Living here
Renters, Airbnb and elevators at 385 The East Mall Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 385 The East Mall Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 385 The East Mall Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

385 The East Mall is a 67-home townhouse complex from 1987 at Burnhamthorpe Road and The East Mall, about a decade younger than many of the townhouse complexes nearby. It has a shared parking garage, which keeps cars off the lanes, and it sits a short drive from the Cloverdale Mall site, where a major new community has just been approved. It is not new, and the garage is the first thing I would look at. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
385 The East Mall Townhouses is a condominium townhouse complex of 67 units at 385 The East Mall in Etobicoke, near Burnhamthorpe Road, in the Islington-City Centre West area, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. It was built in 1987, and the condominium corporation, MTCC-727, was registered on 16 February 1987. Condos.ca lists City Sites Property Management as manager, with a parking garage, visitor parking and BBQ permission. I could not confirm what the monthly fee includes.
385 The East Mall Townhouses at a glance
A late-1980s complex with a shared garage
385 The East Mall was registered as Metropolitan Toronto Condominium Corporation 727 in February 1987. That makes it roughly a decade younger than many of the townhouse complexes around Burnhamthorpe and The West Mall, which date from the 1970s. All 67 homes share one street address.
The defining feature is the parking garage. Condos.ca lists a parking garage and visitor parking, which usually means owners park in a shared structure rather than in front of their own unit. That keeps the grounds quieter and gives you covered parking in winter.
It also creates the corporation’s biggest long-term cost. A parking garage has a concrete deck, a waterproofing membrane, drainage and ventilation that all need maintenance and, eventually, major repair. At close to 40 years old, this one is at the age where those projects come up.
Two- and three-bedroom family homes
Condos.ca does not publish a size range for the complex. The two homes I could see listed for sale were a two-bedroom and a three-bedroom, which suggests a mix of plans aimed at couples and families. Ask for the floor plan of the specific unit and measure it, because sizes on older townhouses are often estimates.
I could not confirm the number of levels, basements or private outdoor space from public sources. Those details make a big difference to how a townhouse lives, so walk the unit and ask what is part of your home and what is common element.
Confirm parking for the specific unit, too. Find out how many spaces you get in the garage, whether they are owned or exclusive-use, and whether there is storage.
Finally, ask where the line sits between owner and corporation. In many Ontario townhouse condos, the owner maintains the furnace, air conditioner, water heater and interior, while the corporation looks after roofs, exterior walls and the garage. Windows, doors, patios and fences vary from one declaration to the next, and a 1987 complex may have amended its rules since. Knowing who pays for what tells you how much of the home’s upkeep is really in the fee.

The fee, and what drives it
The two homes listed for sale when I checked carried fees of about $600 to $615 a month. Condos.ca does not list what the fee includes, so confirm it in the status certificate. In many complexes of this type, the fee covers common elements, building insurance, parking and grounds care, while owners pay their own heat and hydro.
For a family-sized townhouse with garage parking, a fee in that range is moderate. The question is whether it is high enough. A complex that has kept its fee low for years while its garage and roofs aged can end up needing a special assessment or a sharp fee increase. The reserve fund study will show whether the corporation has been saving at the right pace.
With 67 owners, big projects are shared across a reasonable number of homes, and the corporation is large enough to use a professional manager. That is a fair middle ground between a tiny complex and a large tower.
Burnhamthorpe and The East Mall, and the Cloverdale plan
The complex sits on the east side of Highway 427 near Burnhamthorpe Road, in a part of central Etobicoke where townhouse complexes, apartment towers and detached streets sit side by side. For drivers, the highway access is the main advantage. The data panel shows transit, schools and shops.
The biggest change nearby is at Dundas Street and The East Mall, north of here. In February 2026, City Council approved QuadReal’s master plan for the Cloverdale Mall site: more than 5,500 homes in ten towers of 25 to 41 storeys plus mid-rise buildings, two new parks along The East Mall and a landscaped trail along the 427. Build-out will take years, but it will add shops, parks and services to this side of the city.
Across the 427, Centennial Park is being upgraded under the City’s 2021 master plan, with new sports hubs already open. For families, a major park getting better within a short drive is a real plus.
What homes here are asking
Condos.ca does not publish an average price per square foot for this complex. The two homes I could see for sale when I checked were asking $799,000 to $825,000, with fees of about $600 to $615 a month. Asking prices are not sale prices, so treat that as a ceiling, not a value.
For the recorded sales in the complex, check the data panel or ask me for a building sold report. With 67 homes there are usually enough sales over a few years to price a unit properly.
I would also compare a home here against condo townhomes nearby, such as Etobicoke Estates across the 427, and against freehold semis in the area. Add the fee, property tax and utilities, and set that monthly total against a freehold of similar size. A complex with a garage and moderate fees can hold up well in that comparison, if the reserve fund is healthy.

Amenities at 385 The East Mall Townhouses
There is no gym or pool here. The practical amenity is the garage, which gives you covered parking and keeps cars off the grounds, and BBQ permission matters if you want to use your outdoor space in summer.
Jatin’s honest take on 385 The East Mall Townhouses
Who this building suits
Families and couples who want a two- or three-bedroom townhouse in central Etobicoke with covered parking, and drivers who use Highway 427 every day. It also suits buyers moving up from a condo apartment who want more space without taking on a freehold.
What I’d want you to check
Start with the parking garage. Ask when the membrane and deck were last repaired, what the reserve fund study says about them and whether any work is planned. Then check the roofs, windows and exterior, the fee inclusions, the pet and rental rules and the last two years of board minutes. Confirm the parking and storage for the specific unit.
The value question
Asking prices around $800,000 for a family townhouse with garage parking and moderate fees are reasonable for this part of Etobicoke, if the corporation is in good shape. I would compare the full monthly cost against a freehold semi before deciding. If the reserve fund study shows a large garage project coming without the money to pay for it, I would negotiate hard or walk away.
