The 5 Best Parks in Yonge & Eglinton, Toronto (2026): A Local’s Guide for Buyers

Tree-lined former railway trail through a quiet midtown Toronto neighbourhood in autumn (illustrative)

By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 October 2026 · 11 min read — five parks and trails around Yonge and Eglinton checked against City of Toronto sources, with off-leash areas, playgrounds, tennis and the Eglinton Park construction dates.

Short answer

My five: Eglinton Park at 200 Eglinton Avenue West, with an off-leash area, ball diamonds, soccer fields, tennis, a wading pool and the North Toronto Memorial Community Centre; June Rowlands Park at Mount Pleasant and Davisville, with the Sharon, Lois & Bram playground and six lit tennis courts; the Kay Gardner Beltline, a 4.5-kilometre trail on an old rail line ending at Mount Pleasant Cemetery; Sherwood Park at 190 Sherwood Avenue, a wooded ravine park with an off-leash area; and Oriole Park at 201 Oriole Parkway, home of the inclusive Neshama Playground. The order is my judgement, not an official ranking.

How I chose these five parks

Yonge and Eglinton has changed faster than almost anywhere in Toronto, with towers on every corner. The parks, though, are the old midtown parks, set among houses, ravines and a former railway. That is the real advantage for a condo owner here: a big-city building with older-neighbourhood green space a few blocks away.

I ranked five by distance from the condo towers, what you can do there, year-round use and what the City has scheduled. Amenities and dates come from the City of Toronto, Council records, Tennis Ontario and the Neshama Playground announcement, linked below. I could not find official sizes for several of these parks, so I left sizes out rather than guess. The order is my judgement, not an official ranking. For schools, see the five schools near Yonge and Eglinton.

1. Eglinton Park

What it offers

Eglinton Park, at 200 Eglinton Avenue West, is the biggest all-round park near the intersection, bounded by Eglinton Avenue West, Edith Drive, Roselawn Avenue and Oriole Parkway. The City lists a tennis court that becomes an ice rink in winter, two mini soccer fields and a full pitch, two ball diamonds, a playground with a sandbox, a wading pool, a community garden and a heritage garden; its facility data adds a dog off-leash area, a pickleball court, a picnic site and washrooms. The North Toronto Memorial Community Centre and arena share the address.

What is changing

The first phase of the City’s rebuild finished in fall 2025: a north–south path to Roselawn, the off-leash area, a skate spot, the historic gardens and new stairs. Phase 2, along Eglinton Avenue, with a basketball court, is scheduled to start construction in late spring 2027, and a project for the north diamond, wading pool and fieldhouse plaza runs from fall 2027 to early 2028.

What it means for buyers and renters

This is the park that makes Yonge and Eglinton work for families and dog owners: community centre, arena, fields and off-leash area in one place. It is on Council’s April 2024 list of permanent alcohol-permitted parks. Expect fencing on parts of it in 2027 and 2028.

2. June Rowlands Park

What it offers

June Rowlands Park, also known as Davisville Park, is at 220 Davisville Avenue, at Mount Pleasant Road and Davisville Avenue, southeast of the main intersection. Its playground was officially named the Sharon, Lois & Bram Playground in 2014, with a sign shaped like an elephant, after the children’s entertainers who lived in the neighbourhood. The Davisville Tennis Club, a community club, plays on six lit outdoor hard courts in the park.

What it means for buyers and renters

For condo owners on the Davisville and Mount Pleasant side, this is the local park: a playground for young children and some of the best public-park tennis in midtown. Like Eglinton Park, it is on Council’s April 2024 list of permanent alcohol-permitted parks. It is not on the City’s citywide off-leash list.

Practical notes

Club courts usually need a membership in season; check the club’s own rules before you plan on a game.

3. The Kay Gardner Beltline

What it offers

The City describes the Kay Gardner Beltline as a 4.5-kilometre tree-lined trail following an old railway line from Allen Road, south of Elm Ridge Drive, to Mount Pleasant Cemetery. The Belt Line Railway opened in 1892 as a Grand Trunk commuter loop and stopped service in November 1894; Kay Gardner and community activists kept the corridor public, and Canadian National sold it to the City. Surfaces are hard-packed earth and pavement, used for walking, running, cross-country skiing and birding. Markers for the old Yonge, Upper Canada and Eglinton stations went in in 2021, with Fairbank and Forest Hill markers scheduled for 2027.

What it means for buyers and renters

It is a long, flat, car-free route for a run or a dog walk that connects to the ravines. When buyers compare towers, quick access to the Beltline deserves as much weight as distance to the subway.

4. Sherwood Park

What it offers

Sherwood Park, at 190 Sherwood Avenue, is a wooded ravine park. The City’s facility data lists a ball diamond, a dog off-leash area, a picnic site, a playground and a washroom, and the off-leash area is on the City’s citywide list. A 2002 City report described walking trails, a wading pool, a splash pad, toboggan hills, oak forest and the sensitive Blythwood Ravine next door, and noted the off-leash area had been there since May 1986.

What it means for buyers and renters

For dog owners this is the trail park: you walk through real forest rather than around a fenced square. The City has long flagged the ravine as sensitive to overuse, so stick to the trails and posted off-leash zones.

5. Oriole Park

What it offers

Oriole Park, at 201 Oriole Parkway, west of the intersection, is home to the Neshama Playground. It opened on 21 July 2012 as a fully inclusive playground built so children of all abilities can play together, with more than $700,000 raised by donors working with the City of Toronto. It has a water play area, sensory musical features, Braille panels, an enclosed climbing merry-go-round and accessible swings. Oriole Park is also on Council’s April 2024 list of permanent alcohol-permitted parks.

What it means for buyers and renters

For families with a child who uses a wheelchair or has sensory needs, a playground designed for them from the start is a real reason to choose one part of midtown over another. I could not find a current City listing of Oriole Park’s other amenities, so check the City’s park finder before you rely on anything beyond the playground.

What this means if you are buying or selling here

TRREB splits Yonge and Eglinton: the east side, Mount Pleasant and Davisville, is district C10; the west side sits in C03. Here is C10, district-wide.

Source: TRREB Market Watch, August 2026, condominium apartments; the calculated rows are my arithmetic. With only 27 sales this is a small sample that can swing month to month, and C03, with 12 condo sales, is smaller still.

With more than six months of supply in C10, buyers have choice, and park access is one way a resale unit can stand out. When I price a unit here, I compare it with sales of the same layout in the same or the closest equivalent buildings, and I name the park and trail in the listing. See how floor, view and parking change a condo’s value.

Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
