Can you Airbnb a unit at 25 The Esplanade?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 25 The Esplanade

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

25 The Esplanade is the building people describe as Toronto’s Flatiron: a narrow wedge of a tower on the corner of The Esplanade and Yonge, with a colonnade running along its base. It has 571 suites, fees that include your hydro, and a half-acre park deck on the sixth floor. It also has one quirk that every buyer needs to understand before they offer, and it is about parking. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

25 The Esplanade is a high-rise condominium of 571 suites at 25 The Esplanade, in the St. Lawrence neighbourhood of downtown Toronto. Condos.ca lists it as 31 storeys; Wikipedia gives 33 floors, with suites on floors 3 to 32 and resident amenities on the top floor. It was designed by Matsui Baer Vanstone Architects and completed in 1988 to 1989. The condominium corporation is MTCC-850, registered on 3 November 1989. Condos.ca lists the fees as covering common elements, heat, hydro, air conditioning, building insurance and water. Suites run from about 340 to 1,387 sq ft.

The wedge, the colonnade and a very big building

The tower’s shape comes from its site. The lot narrows to a point at the corner, and the architects, Matsui Baer Vanstone, carried that point up the whole height of the building. The building’s own website leans into the Flatiron comparison, and the style is usually described as postmodern, with Art Deco and Beaux-Arts references in the base and the crown.

It was built at the same time as the nine-storey hotel next door at 45 The Esplanade, now the Novotel Toronto Centre, and the two share a long colonnade along the street. The lower floors are not residential. Retail occupies the ground floor and offices take the second floor under the separate address of 35 The Esplanade.

Size is the other headline. According to Wikipedia, which cites a local real estate history piece, 25 The Esplanade was the largest condominium building in Canada when it was completed, with 571 suites in a single tower. That scale shows up in daily life: busy elevators at rush hour, a lot of move-ins and move-outs, and a large board budget to oversee.

Parking here is rented, not owned

This is the point I raise with every buyer. Parking is not in the fee list, and the building’s own website describes the underground parking as monthly rental. An UrbanToronto discussion of the garage explains why: the three-level garage, shared with the hotel, is owned by the hotel’s owner, Silver Hotel Group, and residents use the lower two levels under an agreement rather than owning spaces.

In practice, that means you should not expect a deeded parking unit with your suite, and the monthly cost, availability and terms are set outside your condo corporation. If you need a car space, get the current parking arrangement in writing before you firm up. There is a Zipcar car-share in the building, which suits a lot of owners here who do not drive daily.

It matters more now because a redevelopment application has been filed for the Novotel site at 45 The Esplanade. The hotel and the garage are physically connected, so any construction would affect the shared garage and the colonnade. Read the board minutes and the status certificate for what the corporation has been told, and check the City of Toronto development application for the latest plans.

Suites, views and the fee that includes hydro

Suites range from about 340 sq ft studios to about 1,387 sq ft, with a lot of compact one-bedrooms in the middle. The wedge shape means corner suites at the point of the building get unusual angled walls and views in two directions, while suites along the long sides face either the city to the north or the lake to the south.

The fee list is generous for a downtown building: heat, hydro, air conditioning, water, insurance and common elements are all included. You will see fees quoted around $0.90 per square foot on current listings. That looks high next to a newer tower, but newer towers usually meter hydro separately, so compare total monthly costs, not fee to fee.

With an all-inclusive fee, individual suites cannot control the cost of shared heating and cooling, so the corporation’s energy bills feed straight into your fee. In a building from the late 1980s, ask the manager what the heating and cooling system is, how old it is, and whether replacement is planned in the reserve fund study.

Living a block from the market

The daily appeal is the location. St. Lawrence Market is a short walk east, the Union Station area and the Financial District are just to the west, and Berczy Park and the Flatiron Building are around the corner. The Esplanade itself is a pedestrian-friendly street of restaurants and patios, and the waterfront is a few minutes south.

That convenience comes with noise. The rail corridor and the Gardiner run just south of the building, and Yonge and Front are busy. Higher floors on the north side are generally quieter, while south-facing suites get the lake view and more of the rail and highway noise. Visit at rush hour before you buy.

What 25 The Esplanade costs

Condos.ca puts the building average at about $740 per square foot. For a downtown address a block from the market, that is lower than most newer towers nearby, and the gap reflects the building’s age, the shared heating and cooling, and the fact that parking is rented rather than owned.

When I checked, three suites were listed for sale, asking from about $500,000 to $939,000, from one-bedrooms to a larger two-bedroom. Fees on those listings ranged from about $590 to just under $1,000 a month, or roughly $0.91 per square foot on average. Six suites were listed for lease, which tells you how much of the building is rented.

In a building this size there are usually comparables for most layouts, so a fair price is easier to pin down than in a small building. I can pull recent sold data for the exact layout and exposure through my building sold report before you offer.

The best amenity is the half-acre SkyPark on the sixth floor, built on top of the neighbouring city parking garage, with barbecues and a play area: real outdoor space in a neighbourhood with little of it. The top-floor lounge sits in the point of the wedge, with views across the city and the lake.

Jatin’s honest take on 25 The Esplanade

Who this building suits

First-time buyers and investors who want a downtown address a block from St. Lawrence Market at a price per square foot below the newer towers. It also suits people who do not own a car and like a predictable monthly cost, since hydro and heat are in the fee. If you need owned parking or a quiet building, look elsewhere.

What I’d want you to check

First, the parking arrangement: what it costs, whether a space is available and how the proposed redevelopment next door might affect the garage. Second, the age of the building. A tower completed in 1989 is into the period of window, elevator, mechanical and garage repairs, so read the reserve fund study and the board minutes for planned projects and fee increases. Confirm who manages the building today, because condos.ca lists Crossbridge and older references point elsewhere, and confirm the pet and leasing rules on the status certificate.

The value question

At about $740 per square foot with hydro included, this is one of the more affordable ways into St. Lawrence. You give up owned parking and new-build finishes; you gain a recognisable building, a large SkyPark and plenty of comparables. For a buyer without a car who plans to stay a few years, I think it is fair value, provided the reserve fund and the parking terms check out.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
