Alderwood is the neighbourhood people move to when they want space, quiet and a real backyard without leaving Toronto. Bounded roughly by the Etobicoke Creek, Evans Avenue and Brown’s Line, it’s a genuine residential pocket — no through traffic, kids on bikes, neighbours who know each other.
The housing stock is largely postwar bungalows and 1.5-storey homes on lots that are wide by Toronto standards. Over the last decade many have been renovated, raised or rebuilt entirely, so you’ll find original 1950s homes beside new custom builds on the same street.
Alderwood Pool and Memorial Park anchor community life, and Sherway Gardens, Long Branch GO and the QEW/427 are all minutes away — which is why commuters keep discovering it.
Homes & prices
Alderwood is predominantly freehold: detached bungalows and renovated 1.5-storeys, with a growing number of custom rebuilds and a small number of semis and townhomes. Buyers here are typically choosing lot size and quiet streets over walkable density — and getting more square footage per dollar than in the Kingsway or Mimico’s waterfront strip. For anyone wanting a house rather than a condo in South Etobicoke, this is often the value answer.

Commute
QEW and 427 access is excellent; Long Branch GO gets you to Union in about 20 minutes. Transit within the neighbourhood relies on buses.

Many properties still have original systems. Budget for inspection scrutiny on electrical, plumbing, drainage and roof.
