Renter-heavy building. Of 163 deals here in the last 24 months, 144 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at One City Hall Place?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about One City Hall Place

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

One City Hall Place is the building I show buyers who want to walk to work downtown but do not want to live 50 floors up. It is a long, low, stone-and-glass block behind City Hall with more than 500 suites, a lap pool and a fee that already covers heat, cooling and water. The catch is the corner itself: this is one of the busiest pockets of the city, and it never fully goes quiet. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

One City Hall Place is a mid-rise condominium of about 522 suites at 111 Elizabeth St, directly behind Toronto City Hall in the St. Lawrence, Financial District and Downtown Yonge area of downtown Toronto (Yonge-Bay Corridor). It was developed by Diamante Development Corporation and designed by Hariri Pontarini Architects in joint venture with Young + Wright Architects, and completed in 2007. Listing data gives 16 storeys; the architect describes 17 storeys of suites above a ground floor of retail and office space. The condominium corporation is TSCC-1888, registered 2 October 2007, and the building is managed by Royale Grande Property Management. Suites run from about 350 to 1,949 sq ft. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.

A mid-rise with a tower’s suite count

Most downtown buildings with 500-plus suites are towers. This one is not. Hariri Pontarini, working with Young + Wright, designed it as a U-shaped block with varied massing, wrapped in stone, glass and metal, with retail and office space at street level and suites above.

That shape matters for daily life. You are never more than a short elevator ride from the street, and many suites look into the courtyard of the U rather than straight onto traffic. The flip side is that a wide, low building has long corridors, and with this many suites the elevators and the garage still feel busy at rush hour.

Sources disagree on the height. Listing data says 16 storeys, the architect says 17 storeys of suites over the ground floor, and a Toronto Life rental feature describes an 18th-floor penthouse as the top floor. The difference is probably how the ground floor and penthouse levels are counted, but ask for the floor plan of the actual level you are buying on.

Hariri Pontarini’s project page also describes a second phase with a 50-storey elliptical tower at Bay and Dundas. Treat 111 Elizabeth as its own corporation and confirm in the status certificate exactly which facilities, if any, are shared with a neighbouring building.

Layouts from 350 to almost 2,000 square feet

Suites range from roughly 350 sq ft studios to penthouse-level plans of close to 1,950 sq ft. Right now the listings cluster in studios, one-bedrooms and one-plus-dens between about 450 and 700 sq ft, with the occasional two-plus-den near 1,000 sq ft.

The architect’s brief called for large expanses of glass and balconies, and that is how most suites read: bright, with a balcony off the living room. In a 2007 building I would still check the window seals and the balcony doors on any suite you view. They are the parts that age first.

If you are choosing between a studio and a one-bedroom here, my advice is to stretch for the bedroom with a door. Studios at this size are easy to rent to students and hospital staff, but they are harder to resell to an owner-occupier.

The retail and office space at the base is worth a look too. Commercial neighbours at grade bring deliveries, signage and foot traffic, but they also put the lobby on a lit, active frontage. Ask the property manager how the commercial units share costs with the residential side, because that split shows up in your fee.

Living directly behind City Hall

The address is the whole story. You are behind City Hall and Nathan Phillips Square, a few minutes from the Eaton Centre, and close to the University Avenue hospital row and the courthouses. For anyone who works at the City, in the hospitals or in the core, the commute is a walk.

Toronto Life’s rental feature put it plainly: this is one of the busiest corners in the city and it is not especially quiet. Events on the square, sirens heading to the hospitals and Dundas Street traffic are part of the package. Suites facing the inner courtyard and higher floors are the ones to target if noise bothers you.

The blocks around Bay and Dundas keep changing, with several towers proposed or under way nearby. Before you buy, check the City of Toronto development applications map for anything that could change your view. Transit, schools and parks are in the data panel on this page.

The upside of that constant activity is convenience. Groceries, the Eaton Centre food court, the restaurants on Dundas and the shops on Queen are all within an easy walk, and on a winter night you can skate on the square without getting on a streetcar.

What 111 Elizabeth costs per square foot

The building average sits around $818 per square foot. That is below the newer glass towers on the Bay corridor, such as Burano at 832 Bay at about $914 and Lumière at 770 Bay at about $924, which is roughly what I would expect for a 2007 mid-rise. You give up the newer finishes and the higher views, and you gain a lower price per foot and a pool those towers charge more to reach.

Current asking prices across six listings run from about $400,000 to about $800,000 near 1,000 sq ft, with most one-bedrooms asking between the low $500,000s and about $600,000.

Fees on active listings average about $1.04 per square foot, or roughly $430 to $950 a month depending on size. That looks high next to a newer tower, but here it covers heat, air conditioning, water and building insurance, and parking where the suite has a space. Add those back onto a building that meters them separately and the gap narrows. For actual sold prices, see the data panel or my building sold report.

Amenities at One City Hall Place

ConciergeIndoor lap poolSteam roomRooftop terrace with barbecuesParty roomMeeting roomGuest suitesVisitor parkingUnderground parking garage

A lap pool and steam room in a mid-rise is the standout here, along with a rooftop terrace with barbecues. Pools are expensive to run and eventually to rebuild, so read what the reserve fund study says about the pool equipment before you treat it as free.

Jatin’s honest take on One City Hall Place

Who this building suits

Hospital staff, City Hall and Financial District workers who want to walk to work, and students or graduate students who want a real building with a concierge. It also suits buyers who would rather live in a wide, lower building than a slender tower, and who want a pool without a gym membership.

What I’d want you to check

This is a 2007 building entering the years when original mechanical systems, the garage membrane, windows and pool equipment come due, so read the reserve fund study and the last few years of board minutes. Confirm which suites actually come with parking, since parking is listed in the fee, and confirm the pet rules in the declaration because listing data flags a pet restriction. Visit the suite at rush hour and on an event night on the square, and ask whether any large building projects, such as window or elevator work, are planned in the next few years.

The value question

At around $818 per square foot with heat, cooling and water in the fee, One City Hall Place is fairly priced against the newer Bay Street towers, and the six active listings give you real comparables. For an owner who wants to walk everywhere and can live with the noise, I think it is one of the more sensible ways into this part of downtown.

One City Hall Place — frequently asked questions

Who designed One City Hall Place?

Hariri Pontarini Architects designed it in joint venture with Young + Wright Architects, for developer Diamante Development Corporation. It was completed in 2007.

How many storeys and suites does 111 Elizabeth St have?

It has about 522 suites. Listing data gives 16 storeys, while the architect describes 17 storeys of suites above a ground floor of retail and office space.

What do the maintenance fees include?

Fees include common elements, heat, air conditioning, water, building insurance and parking. Hydro is not in the listed inclusions, so budget for it separately.

Does One City Hall Place have a pool?

Yes. A Toronto Life rental feature describes a shared lap pool and steam room, and the building also has a rooftop terrace with barbecue stations.

What is the condo corporation number?

The corporation is TSCC-1888, registered on 2 October 2007.

Who manages the building?

Listing data names Royale Grande Property Management. Confirm the current manager on the status certificate, since managers can change.

How big are the suites?

Suites range from about 350 sq ft studios to about 1,949 sq ft, with most listings between about 450 and 1,000 sq ft.

Is it a quiet building?

Not especially. It sits on a busy corner behind City Hall near the hospitals, so courtyard-facing and higher suites are the better choice if noise matters to you.

How does it compare with Burano at 832 Bay?

Burano is a newer, taller glass tower at a higher price per square foot. One City Hall Place is older and lower, but includes more utilities in the fee and has a pool.

Are pets allowed?

Listing data flags a pet restriction, but I could not confirm the details. Read the declaration and rules in the status certificate before you buy with a pet.

How much do condos at One City Hall Place sell for?

Over the last 12 months the median resale at One City Hall Place was $525,000, across 11 sales. The typical unit sold in 35 days at about 97% of the asking price. That works out to roughly $817 per square foot.

How much is rent at One City Hall Place?

What does each unit type cost at One City Hall Place?

Over the last 24 months: Studios rented for $1,950/mo; One-bedrooms sold for a median $513,190 and rented for $2,500/mo; Two-bedrooms sold for a median $735,000 and rented for $2,900/mo. Each median uses three or more deals.

Are prices at One City Hall Place up or down since 2022?

Down about 28%. The median sold price per square foot was $1,127 in 2022 and $817 over the last 12 months. Pricing off 2022 comparables is the most common mistake sellers make here.

What rental yield does One City Hall Place offer an investor?

At a median price of $525,000 and a median rent of $2,450 a month, the gross yield is about 5.6%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at One City Hall Place?

Mostly renters. Of the deals here in the last 24 months, 88% were leases and 12% were sales.

Can you Airbnb a unit at One City Hall Place?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has One City Hall Place had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
