The Queensway

Etobicoke’s fastest-changing corridor — newer midrise condos, street-level retail filling in, and the best value-per-square-foot in South Etobicoke.

The neighbourhood

Living in The Queensway

The Queensway has transformed faster than any other part of Etobicoke over the past decade. A corridor that was largely auto-oriented is now lined with modern midrise condominiums, restaurants, cafes and retail at street level.

It’s the value play in South Etobicoke: prices per square foot sit meaningfully below both downtown Toronto and the Humber Bay waterfront, in newer buildings, minutes from the same lake.

For drivers it’s arguably the best-positioned address in the west end — the Gardiner and 427 are immediate, and Sherway Gardens is minutes away.

What you will find

Homes & prices

Predominantly newer midrise and highrise condominiums, including a substantial pipeline of pre-construction projects — many priced under the $1 million threshold that qualifies first-time buyers for the GST rebate of up to $50,000. Some townhome and older low-rise stock exists on the side streets.

Good to know

Before you buy here

Checking a specific building? The Etobicoke condo directory covers 258 documented buildings, searchable by name, street or condominium corporation number — filter it to Stonegate–Queensway for The Queensway. It flags which addresses are co-ops, which are purpose-built rentals, and which are not condominiums at all, which is the thing listing portals get wrong most often.

Growth corridor

Buying on a street that is improving around you is historically where condo appreciation shows up. This corridor is mid-transformation.

New construction

More pre-construction activity than anywhere else in Etobicoke — with first-access allocation advantages for buyers working with an agent.

Transit trade-off

No subway station on the corridor; riders connect to Kipling or Islington. Drivers get exceptional Gardiner and 427 access.

FAQ

The Queensway questions

Is The Queensway a good place to buy a condo?

For value-focused buyers, yes — newer buildings, lower price per square foot than the waterfront or downtown, improving retail, and strong highway access.

Are Queensway condos a good investment?

Newer stock, comparatively low entry prices and steady tenant demand from young professionals make the rental math work better here than in many downtown pockets.

How far is The Queensway from downtown Toronto?

Roughly 15–20 minutes by car via the Gardiner off-peak; 35–45 minutes by transit depending on your connection.

What new condos are being built on The Queensway?

Several projects are selling or completing along the corridor — see my Pre-Construction Hub for current developments, pricing ranges and VIP access.
