby and whether schools are near capacity.

2. Williamsburg and Taunton North: why do families pick central Whitby?

What it is like: These communities sit in the middle of Whitby, between downtown and Brooklin, on TRREB’s map. Williamsburg sales are mostly detached homes, with a few semis, townhouses and condos.

Who it suits: Families who want a detached home on a residential street with fast access to both highways.

What it costs: In the second quarter of 2026, Williamsburg had 43 sales at a median of $930,000, and homes sold in just 18 days. Taunton North had 31 sales at a median of $870,000 and 21 days on market, per TRREB.

What to check: Fast sales mean you should have your pre-approval and inspector lined up before you look. Confirm the school boundary for the exact address with the school board.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

3. Downtown Whitby: is it the best walkable option?

What it is like: Downtown Whitby, centred on Brock Street, has more than 470 businesses, according to the Town. You will find the Promenade’s shops along Brock, Byron and Mary streets, the 160-seat Whitby Courthouse Theatre, the Lynde House Museum and the main branch of the Whitby Public Library. A farmers’ market runs weekly from May to October.

Who it suits: First-time buyers, couples and downsizers who want to walk to cafés, shops and the library.

What it costs: Downtown Whitby had 32 sales in the second quarter of 2026 at a median of $745,500. Homes sold for 102% of asking on average, in 21 days, per TRREB.

What to check: Many homes downtown are older, so inspect the roof, wiring, plumbing and basement. If the home has a second unit, ask the Town whether it is legal.

4. Port Whitby: what is life by the harbour like?

What it is like: Port Whitby is the harbour district at the south end of town. The Town’s marina at 301 Watson Street West has 420 slips, and Kiwanis Heydenshore Park nearby has a playground, splash pad and outdoor gym. The Lake Ontario Waterfront Trail runs along the shore, and Lynde Shores Conservation Area, about 272 hectares of marsh and trails, is on the west side of Whitby. Whitby GO, at 1350 Brock Street South, is close by, and a local Durham Region Transit route connects the two.

Who it suits: GO commuters, downsizers and anyone who wants the lake and trails at the end of the street.

What it costs: Port Whitby had 43 sales in the second quarter of 2026 at a median of $770,000, per TRREB. About half of those sales were condo apartments, which pulls the median down.

What to check: In a newer condo, compare the first-year budget with today’s fees and read the reserve fund study. Lots near conservation land may need a conservation authority permit for changes. My guide to Port Whitby and the Ajax waterfront covers this.

5. Rolling Acres and Pringle Creek: are they the value pick for families?

What it is like: These established communities sit north of downtown on TRREB’s map. They are mostly detached homes, with townhouses mixed in, on settled residential streets.

Who it suits: Families who want an established neighbourhood at a lower price than Brooklin or Williamsburg.

What it costs: In the second quarter of 2026, Pringle Creek had 76 sales at a median of $780,000 and 24 days on market, and Rolling Acres had 33 sales at a median of $875,000 and 19 days, per TRREB.

What to check: Older homes may need updates to windows, furnaces and roofs. Ask the seller for receipts and permits for past work.

How do these Whitby neighbourhoods compare?

How is the commute from Whitby to Toronto?

Whitby GO is on the Lakeshore East line to Union Station and has about 2,958 parking spaces, mostly south of the tracks with a footbridge to the platforms. Check the current GO timetable for your exact trip, because frequency and express patterns change. By car, Brooklin residents usually use the 407 and the toll-free 412, while south Whitby uses the 401. Drive the route at the hour you would actually travel before you buy.

Watch out

Whitby homes are selling fast, so it is easy to waive conditions to compete. Do not skip the home inspection or financing condition just to win, especially with rates rising: the Bank of Canada raised its policy rate to 2.50% on 28 October 2026 and said another increase could be needed. If you must go firm, inspect before you offer.

How should you choose between them?

Start with how you will get to work. If you drive the 407, Brooklin and central Whitby make sense. If you take the GO train, look at Port Whitby and Downtown. Then decide between newer homes (Brooklin, Williamsburg, Taunton North) and established streets at lower prices (Pringle Creek, Rolling Acres, Downtown). Visit at school drop-off time and on a weekend to see real traffic.

My take

In my view, Whitby is one of the steadiest family markets in Durham heading into 2027. Detached prices dipped about 6%, but homes still sell in about three weeks, so I would not wait for big discounts on good family streets. Where you can negotiate is condos and condo townhouses. Check the top schools in Pickering, Ajax and Whitby early, and if you are coming from the city, read moving from Toronto to Durham Region.

What to do next

  1. Get a mortgage pre-approval at rates as of November 2026.
  2. Choose two neighbourhoods and drive your commute from each at rush hour.
  3. Confirm the school boundary for any address with the school board.
  4. If you own now, check what your Whitby house is worth before you buy.
  5. Interview agents using my guide on choosing a realtor in Whitby.

It has a GO station on the Lakeshore East line, Highways 401, 407 and the toll-free 412, a 420-slip marina, a waterfront trail and the large Iroquois Park Sports Centre. How long does it take to get from Whitby to Toronto?

It depends on the time of day and route, so test it yourself. Whitby GO on Brock Street South is on the Lakeshore East line to Union Station, with a large commuter lot. Drivers use the 401 from south Whitby or the 407 and toll-free 412 from Brooklin.

What are property taxes in Whitby?

Whitby’s 2026 total residential property tax rate is 1.382491% of assessed value, including Town, Durham Region, police and education taxes. A home assessed at $450,000 would pay about $6,220 a year at that rate. Ask for the actual tax bill on any home, because assessed values vary by property.

Yes, Whitby homes sold faster than most of the GTA in 2026. Detached houses took 23 days on average from January to October 2026, per TRREB MLS data via REALM. In the second quarter, Williamsburg homes sold in 18 days and Downtown Whitby homes sold for 102% of asking on average.
