Renter-heavy building. Of 136 deals here in the last 24 months, 131 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Canary House Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Canary House Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Canary House is the building that finally brings back the neighbourhood’s namesake. Dream and Kilmer built it beside the old Canary Restaurant building at Front and Cherry, which had sat empty for years, and the result is a 13-storey mid-rise with a hotel-style amenity floor and mostly compact suites. It is a pleasant building in a well-planned district. The fees are the part to study. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Canary House is a 13-storey, 206-suite condominium on Front Street East in the Canary District of the West Don Lands, downtown Toronto. condos.ca lists it at 398 and 425 Front Street East; some marketing used 475 Front Street East. It was developed by Dream with Kilmer Group, designed by BDP Quadrangle with interiors by Elastic, and completed in 2024. The condominium corporation is TSCC-3094, registered 18 December 2024. Suites run from about 461 to 954 square feet.

The Canary building, restored

The Canary District takes its name from the Canary Restaurant, a diner that operated at Front and Cherry from the mid-1960s until it closed in 2007. The building itself is much older. When Canary House was announced in 2021, blogTO described it as about 162 years old, which places it around the late 1850s. Over its life it served as a school, a hotel and finally the restaurant.

Dream and Kilmer restored that building as a commercial space, with more retail at grade in the new building beside it. For residents, it gives the corner a sense of place that most new districts lack. It is worth checking what tenant has taken the heritage space, since the right restaurant or café can make a real difference to daily life here.

The address can be confusing. condos.ca lists both 398 and 425 Front Street East, and some marketing used 475 Front Street East. Use the address on the condominium plan and the status certificate when you deal with lenders and lawyers.

A mid-rise with a hotel-style amenity floor

Canary House is 13 storeys, in keeping with the mid-rise scale of the West Don Lands. BDP Quadrangle designed the building, and London-based Elastic designed interiors with stone, wood and other natural materials meant to bring a sense of nature indoors.

The amenities are what Dream sold most strongly. Residents get a rooftop dining room and terrace, a fitness studio, a theatre or media room, a library and a business centre, and condos.ca also lists a firepit, barbecues and concierge. For a 206-suite building, that is a generous program, closer to a boutique hotel than a typical mid-rise.

Suites run from about 461 to 954 square feet, mostly one-bedroom and one-bedroom-plus-den plans, with a smaller number of two- and three-bedroom suites. Owner-occupiers wanting a family-sized home will find few options.

Why a 13-storey building lives differently

Most new downtown condos are 40 storeys or more. A 13-storey building changes the daily experience in ways buyers often underestimate. You are more likely to know your neighbours, and the lower floors relate to the street and the park rather than the sky.

The trade-off is views and cost-sharing. You will not get a skyline panorama from most suites, and with only 206 owners, every shared cost is spread over fewer people than in a 500-suite tower. That is part of why fees here run higher per square foot, and it is why a big repair later would hit each owner harder.

If you value a calmer building and a park next door over height, this format suits you. If you want a view, look at the upper floors only, and ask which neighbouring blocks are still to be built, since a future mid-rise across the street can take a lower-floor view away.

Living in the Canary District

The Canary District is a 35-acre master-planned community that began as the Athletes’ Village for the 2015 Pan Am and Parapan Am Games. The first buildings were converted to private homes after the Games, and Canary House was billed as the fifth mixed-use building in the district.

Daily life here is better than most new neighbourhoods. Corktown Common, an 18-acre park with a splash pad and trails, is next door. The 82,000-square-foot Cooper Koo Family YMCA is in the district, the Distillery District is a short walk west, and Front Street has a run of shops and restaurants. The area is quieter than the downtown core, and the streets were designed for walking.

It is still filling in. More blocks in the West Don Lands are being built out, and the Port Lands and Villiers Island are taking shape to the south. That means construction nearby for years, but also a neighbourhood that will keep improving. The automatic panel on this page covers transit, schools and walkability.

Pricing in the Canary District

condos.ca does not yet publish a building average per square foot for Canary House, given its short resale history. Its neighbours give a frame: Canary District Condos averages about $864 per square foot, Canary Commons about $850 and Canary Block about $792.

Fees on current listings average about $1.11 per square foot, with monthly fees from about $350 to $820. That is higher than Canary Commons at about $0.87 or Canary Block at about $1.01, which reflects the hotel-style amenity package spread over only 206 suites. condos.ca does not list fee inclusions, so confirm them in the status certificate.

Compare the monthly total, not just the price. A one-bedroom here with a fee in the $400s and a similar suite at Canary Commons with a lower fee can end up a few thousand dollars a year apart once you add it up. For an owner who uses the rooftop dining room and terrace every week, that gap buys something real. For one who never goes up there, it does not.

At the time of writing, seven suites were for sale. One-bedroom suites asked from about $454,000 to $479,000, one-bedroom-plus-den suites from about $502,000 to $548,000, and larger suites went up to about $1,199,000. Three suites were listed for rent. For aggregate sold figures, see my building sold report.

The rooftop dining room and terrace, with a firepit and barbecues, is the space residents will use most, especially in summer. A library and media room are pleasant extras, but in a 206-suite building they are part of why fees run above the district average.

Jatin’s honest take on Canary House Condos

Who this building suits

Buyers who want a new mid-rise in a quieter, green neighbourhood rather than a tower in the core. It suits active people who will use Corktown Common and the YMCA, and first-time buyers who want a well-finished one-bedroom with good amenities.

What I’d want you to check

This building registered in December 2024, so read the first budget, reserve fund study and any Tarion common-element claims. Find out why fees are running above $1.10 per square foot and whether increases are forecast. Ask how the heritage building is owned and maintained and whether its costs fall on the condominium. Confirm parking, lockers and fee inclusions in the status certificate, since condos.ca does not list a property manager yet.

The value question

Asking prices are in line with the rest of the Canary District, but the higher fee means the monthly cost is not. For an owner-occupier who will use the amenities, the extra can be worth it. For an investor, I would compare carefully with Canary Commons, where fees are lower.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
