Renters, Airbnb and elevators at Logan Mews

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Logan Mews?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Logan Mews

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Logan Mews is about as close as a condominium gets to buying a house in Riverdale. It is just eight contemporary townhomes, each around 1,550 square feet, set back from Logan Avenue near Gerrard Street East. They rarely come up for sale, and when one does, you are buying into a corporation of eight owners, which is a very different thing from a condo tower. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Logan Mews is an eight-suite low-rise condominium townhome development at 501 Logan Avenue (also recorded as 501 Rear Logan Avenue) in North Riverdale, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Urban Renaissance and completed in 2011. The condominium corporation is TSCC-2207, registered on 21 December 2011. Condos.ca does not list a property manager, amenities or fee inclusions for the building.

A mews, not a building

The name is literal. Some records give the address as 501 Rear Logan Avenue, which tells you the townhomes sit back from the street rather than facing it directly, in the way a traditional mews lines a lane behind the main frontage. The developer’s marketing placed it at the meeting of the Gerrard Street East and Logan Avenue streetscapes and branded the area the Film District.

Urban Renaissance built eight contemporary three-storey townhomes here, and the condominium was registered in December 2011. Condos.ca lists one suite size, about 1,549 square feet, which suggests a single repeated plan or close variations of one.

Condos.ca records the building as a single floor, which is how its database describes many townhouse developments; the marketing description of three storeys per home is the better guide. Confirm the actual layout with the floor plan before you view.

Living in a 1,550 square foot townhome

At roughly 1,549 square feet over three levels, these are family-sized homes. That is comparable to many semi-detached houses on the surrounding streets, without the century-old wiring, plumbing and foundations that come with them.

Three storeys means stairs between every part of your day. Typically the kitchen and living space sit on one level and bedrooms on the levels above, sometimes with a roof terrace on top. That suits a young family or a couple working from home, who can put an office on its own floor. It suits someone planning to age in place much less well.

I could not find published floor plans, ceiling heights or a confirmed parking arrangement for Logan Mews. Ask the listing agent for the plan, and confirm whether the home has a parking space, where it is and whether it is owned or exclusive-use. On a set-back mews site, parking and garbage access are the practical details that make or break daily life.

Owning one-eighth of a condominium

This is the part buyers underestimate. With eight owners, each household carries about one-eighth of every shared cost: a roof program, a driveway or lane resurfacing, landscaping, insurance and the reserve fund. In a 300-suite tower, the same repair is spread so thin it barely registers. Here it can be significant.

Condos.ca does not list a property management company for Logan Mews. That can mean the corporation is self-managed by its owners or uses a small manager that is not widely listed. Neither is wrong, but you should know who keeps the books, who arranges snow clearing and repairs, and how quickly decisions get made when only eight people vote.

Fee inclusions are not published either. In townhome condominiums, owners usually pay their own heat, hydro and water, and the fee covers insurance, common areas and the reserve fund. Do not assume that here. Read the status certificate and the declaration for exactly what the fee covers and what the owner maintains inside and outside the home.

The upside of a corporation this small is control. Owners can agree on a repair, a landscaping change or a rule quickly, without the layers of a large building. If you are the kind of owner who wants a say, that is an advantage; if you want to hand everything to a management company and forget about it, it is a drawback.

The Logan Avenue setting

Logan Avenue north of Gerrard is residential: older semis and detached houses, a handful of converted and new low-rise buildings, and the Danforth further north. Two condominium neighbours on the same stretch make useful reference points.

Printers Row Lofts at 525 Logan Avenue is a 12-suite hard loft conversion of an industrial building first designed in 1911, with larger suites and an older structure. Elevate at Logan, at 485 Logan Avenue, is a 41-suite, three-storey townhouse condominium by Kaleido that condos.ca records as completed in 2023, with suites from about 554 to 1,966 square feet.

Logan Mews sits between those two in age and format: newer and simpler than a loft conversion, smaller and far quieter than the newer townhouse project. The panel on this page covers transit, parks and schools.

Pricing a building that almost never trades

There is no published average price per square foot for Logan Mews and there were no active listings when I prepared this page. With only eight homes, a year can easily pass without a single sale.

That makes pricing a judgment call, and I would use three reference points. The first is Elevate at Logan, a few doors south, which condos.ca puts at about $884 per square foot. The second is Printers Row Lofts, which trades well above that as a hard loft. The third, and often the most useful, is a renovated semi of similar size on the surrounding streets, adjusted for the condominium fee and the shared ownership.

If you are selling here, the absence of comparables cuts both ways: buyers have little to anchor on, which can work for you if the home is presented well. Ask me for the building sold report to see what has traded.

Jatin’s honest take on Logan Mews

Who this building suits

Families and couples who want house-sized space in Riverdale with a newer build, and who are comfortable with three levels of stairs. It also suits buyers who would otherwise buy an older semi but do not want to take on a full renovation or the maintenance of an entire house on their own.

What I’d want you to check

Everything that is not public. Get the status certificate, the declaration, the reserve fund study and the last two years of board minutes. Confirm the fee and exactly what it covers, who manages the corporation, the parking arrangement, what the owner maintains versus the corporation, and the condition of the roofs. In an eight-owner corporation, one large repair can mean a significant cost to every owner, so the reserve fund balance matters more here than almost anywhere.

The value question

Without a published price per square foot, the value test is a direct comparison with a renovated semi nearby and with Elevate at Logan. If Logan Mews gives you similar space for meaningfully less than a semi, with a healthy reserve fund and a reasonable fee, it is good value. If the price is close to a freehold semi, I would usually steer you to the freehold.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
