Renter-heavy building. Of 174 deals here in the last 24 months, 150 were leases and 24 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 18 Yonge?

36units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 18 Yonge

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

18 Yonge is one of the most practical buildings at the foot of Yonge Street: a 39-storey tower of small, efficient suites where the Financial District meets the waterfront. It is not glamorous and it does not pretend to be, but it gives buyers a downtown address at a lower entry price than almost anything newer nearby. The questions are noise, age and which way your suite faces. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

18 Yonge is a 39-storey condominium at 18 Yonge Street, at the foot of Yonge in downtown Toronto’s St. Lawrence and waterfront area. It was developed by Lanterra Developments, H&R REIT and Malibu Investments and designed by Page + Steele. The Council on Tall Buildings lists completion in 2006 and Condos.ca lists 2007; the condominium corporation, TSCC-1863, was registered on 11 July 2007. Condos.ca lists 493 suites and the Council lists 495. Suites run roughly 398 to 1,099 sq ft. Condos.ca lists fees as covering common elements, heat, air conditioning, building insurance and water.

An early tower in the south-of-Front boom

18 Yonge belongs to the first generation of condo towers at the bottom of Yonge, from the years when the land south of Front Street was turning from parking lots and warehouses into a residential district. It was developed by a partnership of Lanterra Developments, H&R REIT and Malibu Investments and designed by Page + Steele, a firm behind a long list of Toronto condo towers.

The tower is all concrete, about 127 metres and 39 storeys above ground, with three levels below. The design is typical of mid-2000s Toronto: a podium, a slim tower and plenty of glass. It is not a landmark, but it has held up as a solid, well-located building.

Sources differ slightly on the details. The Council on Tall Buildings and Urban Habitat lists completion in 2006 and 495 apartments, while Condos.ca lists 2007 and 493 suites. Registration on 11 July 2007 fits a building finished late in 2006 and occupied through the following year.

Compact suites built for one or two people

The suite range is narrow: about 398 sq ft to about 1,099 sq ft. There are no large family suites here. Most of what trades is one-bedroom and one-bedroom-plus-den plans between 500 and 800 sq ft, and that is the core of the building’s market: first-time buyers, professionals who work in the Financial District and investors.

In a building of small suites, layout is everything. Look for a bedroom with a real window rather than a sliding-door alcove, a den that can hold a desk, and a kitchen that is not just a wall of the living room. The square footage alone will not tell you which plans live well.

Noise, views and the Gardiner

The building sits beside the Gardiner Expressway at the foot of Yonge, with the rail corridor close by. Lower floors and suites facing the expressway hear a steady wash of traffic. South-facing upper suites look past the highway toward the harbour and the islands, and those are the suites that hold value best.

The view also depends on what has been built since 2007. Pinnacle Centre and other towers now stand around 18 Yonge, so a suite that once looked at the lake may now look at a neighbour. Check the exact exposure and floor, and look at the City of Toronto development applications map for anything planned nearby.

Visit during rush hour, close the windows and listen. That ten minutes will tell you more than any listing description.

Daily life at the bottom of Yonge

The location is the reason most owners choose 18 Yonge. You are between the Financial District to the north, the waterfront to the south and the St. Lawrence neighbourhood to the east, so work, groceries, restaurants and the lake are all part of an ordinary day on foot. The panel on this page shows the transit and walkability details.

Event nights change the street. Concerts and games at the arena district to the west and festivals on the waterfront bring crowds, traffic and, at times, road closures. If you work from home and value calm, keep that in mind; if you like being close to the action, it is part of the appeal.

The area is still being built out, with new towers and public spaces along the waterfront and around the foot of Yonge. That brings more services over time, but also construction, so check what is approved around the block before you buy.

What the fee covers, and what it does not

Condos.ca lists common elements, heat, air conditioning, building insurance and water as fee inclusions. Parking is not listed, which is normal for a building of mostly small suites; many units are sold without a space. If you need one, make it part of the offer and confirm the parking unit is owned and on title.

Hydro and internet are generally your own bills. Condos.ca also flags a pet restriction, so read the declaration and rules in the status certificate package before you buy if you have a pet.

What 18 Yonge costs

Condos.ca puts the building average at about $856 per square foot. That is below most newer towers along the waterfront and in the Financial District, which is the main reason buyers look here: a downtown address at a lower entry price.

When I checked, eleven suites were for sale and five for lease. Across the eight listings with full details, asking prices ran from about $395,000 to $640,000. One-bedroom suites under 600 sq ft were asking about $395,000 to $550,000, and one-bedroom-plus-den suites in the 700s about $615,000 to $640,000.

Monthly fees across those listings ran from about $398 to $671, roughly $0.85 per square foot. That is reasonable for a 2007 building with heat and air conditioning included. With this many suites listed, buyers have choice and some negotiating room, so check recent sold data for the same layout through my building sold report before you offer.

The amenity package is modest: concierge, a rooftop deck, a party room, a meeting room and a sauna. For owners of small suites, the rooftop deck is the most useful part, as outdoor space that the suite itself may not have.

Jatin’s honest take on 18 Yonge

Who this building suits

First-time buyers, Financial District workers who want to walk to the office, and investors looking for a lower-priced downtown one-bedroom with steady rental demand. If you need a two- or three-bedroom suite, parking in the fee or a long amenity list, look at the newer towers nearby.

What I’d want you to check

This is a building of roughly 2007 vintage, so original mechanical systems, garage membranes and window seals are coming into the period when they need work. Read the reserve fund study, the status certificate and the board minutes for planned projects and fee changes. Confirm the exposure and noise level, whether the suite includes parking or a locker, and the pet rules.

The value question

At about $856 per square foot with heat and air conditioning included, 18 Yonge is one of the more affordable ways into the bottom of Yonge. You give up space, new finishes and a long amenity list; you gain a central location, plenty of comparables and a lower entry price. For a first home or a long-term rental, I think it is fair value, provided the reserve fund checks out and the suite does not face straight onto the expressway.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
