Living here
Renters, Airbnb and elevators at 141 Galloway Road Townhouses
Do mostly owners or renters live here?
Mostly owner-occupied. Of 5 deals here in the last 24 months, 0 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 141 Galloway Road Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 141 Galloway Road Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

141 Galloway Road is one of the West Hill complexes I like for buyers who want a house-style layout without a freehold price. The homes are 1977 townhouses with a garage, a basement and a small fenced yard, in a quiet complex just off Kingston Road. Very few of them come up for sale, so knowing the complex before you need it is an advantage. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
141 Galloway Road Townhouses is a condominium townhouse complex of 86 homes at 141 Galloway Road in West Hill, Scarborough, Toronto, near Kingston Road and Lawrence Avenue East. It was built in 1977, and its condominium corporation, YCC-349, was registered on 16 August 1977. Nadlan-Harris Property Management manages it. Condos.ca lists a parking garage, visitor parking and permission for barbecues. Condos.ca does not list what the maintenance fee includes, and I could not find the original developer.
141 Galloway Road Townhouses at a glance
A townhouse that works like a small house
A recent listing here describes a two-storey home over a basement, with an attached garage, a private driveway and a fenced backyard. That listing put the living area at roughly 1,200 to 1,400 square feet. That is a real family home, and it is what separates this complex from the many stacked townhouse and apartment options nearby.
The garage and driveway combination is worth noting. A home with space for two cars, one inside and one outside, solves a problem that frustrates owners in many older complexes, where parking is limited to one assigned spot. Confirm the arrangement for the specific home you are looking at, because it can vary.
The basement is where homes here differ most. Some are finished as family rooms or extra bedrooms, and others are still largely open. Ask about past water, the sump pump if there is one, and any permits for renovations below grade.
What the corporation looks after
YCC-349 was registered in August 1977, so this corporation has been through nearly five decades of maintenance cycles. Roofs, windows, doors, fences and paving in a complex this age have usually been replaced at least once. The reserve fund study tells you which items have been done and which are still coming.
Nadlan-Harris Property Management is listed as manager. Ask for the status certificate early and read the budget alongside it. Condos.ca does not list the fee inclusions, so check whether water, building insurance and exterior maintenance are covered. Owners in townhouses like these usually have their own furnace and air conditioning, and a recent listing describes forced-air heating and central air.
Read the declaration for who is responsible for what. Windows, doors, decks and fences are handled differently in different corporations, and that affects both your costs and what you can change without board approval.

West Hill around Kingston and Lawrence
Galloway Road runs through a residential part of West Hill, between Kingston Road and Lawrence Avenue East. Kingston Road gives you the shops, plazas and buses, and the complex is set just off it. The panel on this page lists the nearest transit, schools, parks and shops, including the nearest GO station.
This is also one of the stretches that would change if the City’s transit plans go ahead. Scarborough East Rapid Transit, the future Line 7, is planned to run along Kingston Road through this area, with proposed stops at Galloway and at Kingston and Lawrence. It is in the planning stage and not yet funded, so I would treat it as a possible future benefit, not a reason to pay more today.
Kingston Road itself is attracting mid-rise development, with UrbanToronto describing a run of projects in planning and construction along the corridor. Over time, that may bring more shops and services within reach of the complex, along with more traffic.
How I would inspect a home here
With a home this old, I want the home inspection and the document review done side by side. The inspector looks at the furnace, air conditioner, electrical panel, plumbing and basement. The status certificate, reserve fund study and minutes tell you what is coming for the roof, windows and grounds you share with 85 other owners.
Inside, ask the age of the mechanical systems and whether the water heater is owned or rented. Check the garage door and its opener, the condition of the driveway, and whether the backyard fence is yours or the corporation’s to maintain. In the basement, look for signs of past water and ask for permits on any finished space.
End units and interior units can differ a lot in light, privacy and yard size, so compare both if you can. Walk the full complex too. The condition of the roofs, siding and paving across the site tells you a great deal about how the corporation has been run, and whether the reserve fund study is being followed in practice rather than only on paper.
Pricing a complex that rarely sells
There were no homes for sale here when I checked, and one home was listed for lease. With 86 homes and low turnover, you may wait months for the right one. When it comes, the price will depend heavily on its condition, the basement finish and whether it is an end unit.
Townhouse condos seldom have reliable square footage on record, so price per square foot is not a useful tool. Compare instead on total monthly cost against freehold townhouses and semis nearby, adding the fee but removing the roof, exterior and snow costs the corporation covers.
Lease activity is useful in another way. When a home here is offered for rent, it tells you that some owners hold these as investments. Ask the property manager roughly how many homes are owner-occupied, because a complex run mostly by resident owners often makes different decisions on maintenance than one with many absentee landlords. End units with larger yards and homes with finished basements tend to set the top of the range, so know which kind you are comparing against.
If you want the recorded sales here and in similar complexes nearby before you make an offer, I can pull them through my building sold report.

Amenities at 141 Galloway Road Townhouses
There is no shared gym or pool here. The amenities that matter are your own: a garage, a driveway and a fenced yard where you can barbecue, which is more useful day to day than a party room you might use twice a year. It also means fewer shared facilities for the corporation to staff, insure and eventually replace.
Jatin’s honest take on 141 Galloway Road Townhouses
Who this building suits
Families who want a garage, a yard and a basement at a price below a freehold, and owner-occupiers who plan to stay long enough for low turnover not to matter. It also suits anyone who wants house-style living without mowing or roof repairs.
What I’d want you to check
Read the reserve fund study and recent budgets, confirm what the fee includes, and check the declaration for responsibility for windows, doors, fences and decks. Inside the home, ask the age of the furnace, air conditioner and water heater, and check the basement for past water.
The value question
With garages, yards and basements, these homes offer more practical space than most condo options nearby. The value question is the corporation’s financial health. If the reserve fund is solid, I think this is a strong alternative to a freehold for families in West Hill.
